           1. Spruce up your Curb Appeal. The first thing that buyers will see is the outside of your house. Does the outside make them want to see the inside? A well kept yard, an inviting porch, a clean driveway all increase the likelihood that buyers will want to see more, so start here. Clean up the lawn and the driveway. Touch up or repaint the exterior. Add a brass kick plate and brass numbers on your door. Clean gutters and keep the porches swept and inviting. Add a couple pots of geraniums.Showing that the exterior of your home is well-kept will lead buyers to the assumption that the home is well-kept in general.       2. Clean and de-clutter   Do a deep clean or hire a professional cleaning crew to make sure everything looks its best. Keep carpets vacuumed and beds made. Make t...

Log homes must be maintained properly to control moisture. I recently inspected a home in Virginia that had numerous problems due to moisture intrusion into the logs. The logs will tend to split over time and water from rain will run into these cracks. This is conducive to wood rot and insect infestation. This house had both on a massive scale. Some wall sections will need to be completely rebuilt meaning big $$$$$$$. This could have been prevented with some simple maintenance     Trees absorb large amounts of water as they grow, this means that the tree cells are also able to absorb water very readily after the wood has dried. For this reason, a log home is very hydroscopic—it can absorb water quickly. This promotes wood rot and insect infestation. It is strongly recommended that y...

Midlothian, Virginia in Chesterfield County, Richmond, Va. The secret is out once again.   Yeah for Midlothian. CNBC.COM has recognized it, too. It placed  no. 6 on the list of 10 perfect suburbs. The areas were ranked based on affordable housing, good schools, educated neighbors, low crime, employment and reasonable commutes.  Could this be your Dream Home? When my husband and I built our home last year I thought we had an amazing rate when it was in the low 4's with no points, but now Freddie Mac has announced that the average rate for a fixed rate mortgage, available in Chesterfield and Powhatan Virginia has dipped below 4% (3.94 percent!!)  Of course, to qualify for this rate, you need great credit, money down on your new home and cash for closing costs.  That is where many potential buyers who would like to buy a new home are having a hard time.  I got a call from a buyer recently who really wanted to take advantage of the great rates, she was interested in a USDA loan which is great for rural properties and can get you a home for no money down and low closing costs.  Unfortunately, her credit wasn't qui...

Sellers are always nervous about the home inspection. What if the inspector finds something bad and what will it cost to fix and will it kill the deal. Relax, your realtor is a professional and they can help you work through any obstacles. Sellers can speed their home inspection by following these suggestions. The inspection will go smoother, with fewer concerns to delay closing. If you are not living in the home. Make sure that water, electric and gas service are on, with gas pilot lights burning. Ensure pets won't hinder the inspection. Ideally, they should be removed from premises or secured outside. Tell your agent about any pets at home. Replace burned out bulbs to avoid a "Light is inoperable" report that may suggest an electrical problem. Test smoke and carbon monoxide detec...

I had the wonderful opportunity to meet the new owner of this beautiful home in the spectacular neighborhood of Hallsley the other day when I took photos of it. She was thrilled to be moving into her new home and I'm sure you can imagine why from looking at this photo! It is an amazing home with great period details, a modern open floor plan and amenities galore. If you love older homes and all of the great period features, but don't want all of the hassles of owning an older home, building a home like this might be just what you are looking for. My husband and I adore old farm houses, but really wanted a bright, open home to raise our family in, so we also decided to build a new home, using lots of period details.....love my claw foot tub and was so excited to...

A New Marketing System that works and sells houses.     An advance marketing research Real Estate course (CRS 201) has changed my business more than any course I have ever taken. I am a Real Estate agent in Richmond Virginia.   After taking the CRS 201 with Jackie Leavenworth, I change my whole way of relating to sellers. I re-did all of my new equity assessments (CMA’s). This convinced my all of my sellers that had homes that had been sitting on the market, to reposition their home, and all went under contract with in 4 weeks.   This new system has made me very successful this year, and I now I have just matched 2010 figures and it is only June 1st. WOW!   Not only did they sell, but the sellers were smiling. They did not blame me for the market conditions. The sellers felt they had s...

Looking for something to do tonight?  Head to Capital Ale House on Midlothian Turnpike for their Ockoberfest.  They set up a big tent in the parking lot, have a lot of Beer and a lot of Polka music!   Even if Polka isn't your thing (and really is it anyones?) this is a super fun event.  My family and I went a couple of years ago when my son Nathaniel was 22 months old.  Capital Ale gave him a cute Teddy bear dressed in Lederhosen and Nathaniel "Rocked Out" to the Ompa music.  Nathaniel is a pretty shy kid, especailly back then, but he couldn't resist that rythem.  It was so cute, we still talk about it! Somehow, I didn't have a camera with me and I regret it BIG TIME!  I won't make that mistake again! Oktoberfest at Capital Ale House features great beer and german food specials and The ...

Hard at work on their projects   My sons Zachary and Nathaniel and I went to our local Lowe's located at the intersection of Hull Street Rd and Winterpock in Chesterfield, Virginia, to take one of their workshops for children called Lowe's Build and Grow. This workshop focused on building a school bus from a kit.  The first 50 kids to sign up in advance and show up on time, get a free apron, goggles, a project themed patch, and a certification of merit upon completion of their project.  All the kids that sign up get a project kit.  Lowe's sells the goggles and aprons for $8.98 on their website and the wooden bus kits for $5.98  on their website, so this free class is a great deal!  The project was geared for kids in 1st through 5th grade so it was a little over Nathaniel'...
