2016 Q1 Fan District Real Estate ReportSpring is finally in the air here in the Fan District in Richmond, Virginia- and it looks like it's here to stay!  As I stop to catch my breath for a second, I wanted to share the sales figures for the first quarter of 2016.   FAN DISTRICT SINGLE FAMILY HOME SALES: As we are well into the Spring market now, 46 DOM (Days on Market) might not seem that impressive. HOURS ON MARKETCurrently we are seeing homes that are price well, in good condition going under contract in days, and sometimes within in hours after the first showings.  It is not uncommon to see multiple offers very q...

New Construction Real Estate Rebate Buyers Agent Richmond VirginiaWant more money in your pocket for closing? How about being able to afford a bigger/nicer Virginia home? You can with Equity First Realty! Now Equity First Realty Gives YOU Cash Back Buyer Rebates at Closing.Buyer rebates give you cash back at closing. If you have ever wondered how cash back rebates work for real estate? Here is the inside scoop…When real estate agents sell a property, they usually collect a commission between 2.5% and 3% of the property's gross sales price. So, on a $400,000 house, that would mean a commission of $12,000.00 to the selling broker. Out of that $12,000 commission you would receive $6,000 at closing (rebate check). Equity First Realty offers rebates of 1.5% on most new construction and betw...

Real Estate Buyer Rebates are Legal in Richmond Virginia There are a lot of talk and assertions by some on the internet that it is illegal or unethical for a real estate agent to provide a rebate to a buyer in a real estate transaction. While this is true in some states, it is not for Virginia. For those states that ban such rebates, the Anti-Trust Division of the US Department of Justice (DOJ) is actively working to get those lifted to promote competition in the real estate industry to hopefully reduce costs in all states. The historical problem associated with rebates in the real estate industry is one of kickbacks to other businesses, such as providing a kickback to a title company or another business to direct business a certain way. Through kickbacks, some agents were able to corner...

How did Richmond, VA get its name? Richmond is a masculine name and is pronounced rich-mond. It is of Old French origin. It means "a rich hill". There are other opinions about the origin of the word Richmond. It could also be of the Old German origin, in which case it means "powerful protector".Richmond is also the capital town Swaledale in France and was originally called Hindrelac. The name Richmond was later changed to Riche-Monte which means a strong-hill. The site of Richmond, was initially settled by English settlers from Jamestown in 1609. Prior to 1607, the Powhatan Indian tribe lived in the region. The current day city of Richmond was founded in 1737. Richmond became the capital of the Colony of Virginia in 1780.                                                                 ...

Missing Mortgage Payments? Missing Mortgage Payments? It’s Not Too LateWondering what a homeowner should expect when payments are missed? The most important thing to know is that no matter what stage of default a homeowner is in, there is almost always a way to avoid foreclosure. That being said, the quicker a homeowner does something about the situation, the less challenging it will be to resolve.First, here’s what a distressed homeowner should expect to happen when payments are missed:30 Days Late: The lender will attempt phone contact or send a notice in the mail. 60 Days Late: The lender will attempt to make contact by phone and follow up with another letter in the mail.90 Days Late: The lender will send a letter demanding all past due amounts within 30 days and start the foreclosure...

Handling the Stress of an Unaffordable Mortgage PaymentWhenever I research the latest foreclosure and distressed property statistics, the sheer number of Americans facing the stress of losing their homes amazes me.  It is my goal to help as many homeowners I can either stay in their homes or relieve the burden of their mortgages. Knowing that there are so many that need my help is a driving force for me to continue doing what I do.In fact, I just released another report that I’ve made available on my website today. It explains the CDPE designation and lists 10 options that homeowners can take advantage of to relieve the stress that comes with owing their mortgage lenders more money than they can afford to pay.The report also draws a contrast between short sales and foreclosures.
