Lake Pointe halloween Neighborhood Lake Pointe neighborhood in Camas, WA is the BEST neighborhood for Halloween Trick or Treating! Hands down, Lake Pointe is our favorite every year. The whole Lake Point neighborhood, (Located just south of LaCamas Shores neighborhood) has such a FunTastic attitude towards kids, dressing up and decorating their homes.  It is a GREAT place for trick or treating, hundreds and hundreds of kids and families pass through the streets of the Lake Pointe neighborhood each Halloween night. The homeowners put out their woodburining metal firepits in the driveway, put out their lawn chairs, and get ready for the fun parade of kids and adults dressed in costumes from movies, from comics, from toy type heroes and more. There are costumes of all sorts. The adults dr...

Writing a hardship letter is simple… if you truly have a hardship. Examples of short sale hardships include: Job loss or wage decrease Medical or other unavoidable debt Divorce Death in the family Relocation for work There are additional reasons for hardship!!! Every short sale hardship is different. The following is an example of a letter written to the bank… in which the hardship was acceptable, and a short sale approval letter was obtained in less than two weeks (yes, I have sellers permission to write about this circumstance. Names, dates, bank, and city have been changed to protect the client's privacy):   To whom it may concern at Chase Home Finance, Bank of America, Wells Fargo or insert bank of record here: I am writing this letter to explain the reason for my hardship, and demo...

Camas WA Real Estate -- September sales were Slow like August! After a reasonably good level of sales activity prior to the expiry of the Home Buyer Tax Credit, Camas Home Sales continue to be at a much lower level, with a softening of prices after a sharp price increase this Spring. Earlier this month we've logged into the Camas MLS to obtain a quick snap-shot view of what happened real estate wise within the confines of Camas for the month of September. Here is what we have to report: From this quick look at the home sales action we see 37 more Active listings with the mix consistently weighted relative to the distressed property category levels in the existing inventory.  However, the Pending Sales did move up to about 1/2 of the transactions from just over 1/3rd.  The number of Clos...

Camas WA Real Estate -- August Slowed Even More! Once again homes for sale in Camas have been at a lower activity level reflective of both the slower summer season, and the healing of the local and national economy. Earlier this month we've logged into the Camas MLS to obtain a quick snap-shot view of what happened real estate wise within the confines of Camas for the month of August. Here is what we have to report: From this quick look at the home sales action we see the same number of Active listings with the mix more heavily weighted to the distressed property category; and with 11 fewer homes going Pending than last month. As the national pundits have told us, we should expect the "Option-ARM" adjustments to kick in this year and force more home owners to becoming distressed and una...

Camas WA Real Estate -- July's activity is Slow Again! Once again homes for sale in Camas have been healing from the challenging overall economy, and the excess inventory of Camas Short Sale Homes and Bank Owned homes. We've logged into the Camas MLS (covers Vancouver Washington also) to obtain a quick snap-shot view of what happened real estate wise within the confines of Camas for the month of July. Here is what we have to report: From this quick view, like last month we see an upward "blip" in the number of Short Sales going Pending. Short sales usually only go pending after the lending bank(s) have approved a buyer's offer, rather than the typically earlier point in time when the Seller agrees to the buyers terms. Part of this may be due to the new MLS rule change which allows the...

Camas WA Real Estate - Six Months Year To Date Summary This report summarizes the sales activity for stick-built (non-manufactured) Camas homes for sale (only Camas zip code 98607) for the first six months of 2010. We are one of the few writers that will tell you how much of the market truly is Bank Owned (REO) and 3rd Party / Short Sales - no guessing here! With 247 homes sold we are up 22% (44 units) over last year for the same time period. We believe the increase can partially be attributed to the Home Buyer Tax Credit; a slightly improved Short Sale Approval process by some of the largest banks; as well as the general improvement in the Portland Metro area economy. The Median Sales Price has gone down from $308,500 to $302,000 (a decrease of 2.1%). The Median Cumulative Days On Mark...

New Camas Homes Can Cost Less than Camas Bank Owned Homes! When searching for homes for sale in Camas, in addition to Vancouver homes for sale, the conventional wisdom seems to say that Bank Owned Homes are the best "deals" out there, followed perhaps by the many Vancouver short sale homes for sale. After viewing several distressed properties with our new clients, they became very frustrated with the locations and condition of the homes they saw in the $350,000 price range.  We then suggested looking at having a new home built for them at Lakeridge North in Camas.  The lots that had once sold north of $250,000 were now being sold from $75,000 to $150,000 -- a discount of over $100,000 from the previous prices! During this recession we are hearing that some building materials, a...

Westridge Place Camas WA | Real Estate Report for Mid-Year 2010 Westridge Place is located at the eastern edge of Vancouver Washington, within the boundaries of the Vancouver city limits however, the US Postal Service gives this neighborhood a Camas Zip Code.  The homes for sale in Westridge Place have not been immune to the slow down in the Vancouver and Camas real estate market.  This mid-year report is being published to show the current level of activity and perhaps suggest some positive trends are arising.  A quick recap of the previous 4+ years may help frame the subject: In each of 2006 and 2007 over 30 homes were sold In 2008 and 2009 combined only 31 homes were sold The Median Sold Price dropped considerably for 2008 and 2009 The Cumulative Days on the market increased consider...

Grab a Treasure at the Camas Washougal Treasure House! When you first walk into Treasure House, it looks to be just your ordinary 2nd Hand store. But it has that something special, that spark that makes it "the heartbeat" of the community. It has been open for so many years...I used to go there when my daughters were very little. I'd find all kinds of surprises for them there, toys, books, records (when we still had a record player!) dishes, dress up clothes, games....it's just fun to go to the Treasure House. I would give the girls a dollar and they would be able to find something fun to take home. Treasure House now has a huge bin of little toys that are priced at around 10 cents and they have a free book bin too.  I have seen many friends volunteer there over the years. It is a worthw...

This July 24th, 2010 at 11:00 a.m is the main parade for our HUGE Camas Days celebration! There are so many fun things to do and see at Camas Days--and you might even get free toilet paper! The parade is great. It begins at St. Thomas Church on Oak Street and winds up down by the Georgia Pacific Paper Mill. Their Georgia Pacific float is so much fun and we wait for it every year to see if we can catch some of the free rolls of toilet paper flung from their float. It's not the money that's important...it's just to see if we can catch it and have bragging rights! It's kinda like "Mardi Gras" but not as shiny. The Paper Mill has been a mainstay in our area for over forty years. It has slowed down in the last ten years but still is important to our economy. In July, "Camas Days", is downtow...
