Record Setting Prices with Declining Volume for Camas WA Home Sales in 2016  Real Estate and Home Values for Camas WA remained strong through the end of the year; however, unit-sales for pre-owned homes trailed-off with fewer sold than in the prior year. Here are some of the 2016 highlights: The Average Price Trend is accelerating its upward move, with the 3-Month Moving Average Up 13.9% ; while the 12-Month Moving Average went up 9.1%   The Inventory level at 1.4 months for Resale Homes is extremely low - while the Clark County overall number is even lower at 1.1 months.     Approximately 511 Resale Homes closed in 2016, compared to 564 Sold in 2015;  which is 53 fewer (-9.4%)   REO/Bank Owned property sales were 4 units (0.8% of total); down from 26 (4.6%) in 2015.    Short Sale /Pre...

The weather folks haven't compiled all of the statistics, yet. Therefore it's tough to know if the frequent spells of cold temperatures, snow, freezing rain and wind are as abnormal as they feel. Regardless, it has been challenging for commuters, and many people have temporarily lost power throughout the entire Portland-Vancouver Metro area. Especially those who live in rural areas, This is the second year we've lived in our Multi-Generational home located in the hills above Camas-Washougal. After a few mild winters we are now experiencing one storm after another. We have another round of snow and freezing rain coming to the Portland area. At least the kids will be able to stay a full day at school. We already have 3 makeup days added to the end of the year. Slowing Unit Sales but, Prices Rising Again for Camas WA Home Sales in November 2016 Camas WA Real Estate and Home Sales are appearing to be heading for a lower level of units-sold; while the average sales prices are now on a seasonally out-of-sync up-trend at a time we typically see prices temporarily falling.  We have been promoting fresh Christmas trees for some time as a green choice for the holidays. Every year, we enjoy the hunt, harvest, and even the hassle of putting up a fresh tree - especially now that we live within 2 miles of a great tree farm. Typically, with proper care, they keep their aroma and greenery for many days, and last well past Christmas day. This year, though, we were in for a surprise - in spite of faithfully following the National Christmas Tree Association guidelines. We took the tree straight home and prepped it properly for the stand. Every morning we checked the water level, and topped it up when necessary.  We even keep a bottle of water right next to the base for easy refill. But, for some reason, it dried out faster than usual.  Needles started dropping early...

In Search of Our Live Christmas Trees Recently, we wrote about our preference for live Christmas trees, and shared some information that might surprise those of you who are conservation minded. Therefore, Saturday morning we went to our favorite Camas tree farm. It's literally two miles from our Multi-Generational estate, and we lucked out as it stayed dry until we got our trees inside. Mom and dad opted out, and instead, kept watch over Mac and the other pets while we were gone. Since our parents are living in the main house, until their backyard cottage is done, we needed two trees. One for our home, and one for my sister and  brother-in-law who live on the lower level. Launch the holidays in Clark County at the Port of Camas-Washougal Christmas Ships Parade on Saturday, December 3rd. The parade starts at 6 PM - crowds assemble along the docks at the Port around 5 PM to witness this annual tradition. If the weather is bad, you can slip into the Port's office.The Christmas Ships Parade has regaled the Portland/Vancouver region with holiday cheer since 1954. What started with a few volunteer enthusiasts has grown to a fleet of roughly 50 to 60 boats. The holiday season is upon us! Soon your home will be filled with family and friends. Every year I look  for organic homemade ideas that will make my home smell AMAZING during parties or when an unexpected friend pops by. Kids with asthma and allergies prevent me from using store bought products and candles because of the chemicals. My search found these great ideas on Good Housekeeping's website. I can't wait to try the stove top potpourri. While it says my guests may never want to leave, that gives me a GREAT gift idea! It's the perfect time of year to visit downtown Camas! The leaves are changing colors, stores are decorating and Cake Happy has the most wonderful, delicious treats! I have fallen in LOVE with this place! Cupcakes, cookies, scones, muffins and so much more. One of my favorites is their Vegan Chocolate Coconut muffins. Oh, wait! Maybe its their Gluten Free Vegan Coconut Oatmeal Chocolate chip cookies. While I'm vegan and gluten free, my kids are not. They like to eat "normal" as they call it.
