For the week ending April 14, new contracts surpassed those from the same week in 2023 by a solid 10.4%. And that's not all - there was a whopping 15.4% jump in new pending contracts compared to just last week.Canceled Listings on the RadarHere's the scoop: canceled listings are spiking, surpassing last year's numbers. MyFairfaxRidgeCondo.com Relevant Real Estate Information for the Fairfax Ridge Condo Community   INTRODUCTION We have had some more short sales sell here in the community.  My take on this is this:  until all the short sales in foreclosures are done in Fairfax Ridge, everyone elses condo price is going to be held down.  So if you are thinking about selling yours, then everyone should do it now and get it over with, so everyone elses condo can come back. It sounds kinda of harsh but its a reality. Why throw your money away anymore ? If you cant afford it, get out.  Now is the easiest time to get out.  The government is supporting you getting out.   Tom: I was headed home to Greenbriar and cut through the Fairfax County courthouse complex just for grins, and  saw folks gathering in a huddle on the landing at the top of the courthouse steps. Is that where they have the foreclosure auctions? Steve: Yes Tom, believe it or not, no matter what the weather the sales will happen.... and it was nasty cold today. The attorney was dressed like a gold miner headed for the Klondike. In Virginia which is a deed of trust state, the attorney for the trustee shows up at the advertised time and says something to the affect of  "This is the trustees sale being held on behalf of trustee John Jones by the firm of Black and Decker. Fairfax, VA:  Tour of Holiday Lights in Greenbriar, 2009 Every year, my husband James and I spend the late hours of Christmas Eve driving through Greenbriar, and other communities, to look at the homes decorated for the holiday.  There is something magical about driving through these communities in the hours before midnight on Christmas Eve.  You can feel the excited energy in the air from the youngest residents of each community.  We start our tour in Greenbriar because that is where James grew up.  He loves to tell stories of his childhood as we wind around through the streets.  The thing I always find interesting about Greenbriar is that all the street names begin with either an M or a P.  James grew up on Mount Royal Lane and reminisces about the snow plow missing that, and other Gr...

This last weekend left a lot of snow on the ground in Northern VA, but to me it was a fun event.  Personally, it gets me in the mood for the holidays when I believe we are having a "White Christmas!" I know that many persons do not feel the same as I do, but a major snow storm is not an everyday occurrence.  Sometimes storms like this are very rare, and yes...even historic.  But I have to hand it to the Fairfax County Government, counties, city and state... the primary roads were cleared in quick order after such a record downfall.  I took a few photos and thought it would be fun to share them in the Blog post for all of those wondering what it was really like during the recent snow storm!  Here you go!

Fairfax Schools May Change Bus Boundaries Greenbriar Homes for Sale Fairfax, Greenbriar Realtor Fairfax, Homes for Sale in Greenbriar Fairfax   Homes for sale in Greenbriar: HomeByBachman     Fairfax County students who typically ride the bus, may be walking to school, according to the Washington Post. In effort to reduce childhood obesity, reduce transporation costs and ease traffic, school officials want to encourage more students to walk or bike to school. The idea is fondly supported because the cost of putting a school bus on the road is equal to keeping a teacher on staff. This small change could greatly impact the strength of schools and health of the students. As for homeowners, it is a win-win situation because any improvement in the school system positively affects home values...
