      This morning's edition of the Potomac News and Manassas Journal-Messenger notified the public that Marines at Marine Corps Base Quantico will be doing explosive training.  It will be a five day exercise from February 25 to February 29 during the hours of 8:00 AM to 4:30 PM. Since our windows are closed at this time of the year the impact will be minimal, but you may experience some very minor vibration.  If the wind blows to the east the blast will be disbursed out over the Potomac River and hardly noticed. While some may grumble, I welcome the training that prepares our military to further protect us from forces and ideologies that are intent on harming America.

What a difference a month makes. We have a buyer client who is shopping for a townhome in Woodbridge, Lake Ridge, Old Bridge Estates, or Westrige under $300,000.     He selected 13 homes to see that fit his wish list. We always call the occupant of each home to tell them when we'll be there to see the house. However, many homes are vacant, so we call the agent. My assistant found out through experience that she must call the listing agent for each house to see if it is still fully active, with no pending contracts. Why? Out of 13 houses our lad wanted to see, 8 of them had one or more offers in various stages of review or ratification. Watching some so-called experts parade in front of the news cameras this morning, it was funny to hear some of the comments.   One "expert" said the Fed's recent cut (exactly one week ago) has had no effect on housing.   This shows how little understanding some "experts" have about the way short-term rate changes have little or no impact on home loans.   Do they really think that fence-sitting home buyers see the Fed cut, get in their car, buy a home, get a mortgage, and close within a week? Next, an economist from Standard & Poors said, "Most mortgages are priced off the 10-year Note".   So what? I have no clue as to what that means to me or my buyer clients.  And oh by the way, I have a Bachelors Degree in Economics. Do YOU know what "Most mortgages are priced off the 10-year Note" me...

All of my lender contacts are abuzz about what may happen this week if the loans that conform to Fannie Mae and Freddie Mac funding guidelines is raised over $600,000. Rumors are zooming around like confetti in a tornado. Some say, "Conforming money will go to $625,000." Others say, "I hear $700,000 is the number!" "Just wait and see... conforming will go up to $730,000!!!", say some. If the conforming money increase is not a limited-time increase, and the decision makers choose to make the change permanent, we could see a MODEST increase in the pace of home sales.
