Just Sold in Haymarket:  Rambler on Acreage in Thunder Oak for $645K On April Fool's Day (2019) I remember introducing 5311 Lightning Drive to the audience of Haymarket buyers, and any other interested folks on the internet.  At the time, the grass had no yet greened up on the near twelve acre lot and nothing was in bloom.  We were hitting the market April 4th to catch the early spring buyer rush, but Mother Nature was taking her time.  Nonetheless, we hit the market at $650K with the photos we had.With out of the ordinary homes, sitting on large parcels of land, it's not so easy to gauge how quickly the market will gobble up those listings.  The sellers and I were prepared for a longer ride on the market.  Maybe two or three months.  However, the market surprised us and after four show...

Just Sold:  Active Adult Attached Home in Haymarket for $515,000   Seems like it was just yesterday that I first told you about 5237 Armour Court.   It was the coming soon post on January 28th, two days before the home hit the market, that I got word out.  That same day was when three agents started blowing up my phone see the home.  When I took the listing, we had looked at comps that put the most likely sales price in a rangef rom $465,000-$490,000.  That was not a range my sellers were happy with, and rightfully so. Under Contract in Haymarket After a Handful of Cash OffersWhat a whirlwind it has been in the Haymarket, VA real estate market this week.  Just yesterday I was at a settlement for a townhouse in Piedmont, realizing I had never even mentioned that 15569 Legacy Way in Regency at Dominion Valley went under contract on September 23rd.  On September 5th (2018,) I listed 15569 Legacy Way in the gated golf course, active adult community of Regency.  The seller and I had come up with the list price of $499,000.  We were prepared for the home to sit for a while.  At the time that we had looked at comparable sales, which was about a month before it hit the market, it looked like the average days on market for a single family home of this size in Regency was seventy-seven days.   When you are sell...

Should a Cash Buyer Have to Show Proof of Funds With Their Offer?When you have a listing in an active adult community, for residents aged fifty-five or better, you are bound to see cash offers.  What I continue to be surprised by is that the cash offers are more often than not, unaccompanied by proof of funds.  What the......I mean, come on!  If a buyer with a loan rolled up on a listing and said they were qualified to buy with a 5% conventional loan, ninety-nine percent of listing agents out there would not consider it a legitimate offer unless a pre-approval letter had been received.  And even at that, some pre-approval letters will have strong listing agents, like myself, calling lenders to see exactly how much they know about their buyer.  How long have they been at their current jo...
