How Long Does it Take to Sell a Home in Gainesville, VA? As with most real estate questions, the answer depends. As of right now, the last ninety days of real estate activity in Gainesville, VA shows that single family homes that sold during that time went under contract in an average of fifty-five days.  Those that went under contract during  the same time period were under contract in an average of fifty-seven days.  That would suggest that it takes an average of nearly two months to sell a Gainesville, VA home. On February 21st (2014,) I listed a Gainesville single family home for $415K in Meadows at Morris Farm.  Four days later it was under contract. So part of what the answer to the question of how long it takes to sell a Gainesville, VA home would be, it depends on who you hire t...

One of My Favorite Gainesville Views is in Meadows at Morris Farm Meadows at Morris Fam was a community that built up during the mid-2000s real estate boom in Gainesville, VA.  I remember second guessing my husband's and my decision to buy a few neighborhoods down in Braemar when I saw what was coming with Morris Farm.  The forty-five conservation area looked to be one of the nicest features I had seen, while driving from one new construction community to another.  It's an official bird sanctuary. One of the favorite photographs I have ever taken, in just blogging about the community, was one of a bench overlooking the conservation area in the late spring/early summer.  There is is just something so relaxing about the photo.  So when I am in the neighborhood, I make sure to have my came...

Carriage Home Just Sold in Meadows at Morris Farm in Gainesville! December 13th I signed a Buyer Brokerage Agreement with a Buyer who was relocating to Gainesville, VA.  I'd sold his home last summer as he and his family were relocating for a job that was closer to family.  Well, not all local economies are as strong as that of Northern Virginia, so imagine my surprise when I was contacted to help him find another home in our area. We went out once and saw about five homes. One was almost exactly like the one he'd sold earlier in the year with me.  So he wrote an offer on it.  Unfortunately, the laws of supply and demand have made prices go up in the meantime.  With one offer on the home, my Buyer went in with a strong offer:  Close to the full asking price of $384,900 and not asking fo...

Just Listed in Morris Farm:  Four Bedroom Carriage Home for $375,000 Morris Farm is one of my favorite communities along the Linton Hall corridor. It was built around a 45 acre nature conservancy where you could sit and read a book in peace and quiet, or take a walk.  And this one of my favorite floor plans in the community. It's a Parkdale carriage home built by Brookfield Homes. Its charm starts with the covered front porch, which in this case, boasts a porch swing.  The hallmark of a carriage home is the detached two car garage in the rear of the home. This garage is accessed by a private driveway off the street, rather than the less desirable shared back alley. Inside is an open floor plan with everything you'd expect of a Northern Virginia colonial. Formal living and dining rooms f...
