My new toy, I mean tool is a camera but not any old camera. This one is supposed to be safe even if I drop it into Lake Anna. Now why would I do a thing like that? Well, I might not do it intentionally but it sure can happen accidentally. True I have not dropped a camera into the lake but I have seen my cell phone fly there while I was using it to take photos. Of course it took a little more than aerodynamics to make it fly. It took me tripping on a deck and hitting the deck hard enough to make that phone sail off into the water with a splash. I was doing a market analysis for an owner on a waterfront lot. When I got down to the dock I noticed that it was two levels with only a step down from one to the other. Lake Anna residents sometimes need encouragement to enjoy the lake. I'm fortunate as I have a personal assistant. As a REALTOR busy listing and selling properties year round it helps to have help. What my personal assistant is best at is reminding me that I need to take time off once in a while so that I am refreshed and ready to go when the next client needs me. When I resist this advice, my assistant knows how to be very persistent and knows how to get my attention. The photo below proves my point. Another wonderful Lake Anna sunset. This photo was taken in August 2012. Since then I have taken any number of sunset photos. I never tire of looking at not only the sunsets but also the pictures I've collected through the years. One more reason I love Lake Anna. When they say one picture is worth a thousand words I believe they are talking about photos like the one I took of my daughter and her two daughters down on our dock. It makes me so happy to share out home with our family members. Nothing beats the times they are here to enjoy it with us. Winter at Lake Anna can be wonderful as well.  Without a doubt we enjoy the scenery here during the spring, summer and fall.  But what about during the winter?  Hopefully this photo will show you what I enjoy even during the winter months. Although the days are shorter with that comes the soft lghting of winter's dusk.  There is something very appealing about the setting sun shining on the landscape before darkness falls.   Every season has its own appeal and that is why every time of the year at Lake Anna is enjoyable.

Sellers...Don't keep prospective buyers in the dark.  I just finished reading (and commenting) on a blog by a great Colorado REALTOR, Belinda Spillman. She covered the importance of having lights on in your home when it is being shown to prospective buyers. That made me think of another helpful tip for sellers in the Lake Anna area and everywhere else for that matter.   Please let the daylight in! I cannot tell you the number of times that I have rushed around a house, generally falling behind my clients, as I tried to open up blinds, curtains, or shades only to find that the buyer has moved on to another room. The fall season is showing us that it is definitely here but there are still days that seem like summer.  When we have those days it is the perfect time to once again get out on the lake.  The wonderful thing is that days like this come along quite frequently.  Now that's not to say they will all feel like summer but sunny days with the temperature in the 50's even in the midest of winter will find the boating and definitely the fishing lover out on the water. Every day at the lake is another happy day for many of us.

Living is good in The Waters at Lake Anna.  Located on the private side of Lake Anna, The Waters as it is commonly referred to, is the first subdivision at the lake to have a community pool and club house.  These amenities, along with the tennis courts, walking trails, and soccer field, make this a very popular spot for buyers. Winter "buyers" are almost always SERIOUS BUYERS.  Most buyers that are out looking at properties at Lakek Anna during the winter months and especially during the holidays are usually goal oriented.  They are looking at the calendar and realize that if they begin looking now they will have a very good chance of finding something well before the recreational season begins.  By recreational I'm talking specifically about the water oriented activities. An Active Rain member slams REALTORS®...I'm almost at a loss for words, but not quite and I'm more than happy to tell you why.  I just finished reading a blog by an Active Rain member, Home Inspector Mike Chamberlain,  telling home buyers that we are manipulative and liars.  Excuse me?  Anyone that purports to understand REALTOR® Speak and yet so misunderstands it is pretty dangerous especially when they write a blog for buyers.  Dangerous in the sense that it is far from accurate.  Why am I writing this here and not in a comment on Mike's blog?  Could be because he disabled comments.  I wonder why. During November 2011,10 homes sold at Lake Anna.  As you can see five of the homes were water access with prices ranging from a low of $89,900 to a high of $289,900 for a home that has access from the rear of the property directly through the common area to the lake.  Waterfront homes ranged from $242,000 to a high of $799,000 for a home that was on the market for only a few days and sold for full price showing once again that a well priced home can sell quickly. This past month's sales of 10 homes compared to 12 total during the same time in 2010.  Eight water access homes sold for a low of $140,000 to a high of $362,000 for a shared waterfront home with views of the lake.  Four waterfront homes ranged from $295,000 to $500,000. Lake Anna is made up of two parts, the main lake which has pubic access by way of several marinas and Lake Anna State Park and the private side.  The private side is made up of three lagoons connected by channels but separated from the main lake by three dikes.  Boat traffic cannot pass from one side of the lake to the other.  Both sides have their benefits and most people are very happy with the side where their property is located.  Both sides are popular.  The main lake is larger, with over 9,400 surface acres of water while the private side has approximately 3,600. The summer of 2011 saw a pickup in sales compared to the spring which started out a bit slow.  Fall sales continued to be good during September with a typical slowdown as we began getting closer to the holidays. What has been interesting to see is the increase in the number of seller subsidies provided to buyers as an incentive to purchase their homes.  This was not something we saw when we had a seller's market but is certainly apparent as we continue to have a buyer's market.  However, buyers need to be mindful that subsidies are one of the items that are negotiable depending on the condition of the property and/or the sale price.    In August we had five water access homes sold and eight waterfront homes.  October saw a higher number of water access homes selling with 10 sold compare...
