BULL RUN SHOOTING CENTER, VA.  A GREAT DAY FOR SHOOTING and we meet the most interesting folks. This fantastic 1964 Corvette is pristine.  It's a pleasure to see this popular vehicle on the road.  Fully licensed and absolutely beautiful.  It appears to have about 50 layers of paint.   The chrome sparkles and the owner is justifiably proud and glad to share these photos.  Which is more interesting, meeting a new shooter or meeting his pristine 1964 Corvetts??   Courtesy, Lenn Harley, Broker, Homefinders.com, 800-711-7988. My favorite Northern Virginia restaurant, hands down is Sweetwater Tavern in Centreville, VA.  Sweetwater Tavern is owned by a local company called Great American Restaurants. I remember their very first restaurant in Fairfax--Artie's.  I bought my first home about one block from there. Whenever it came time to entertain, I was happy as a clam to walk to the restaurant and treat my guests to a meal.    To say that all of the Great American Restaurants serve nothing but the best is an understatement.  Between Sweetwater Tavern, Mike's American, Silverado, Artie's and Carlyle, I have had the best steaks, ribs, salmon, swordfish, chicken, salads and appetizers...just to name a few.  They just don't serve bad food.  I have yet to try Jackson's or Coastal Flats, but I'm sure they are amazin...

SKEET AT THE SKEET AND TRAP RANGE AT BULL RUN REGIONAL PARK.  COME ON OUT! O.K.  I confess.  I dropped everything this afternoon and drove to the Skeet and Trap Range in Centreville, Virginia this afternoon.  It was only about 80 degrees, the sky was clear, low wind, low humidity.  A perfect day for a few rounds of Skeet Shooting.  THE SWEET TASTE OF SUCCESS.  I'm normally a Trap Shooter but today the trap range was throwing a lot of broken birds so I moved over to the Skeet Range.  There were 4 friendly familiar shooters ready for a round and they waited while I switched from my trap gun to my skeet gun and got a few boxes of skeet loads.  I was ready.                  We shot a round and it was great fun, as always.  So, we shot another round.  SUCCESS!  I broke ALL THE BIRDS.  ALL 25...

When it comes to homes for sale in Northern Virginia and elsewhere, it's usually not just the buyer and seller who need to agree on the sales price. If a bank is involved with the buyer's mortgage, then the bank needs to agree that the home is actually worth the sales price, or it could limit the buyer's ability to obtain a mortgage. Banks use appraisers to determine the home's value, and their appraisals have sometimes become more of sticking point in current home sales than in recent years. One key reason for current appraisal challenges in our local area is that Centreville foreclosures and Centreville short sales have become much more common. Foreclosures and short sales often result in sales at lower prices than their "standard resale" neighbors. Earlier this decade, when home pric...

Here in Northern Virginia, it is quite common for a prospective home buyer to ask the seller to contribute toward the buyer's closing costs.  In the purchase offer for the home, this is known as asking for a "seller contribution" or "seller subsidy".   Closing costs for buyer are dependent on a number of factors, including lender fees, title company charges, taxes and government fees, prepaid items required by the lender, and others.  These closing costs are usually out-of-pocket expenses that must be paid by the buyer on the home settlement date (although there are certain loan programs that allow some of these costs to be rolled into loan).  Therefore, as an incentive to help defray or "subsidize" the buyer's costs, the seller will often agree to a seller subsidy as part of the sales ...

I've recently redone the best Realtor website this side of the Milkway: WWW.NOVANIDA.COM,  causing  me to have to spend hours redrafting and redoing content.  In doing so, it reminded me just how much I ditest copy cats.If you are considering  redoing your webpage and don't want me to lecture you and call you out as a copy cat, then please heed the following tips: 1) Get your own content for your website.  Most all template websites will come with default content about buying, selling and why you are the best Realtor ever.  Do yourself a favor, take the time to change the content and make it your own. If you want someone to believe that you are the best agent to represent their buying, selling or other real estate needs, then BE REAL REALTOR!(Now, I realize that some content such as, "...

Recently I was previewing a home for sale in Centreville that was competing against my listing.  The home was very clean and neat, which was no small feat since the family had 6 children.   Proof that there were 6 children in the family was evident by the two sets of twin beds  AND the two cribs in the 3 upstairs bedrooms. The family room was small but it was located directly off the kitchen which a lot of buyers like.  However, I knew they had 6 children before I even went upstairs by the 6  - 11'x14' photographs of each child hanging across the full length of the wall above the couch.  The family room was narrow to begin with so the pictures made me feel like I was invading the family's personal space. Don't get me wrong; I have an entire hallway wall in my own home dedicated to famil...

"Centreville VA. "Sometimes there is more in a name than we are willing to admit!  Centreville VA did not get its name by accident!  The town of Centreville was established in by the Virginia General Assembly in response to petitions by local landowners.  Originally, in the 1760s, the area was known as Newgate due to the popularity of proximity to Newgate tavern. The town was centrally located to Alexandria, Colchester, Dumfries and Middleburg, thus the name "Centreville!"  Centerville VA became part of Fairfax County in 1798 when the boundaries between Loudoun County and Fairfax County were changed.  Today, Centreville still holds that distinction.  From Centreville to Washington DC is 21.5 miles, and to Dulles International Airport it is 10.9 miles.  Centreville VA Homes for Sale:  Ce...

I listed and sold a Centreville townhouse for a client that was moving out of the state in the summer of 2008.  In the fall of 2009, plans for this client had changed, and he was moving back to Northern Virginia and wanted to buy something in the same Centreville, VA area.  He preferred a townhouse with little to no yard maintenance. We went out looking in mid October and found very few homes that "fit."   There was one resale in Faircrest that came close, but it wasn't long before we realized that the sellers were upside down in that particular townhome and the list price was too high.  Since those sellers refused to do a short sale, and it had taken my Buyer twenty to thirty homes to find that one possibility, we moved on to new construction. Enter Centreville Crossing, located near t...
