Having just come through Memorial Day weekend, on-the-water fun including boating, water sports, fishing and swimming is officially kicked-off for this 2012 season. As we all look forward to the next three months of lake recreation, it never hurts to be reminded of the top ways to stay safe while enjoying the water.  Probably one of the most important safety resources is a life jacket. Wearing a life jacket is the law for children under 13, but a wise choice for boaters over that age. Before you venture out onto the lake, ensure the boat has a life jacket for each passenger and that you carefully choose a properly fitting life vest for children under 13.  Boaters must have a checklist of items on board and understand how to properly use some of them, like navigation lights, before setti...

Smith Mountain Lake is known for its crystal clear waters. Most of the lake's 500 miles of shoreline enjoys these clear waters all year around. There are some properties, however, that may have seasonal issues with water clarity and quality. Normally these are found close to the mouth of a few of the small stream inlets at the back of some of the coves. While this does not pose any environmental issues for the owners of the waterfront property in the area, it can affect the property value of the lot. This is where having an agent who is familiar with the Lake will come in very handy. The problem is actually very common with bodies of fresh water that have small river or stream inlets. During a few times of year this can cause the water quality to be variable. Your local real estate expe...

Smith Mountain Lake and the surrounding area were in the mood to break records this last weekend. Record breaking snow fall blanketed the area leaving some places with over 2 feet of snow! Lake dwellers saw more snow in this one monster storm than what they normally see for the year! Just as an example, in January of 2008, Franklin County saw a total of 4 inches of snow for the whole month! As residents dig out and road crews work to clear secondary roads, here are a few tips to remember for this wintry weather. If you are going to be driving, take along a small winter weather driving kit. Make sure to include extra blankets, this really can be a life saver if you end up getting stuck in the snow. Keeping extra snack bars in your vehicle can be a good idea too. Of course you will want t...

I know what you are thinking, but no, we do not have a lot of "riff raff" at Smith Mountain Lake! What we do have is "Rip Rap" shorelines. Rip Rap is a way to combat erosion along the banks of the lake. Rocks are put into place to help keep soil erosion down to a minimum. So, how can you tell if you need to control erosion, and if so what is the best way to go about that and safeguard your property's value?   What is Rip Rap? Rip Rap is rock or other material used to protect shorelines, streambeds, bridge abutments, pilings and other shoreline structures against scour, water or ice erosion. It works by deflecting the force or energy of the water from soft soil or sandy banks. Rip Rap rock can be seen in sea walls and even under overpasses along the highways to prevent erosion.   The fir...

For many people, buying a home after retirement is not on the agenda. But with the final days of the tax credit upon us, it may be time to take a second look at purchasing a home. In the boom days of the real estate market, many couples who were retiring decided to sell their homes at top prices. But, instead of buying, they chose to rent or maybe even spend time travelling. Well, now maybe a perfect time to become a first time home buyer... again! If you have not owned a principal property in the last three years, you may qualify for the American Recovery and Reinvestment Act's (ARRA) $8000 Tax credit for first time home buyers. Time is quickly coming to a close on the program that is scheduled to end on December 1st. That means if you are considering buying a home you must close no la...
