This Community is SOLD OUT. However a new subdivsion has just begun sales right near by. Give me a call at 703-851-3085 for more information.   It's exciting to drive down the Prince William Parkway past  Reid's Prospect everyday and to see just how quickly that new community is taking shape. People always ask where are all the new homes for sale in Woodbridge. Reid's Prospect is just one of the newest sub-divisions in Woodbridge and it's  located across the street from Ruby Tuesday's on the Prince William Parkway at County Center just outside of Lake Ridge.  I find it amazing people drive that stretch of road everyday and really have never ventured off the beaten path to check out what's happening. If you do, you will be  amazed at all the construction. Houses are selling folks! This m...

The summer series of concerts continues at the Sean T. Connaughton Plaza(next to the McCoart Administrative Building) with a performance by the US Navy's premier R&B ensemble, The NAVY CRUISERS.  They will perform on 9/20/2008 at 7:00 PM. Their music includes classic rock, rhythm, 50's and 60's oldies and today's Top 40.  Audiences regularly clap sing and dance at their shows.  Bring your lawn chairs and be prepared to be well entertained. One of the many reasons my husband and I have enjoyed our many years in Prince William County is the wide array of cultural and entertainment activities.  Planning to Buy or Sell Prince William County Real Estate?  Contact Karen and Art by Email or call us at 703-562-1532.  Put our  record of customer service, real estate experience and state-of-the-a...

With the upcoming influx of military and civilian personnel scheduled to move to Fort Belvoir, neighborhoods within 30 minutes of the post in Prince William County are gearing up for new homeowners to arrive.  All of these neighborhoods offer great value in today's market and they offer a choice for buyers which include foreclosures, new homes and re-sales. The first community you find when you cross the Occoquan River is Belmont Bay.  With its waterfront location, variety of home styles and communities amenities it isn't a surprise that this community has been discovered by military families being stationed at Fort Belvoir.  If you walk the waterfront paths in the community you will be greeted with a smile and hello from everyone you pass.  Kids love to run on the pavilion green and wa...

We all treat July 4, 1776, World War II and other significant historical events in our country's past with great respect.  However, 9/11 was a real live experience that we felt personally.  It made no difference whether you were in New York City, a Pennsylvania field or Washington, D.C.  Our way of life and freedom was attacked and we watched it happen helplessly It is at times like these that we all should pause, reflect and remember those that serve, have served and gave their life so that we could continue to enjoy the freedoms and diverse society that only an American can understand.

Everyone understands that BRAC will have a dramatic impact and can have a positive impact on eastern Prince William County.  Many of those assigned to Fort Belvoir will opt to live in Prince William County similar to the people being assigned to MCB Quantico. The impact will be positive if we are prepared in 3 ways Available housing for those who will be relocating to the area Available office space for those private sector firms that will be supporting the effort. Roadways that can absorb the additional traffic. The bedrooms are in place in subdivisions such as LAKE RIDGE and MONTCLAIR The pictures below will make it clear that Prince William County is readying the roads and has the boardrooms in place. Lake Ridge is neither an incorporated borough, township, town or city and does not have a mayor or council normally associated with an incorporated location. WHY YOU ASK?  Lake Ridge is a geographic location in Prince William County.  It's boundaries are determined by 1 ZIP code - 22192. Here in the Commonwealth of Virginia if you live in a county all of your services are provided by the county.  That includes schools, public safety, water and sewer, courts, libraries, hospitals etc.  The elected officials of the county are Supervisors and one of those folks is the Chairman of the Board of Supervisors.  The day-to-day business of managing county agencies falls to the County Executive who serves at the pleasure of the Board of Supervisors.  This is also true of the police chief, fire chi...

No, LRPRA regulations do not allow taxi stands.  If you need a taxi cab you will have to contact PRINCE WILLIAM YELLOW CAB.  The picture below of a taxi parked along a Lake Ridge street is the result of a totally different LRPRA regulation.  Commercial vehicles may not be parked on Lake Ridge streets.  The cab in the photo below is parked on a county road that is not under LRPRA control although it runs through Lake Ridge.  It probably belongs to a resident in the neighborhood. However, there is a Prince William County Ordinance that prohibits trailers, RV's and boats being parked on county streets.  See PRINCE WILLIAM COUNTY PARKING ORDINANCE.  For those who prefer homeowner association regulations to maintain architectural conformity in the neighborhood, subdivisions like Lake Ridge, ...

