Located just a few miles from the main gate of Fort Belvoir the neighborhoods that make up the Lorton area have a long tradition with the military and military families in Northern Virginia. Lorton history goes back to our first Commander in Chief, George Washington. There are older neighborhoods such as Harborview which are just as popular today as they were when they were built in the 50's, 60's and 70's. Each settlement we are involved in as real estate professionals means a new beginning for both sides of the transaction.  The first settlement of 2010 in Lorton Virginia was special for a number of reasons.  The fact that this one took a little extra time to happen is just one of the reasons this settlement was important to two families. However the most important thing that makes this one stand out is that my clients are active duty military and the home was being sold under the guidelines of the Department of Defense Homeowners Assistance Program (HAP) set last fall.  The program was expanded last year to help military families with PCS orders sell their homes in a declining market without requiring a short sale and ruining their credit.   Fortunately for the residents of Lorton (VA) the guard towers at old reformatory now stand only as a "decorative" element surrounding the Lorton Workhouse Arts Center.  When the prison closed Fairfax County and local developers worked together to save many of the original brick buildings while at the same time creating Lorton Station and surrounding communities. Mason Neck National Wildlife Refuge in Fairfax County is a 2200 acre established as a habitat for bald eagles in 1969.  During the spring and summer bird watchers by the thousands come and spend time looking for eagles, blue herons and over 200 species of birds.In the winter time it is a great place to walk and enjoy solitude.  The shoreline looks out across the Potomac River and Belmont Bay. The refuge is located just a few miles from Lorton and Fort Belvoir.When I took this photo I started humming the Mama's and Papa's song "On A Winters Day" "All the leaves are brownAnd the sky is grayI've been for a walkOn a winter's day"

On the surface everything about this home looked good.  Granite counters, stainless steel appliances, beautiful bathrooms, large lot, great price.  What's not to love?  Turns out this little gem was in reality a "pig in a poke."  A check of the Fairfax County Building Permit site found permits issued and all of them with an incomplete status next to them.  Out of the permits that were pulled by electricians and plumbers we couldn't find any that said the remodeling work had passed inspection.  Since the property is being sold "as is" chances are that it might not even have an occupancy permit for the new owner to be able to move in. Take a well priced Newington Commons  townhouse that has been updated from top to bottom, stir in a little bit of a market frenzy and what do you get?  A property with multiple offers in the first 48 hours it is on the market.The sellers did the hard part in getting the home cleaned up and ready to go.  The nice thing about getting a home under contract quickly is the sellers don't have to keep finding ways to entertain themselves when someone wants to poke through their closets.We are scheduled for a 30 day close on this one so I'll keep my fingers crossed that we have a smooth ride.

The tractor on the left still rusts away in a field in western Prince William County The tractor at the right is the identical model, but it has been faithfully restored.
