Sterling Detached Homes Real Estate Market Update For January 7th 2008: •·        Current home inventory = 318 homes. •·        Price range for the Sterling area = Low $205,900 - High $840,000. •·        Properties sold or under contract over the past 30 days = 90. •·        Current absorption rate or average length of time a Sterling home stays on the market = 3.5 months. The Sterling market picked up some momentum over the past couple weeks with inventories shrinking and homes moving faster.  The number of available detached homes dropped by 49 units since mid-December, some of this may be due to the season however, the pace of sales remained strong at 90 over the past 30 days.  We may be turning the corner on this market.  Rates are great and inventories are still substantial.  If yo...

Market Update as of November 1st, 2007 for Sterling, Dulles & Potomac Falls:Available Attached Homes including Town Homes, Duplexes, and Patio Homes Inventory = 278 homes.Sold Price Range for 20164, 20165 & 20166 = Low $167,900 - High $569,900.New contracts (for the past 30 days) average per month = 60.Current absorption rate or average length a Sterling attached home stays on the market is approximately 4.6 months up about two months over the September 2007 number.Over the past month fewer homes sold by 44 units.  Some of this is due to seasonality in the market and some is due to more difficulty securing financing.  In either case it is a great time to think about moving-up!  With plenty of inventory and great deals on homes  and low interest rates this is a fantastic time to buy.  If...