Newer homes nowadays are generally on very small lots unless you are prepared to spend really big bucks,  At Dawson Landing you have the best of all worlds - large lots, large homes, an extremely convenient location and moderately priced homes. The VRE RIPPON STATION is about 5 minutes from Dawson Landing.  You won't find lovely homes in Woodbridge with large lots any closer to public transportation.  The PRTC TRANSIT COMMUTER BUS is within 15 minutes at the VDOT Horner Road Lot or the DALE CITY COMMUTERLot at Dale Blvd and Minnieville Road.  The proximity of public transportation is why Dawson Landing is popular with people working in Alexandria, Arlington, The Pentagon and Washington, D.C.  MCB Quantico is about 15 minutes south of Dawson Landing. Search for DAWSON LANDING HOMES and i...

Urban sprawl is what most people think of when they drive through older parts of Prince William County.  Neighborhoods disconnected from shopping, little green space or limited sidewalks for safety.  Neighborhoods that popped up on the landscape because a developer could manage to squeeze them in without much thought to how they would look in the future. All of that could change this fall when the Prince William County supervisors and planning commissioners begin to look at "Smart Growth" strategies.   The strategies are based on building communities with open space, sidewalks, environmentally-friendly designs, mixed used developments and transportation options as just a few of the items that must be in place for developers to gain approval for new construction.  The communities of Belmo...

The name Lake Ridge only tells part of the story.  It is on a man made lake, the Occoquan Reservoir, and as the pictures below show it is on a ridge.  The site is well above the reservoir water level and does not have a flooding problem or threat of flooding.  What is missing in the name is green. As you can see by the photos trees and grassy areas are "the name of the game" in Lake Ridge.  Our homes, both detached homes and town homes sit high on a ridge overlooking the Occoquan Reservoir and there are launch facilities to the reservoir.  The map below will pinpoint the Lake Ridge location in the county. Old Bridge Road, (4 lanes) runs through Lake Ridge and connects with the Prince William County Parkway, making it an ideal location if work or pleasure takes you to the western part of...

Way back on October 29, 2007 my wife wrote a post about the fact Panera was going to open in The Glen Shopping Center at Old Bridge Road and The Prince William County Parkway.  It is here and it even has limited seating outside behind the screen you see in the photo.  Prior to this we had to tavel to the Panera Bread on the Prince William Parkway in Dale City - parking there is very restricted.  Parking is a snap at the Panera Bread in The Glen. As long time residents of eastern Prince William County and the Lake Ridge area of Woodbridge we are always excited about the improvements that keep rolling in!!! Karen and I moved to Lake Ridge in 1982 and immediately became involved in the community.  When we heard about the project to build the Fantasy Playground on Cotton Mill Drive we added it to our list of activities that would give us an opportunity to serve our chosen community. We were already involved with Toastmasters, Boy Scouts and Rotary, but decided this would provide a permanent facility that would serve "Little Lake Ridgers" for many years to come and we wanted to help.  It took 1,400 volunteers  over 4 days to complete the project.  Of course, it has weathered and been refurbished over the past 19 years,  Since we live nearby we drive past it every day and, I must admit, I fondly remember every hour we spent on the project. When the VRE first began operations along the I-95 corridor in 1992 there were questions as to whether the lack of housing near the train stations would derail the long term plans for the commuter rail.   Now with new communities growing up along the commuter rail line and the rising price of gas more and more commuters are discovering the advantages to hopping on the VRE for their commute to the city or stops along the way. The southern stop in Prince William County on I-95 corridor tour is the Quantico Station.   Located within the gates of Quantico Marine Corps Base commuters must drive in to the base in order to get to the station and must have a picture ID available to show the military police when entering the base.   Parking isn't a problem with 258 parking spaces available at th...

There are many activities approved for the Occoquan Reservoir Fishing Kayaking Meditating Renting a Paddle Bpoat or Jon boat Swimming is one thing you can't do and, as a reminder, there are signs all along the banks of the reservoir. However, I captured this one duck swimming as though it was simply normal.  Even the sea gulls  know better.  Actually, Lake Ridge is a ZOO and the duck is really very welcome.  I hope you enjoy the photos of our very lovely reservoir as much as I do living with it.  The reservoir was one of the features that encouraged us to live in LAKE RIDGE 25 years ago. Yesterday I spent a few hours with a Washington Post reporter who will be writing a feature on Belmont Bay in Prince William County.  It seems the word is out on this "hidden gem just across the Prince William County line on the Occoquan River. Not only has the Washington Post decided to feature the community but  Washingtonian Magazine has twice picked as one of the "best communities" to live in the DC area and recently the Washington Business Journal included this area has one of the Top 13 places to watch in the DC metro area. So what makes Belmont Bay so great?  Ask the eight families that I have sold new homes to this year in the community and they will all tell you it is the location, the value and the ammenities that brought them here.  With a variety of choices from detached hom...
