Another Day in the Life of a Centreville Listing AgentStarting this week, it looked as though a few of my deals that were slotted to close were having delays.  No one likes a delay, but delays are minor problems.  If a buyer can still close, but a lender needs more time, generally it is not a big deal.  Thankfully, the one actually getting delayed is not a problem for the buyer's move-in time frame.  She's got some over lap with her lease.  Meanwhile, the other deal seems to have settled back into an "on-time" track.  That means closing next week.  Today was all about getting paperwork for inspections to various people and meeting a plumber at my Centreville listing.  Lack of winterizing a hose bib last winter made it impossible to winterize this year.  Came up during the buyer's inspec... 12/03/2020

Oh, I Don't Think So...Today I had the pleasure of helping a buyer client tour property.  For the first time since we had started this adventure in early summer, every property we found had possibility.  And out of the three, two of them were in the running for an offer from my buyer.  It was a great day.While I was hard at work taking care of my buyer, I received a call from a buyer's agent that insisted I give her a daycode to the Sentrilock box on my Centreville, VA listing.  It's an odd request in the age of the Sentrilock phone app, so I asked why she needed it.  Clearly, she had her cell phone.  She was calling me from it.  I'm not sure if her answer was born of pure ignorance or balls the size of grapefruits.  "I'm in Maryland and can't be there to let my buyer in.  He's right th... 11/20/2020

House Hunting Amidst Cash Buyers?If you are a buyer scrambling for a home in our low inventory year end market, don't get to thinking you can't compete with cash buyers.  Buyers with little or no experience doing this, might feel like giving up if they heard from their agent that the listing agent had a cash offer.  Why?  What is the listing agent actually saying?Cash offers rarely do what they should do in a seller's market where inventory is limited and go in at or above list price with no contingencies.  Instead, these cash buyers somehow believe that there is some sort of magical in the cash itself.  These buyers will usually come in below list price.Since it is all cash to the seller, even a mortgage that may take two or three weeks longer to close, why wouldn't the seller wait for... 11/19/2020
