Located just a few miles from the main gate of Fort Belvoir the neighborhoods that make up the Lorton area have a long tradition with the military and military families in Northern Virginia. Lorton history goes back to our first Commander in Chief, George Washington. There are older neighborhoods such as Harborview which are just as popular today as they were when they were built in the 50's, 60's and 70's. Over the last 10 years a "new" Lorton has emerged which has brought a renewal to southern Fairfax County. Most of the "new" Lorton growth came about when a prison  complex located in the area was ordered closed in 1998. With just over 3200 acres the prison complex gave Fairfax County developers an opportunity to create an entire new vision for the land and its usage. With a Virginia R...

Each settlement we are involved in as real estate professionals means a new beginning for both sides of the transaction.  The first settlement of 2010 in Lorton Virginia was special for a number of reasons.  The fact that this one took a little extra time to happen is just one of the reasons this settlement was important to two families. However the most important thing that makes this one stand out is that my clients are active duty military and the home was being sold under the guidelines of the Department of Defense Homeowners Assistance Program (HAP) set last fall.  The program was expanded last year to help military families with PCS orders sell their homes in a declining market without requiring a short sale and ruining their credit. The program got off to a slow start, as you can...

Fortunately for the residents of Lorton (VA) the guard towers at old reformatory now stand only as a "decorative" element surrounding the Lorton Workhouse Arts Center.  When the prison closed Fairfax County and local developers worked together to save many of the original brick buildings while at the same time creating Lorton Station and surrounding communities. If you are relocating to Northern Virginia give me a call at 703-346-2213. Let me show you not only the Lorton area but properties througout Arlington, Alexandria, Fairfax and Prince William County.  Put my "native" knowledge of the local area to work for you.

Mason Neck National Wildlife Refuge in Fairfax County is a 2200 acre established as a habitat for bald eagles in 1969.  During the spring and summer bird watchers by the thousands come and spend time looking for eagles, blue herons and over 200 species of birds. In the winter time it is a great place to walk and enjoy solitude.  The shoreline looks out across the Potomac River and Belmont Bay. The refuge is located just a few miles from Lorton and Fort Belvoir. When I took this photo I started humming the Mama's and Papa's song "On A Winters Day" "All the leaves are brownAnd the sky is grayI've been for a walkOn a winter's day"

No there isn't a problem with your computer monitor the house you see is actually wrapped in blue insulation but the house is actually a green house under construction in Lorton VA.This home being built by the Speer family is utilizing all of the latest green technologies including both solar and geothermal technologies. The south-facing roof will contain solar panels that will provide most of the electrical energy for appliances in the home.  If the family generates more electricity than they need the will feed power back to the local electric company grid causing the meter to run backwards.Heating and cooling will be provided by a geothermal ground source heat pump (GSHP), also called a geoexchange system. With the earth's natural heat collected in winter through a series of pipes, i...

This past week my clients put the SOLD sign in the front yard of their Newington Commons townhouse in Lorton VA.  The home had multiple contracts in under 72 hours and after final negotiations the home ended up closing at $240,000 the highest priced sale in the community this year. The buyer's are a military family and the husband has been stationed in Iraq during the transaction and will be coming home to a great new house. If you are thinking about selling your home in Newington Commons or any of the other great Lorton VA neighborhoods give me a call at 703-346-2213.  Let's see how my creative marketing strategies might be able to help you put the SOLD sign in your yard.

On the surface everything about this home looked good.  Granite counters, stainless steel appliances, beautiful bathrooms, large lot, great price.  What's not to love?  Turns out this little gem was in reality a "pig in a poke."  A check of the Fairfax County Building Permit site found permits issued and all of them with an incomplete status next to them.  Out of the permits that were pulled by electricians and plumbers we couldn't find any that said the remodeling work had passed inspection.  Since the property is being sold "as is" chances are that it might not even have an occupancy permit for the new owner to be able to move in. It is an issue that buyers in Northern Virginia face everyday when they look to purchase a foreclosure or short sale.  Since most of these properties are so...

Take a well priced Newington Commons  townhouse that has been updated from top to bottom, stir in a little bit of a market frenzy and what do you get?  A property with multiple offers in the first 48 hours it is on the market. The sellers did the hard part in getting the home cleaned up and ready to go.  The nice thing about getting a home under contract quickly is the sellers don't have to keep finding ways to entertain themselves when someone wants to poke through their closets. We are scheduled for a 30 day close on this one so I'll keep my fingers crossed that we have a smooth ride.

The tractor on the left still rusts away in a field in western Prince William County The tractor at the right is the identical model, but it has been faithfully restored. The home below in Lorton, Fairfax County VA sat deteriorating for years.  It is owned by a local family who stripped it down to essential "bones" and, as you can see, is giving it new life. Too often we discard or knock down anything that has lost its' original lustre Both the tractors and house are from the period in America when things were "Swell".   However, love and dedication can turn antique tractors and homes into "Awesome"   ***********************************************The Kruschka Team has 33 years full time experience in Northern Virginia”Experience Isn’t Expensive – It’s PRICELESS”NO REGISTRATION NORTHER...

Anyone with PCS orders to Fort Belvoir looking for an affordable townhouse community just minutes to the Telegraph gate should take a look at the Village of Mount Air.As one of the smaller townhouse communities close to Fort Belvoir, the Village of Mount Air has 182 townhouses, both garage and non-garage models. Originally the Village of Mount Air was part of a historic estate that dated back to the 1700's. The estate changed hands over the years and of course parcels of land were sold off. The original home on the property burned in 1859 and second home was built on its foundation. The second home and property remained in use from 1859 to 1992.The last owner of property in the Village of Mount Air deeded 40 acres of the estate to developers to build the townhouses and kept 25 acres as ...
