According to the Metropolitan Regional Information Systems, Inc.-MLS Resale Data, in the Ashburn zip code of 20147 during the period from 9/01/08-9/30/08 there were 24 active listings over $800,000 and not one sold during that time. Here are the September 2008 statistics for the Ashburn real estate market (20147 and 20148 zip codes): Ashburn - 20147 - September 2008 New listings = 86. This is an 11 percent decrease in new inventory as compared to September 2007 Solds (Under Contract) = 71. This is a 40 percent increase in buyer demand as compared to September 2007 Ashburn - 20148 - September 2008 New listings = 31. This is a 9 percent decrease in new inventory as compared to September 2007 Solds (Under Contract) = 31. This is a 258 percent increase in buyer demand as compared to September 2007 Though buyer demand increased significantly year-over-year in the 20147 zip code of Ashburn, it really jumped in the 20148 zip code. This week might having me whistling a different tune by next week, but my last two listings had buyers making offers and contracts being accepted in less than 6 hours.  I must admit the buyers were ready to buy, made good decisions with their offers, and because we (the buyer' agents and and I) had good communication skills, the negotiating went smoothy. I have realized after doing many a short-sale that alot of agents don't like doing them because of the time and effort they take. I have come to learn from 2 of my short-sales, that persisitance is all that is needed. I have had 2 short-sales that have lasted more than 120 days. One of them still hasn't settled, but is going to. I learned that sometimes as buyer's agents we have to call the 3rd party lender ourselves to get action. You might ask how is this possible if we don't have permission from the seller to talk to them? You can get permission. This doesn't always help. So another idea I have come up with is to get all the information I can from the listing agent, call the 3rd party lender, then tell them the reason for my call. BE PERSISTANT!!! The Loudoun Summer Music Fest was ending their summer full of Sunday concerts tomorrow at the Belmont Country Club with The Loudoun Palooza.  The guest bands were: Dreamscapes Project, Lloyd Dobbler Effect, Second Troy, Lionize, Getaway Car, Justin Trawick, Better Days Trio, Kelly Bell Band, Blackjacks and The Speaks . Unfortunately due to Hurricane Hannah, the Loudoun Palooza has been cancelled.  They hope to reschedule at Jammin Java in the future so look for updates! This year was a huge success for the Loudoun Summer Music Fest.  Smash Mouth, Travis Tritt, KC and the Sunshine Band, Credence Clearwater, and Blue Travellers were just some of the awesome bands that played. The project is being done by Clark Construction and Edgemoore Real Estate Services, a sbusidiary of Clark Construction.
