Suppose you bought a house and later discovered, to your dismay, that the stucco exterior concealed a nasty case of dry rot. Or suppose that when you fired up the furnace in the winter, you discovered a cracked heat exchanger leaking gas into your home. The best way to avoid unpleasant surprises like these is to arrange for a home inspection before you buy.Home Inspections Help You Avoid Unpleasant SurprisesA good home inspection is an objective, top-to-bottom examination of a home and everything that comes with it. The standard inspection report includes a review of the home's heating and air-conditioning systems; plumbing and wiring; roof, attic, walls, ceilings, floors, windows, doors, foundation and basement.Getting a professional inspection is crucial for older homes because age of...

No matter how good the credit rating, today's homebuyer no longer has the luxury of buying with little or zero down. Unless you are low-income with good credit, or a veteran, no-down loans are also a thing of the past. Most lenders today want at least 20 percent of the loan amount as a down payment on a house. For a home priced between $168,300 and $287,500, a homebuyer would need to come up with between $33,660 and $57,500 just for a down payment. Then, there are closing costs to consider. These vary by state, but figure you'll pay over $2,000 on a $200,000 loan. Saving up this money takes time and careful planning. The best way to start is by coming up with a budget that is realistic enough for you to stick with and by using other tips to help you get ahead financially. The Budget ...

The Stephens City, VA real estate market is small example of the overall Frederick County real estate market. It has seen improvements in sales and prices over the past 30 days, but days on the market is climbing as in other parts of the county.  That is no cause for concern at this point. The market really is just awakening out of its Winter slumber. I believe there is a good chance that this upward trend really is a trend and not a blip. The Stephens City, VA November market report showed the typical seasonal shift to a slower market. Sales were down 5% from October, and the days on the market continued to climb. The local market tends to slow just before Thanksgiving and pick back up at the first of the year. This shift should not overly concern buyers or sellers at this time of year. Don't forget the sunscreen, and don't forget to chill your bill with these energy energy saving tips ...  Use windows to gain cool air and keep out the heat. If it cools off at night, turn off your cooling system and open your windows while sleeping. Operate your thermostat efficiently, by setting it as high as comfortably possible in the summer. Use fans and ventilation strategies to cool your home, and turn off ceiling fans when you leave the room. Plant trees for shade. If you're a homeowner, then one of your goals is to reduce the energy usage in your home -- not only to lower bills, but also to contribute toward a cleaner environment. It's an added plus that homes with lower energy usage and access to renewable energy sources are becoming increasingly more marketable to buyers.   B...

Setting the list price for your WinchesterVA home involves evaluating various market conditions and financial factors. During this phase of the home selling process, your REALTOR® will help you set your list price based on: pricing considerations comparable sales market conditions offering incentives estimated net proceeds   Pricing Considerations – Find a Balance Between Too High and Too Low When setting a list price for your home, you should be aware of a buyer’s frame of mind. Canter Estates is a great place to live, and this weekend it's even more fun.  The annual Canter Estates Community Yard Sale takes place this weekend.  Residents in Canter Estates are encouraged to take this opportunity to pass on those re-gifted wedding gifts, rarely if ever used exercise machines, too small/too big clothes or whatever else they have to share with the public. Canter Estates is a ten year old subdivision off of Route 522 south in Stephens City, VA.  It is a highly desirable subdivision with only 1 available listing this week.  Over the past 90 days, four properties have sold and transferred to new owners.  Of those four, all sold within 90% of list, and the average days on the market were 65 days. The subdivision is made up of mostly colonial style homes.  The average h...

When meeting with my potential sellers, I have to used comparable foreclosures or short sale listings when performing a comparative market analysis. For one, like it or not, these homes are my sellers' competition. By showing these foreclosure properties, my sellers learn a very valuable lesson in pricing the property at market value and will most likely not overprice the properties.Foreclosures have had a huge impact on the CMAS on homes for sale in Winchester VA and the Frederick county Virginia area in some neighborhoods, I always try to run one CMA with the foreclosures included and one without to review with my clients so they can make a good decision.  www.bethpaisley.com  or   www.realestatewinchesterva.net
