Rates for mortgages are still very low but have increased for the third consecutive week, Rates haven't been this high since about September 2009. The 15 year fixed rate is still in the mid 4's. My only objection is what kind of morals does this teach our youth? Robinson Secondary School is an exceptional high School in one of, if not, the best school systems in the United States. Walking aroud the Country Club View neighborhood yesterday, I noticed a good bit of activity. Specifically, homeowners were having contractors update their homes. One had just been updated and sold, a nice colonial with five bedrooms and a nice wooded backyard had been recently updated and a new young family with small children had just moved in over the weekend. Diagnally across the street, a home is being renovated either for future sale (A "Coming Soon" sign is in the front yard) or to be inhabited by the current owner. My children spent the last couple of Halloweens Trick or Treating on Capitol Hill with family and friends. The buyer was surprised and the sellers were surprised but today my listing in Fairfax went to closing with a 4% assumable loan.  Why the surprise?  Because up until a few days before closing no one thought that Wells Fargo would honor the assumable loan written by Wachovia.  They certainly made it complicated enough.The title company said they had to dust off the instruction book as they hadn't seen an assumable loan in 10 years.  With more FHA loans being written today than in previous years we can all expect to being dealing with the differences between assumable loans and conventional loans for the next few years.Though this home only stayed on the market a few days the assumable loan was a big draw and was a part of what won the buyers over.  Tonight the buyers are in their new hom...
