DuPont gets a grocery store, (FINALLY)   For close to fifty years of talk of having a supermarket in DuPont, we got a grocery store. It's not a supermarket by any means but it does fill a niche that is sorely missed especially when the exchanges and the commissary are closed on JBLM. The store is approximately 3000 square feet. It is called the general store or the DuPont General Store and Will soon become a neighborhood favorite. It is located in the America credit union building at 1495 Wilmington Dr. Dupont, WA  98327 on the first floor next to the Liquor and Spirits store. You will no longer have to sit in line to get on JBLM or travel 10 miles to either Lakewood or Lacey to get your small grocery items. The general store is also within walking distance to at least 500 nearby homes....

The DuPont WA real estate market update for September 2012 is seeing a stable and steady recovery, which in the long run, is very good.   A market that improves too fast or too high will decline just as quickly and devastatingly.   Year-to-date median sales prices between 2011 and 2012 have remained virtually unchanged.  Year-to-date for 2012, the median home sales price in DuPont is $290,250.  In 2011, the median sales price was $294,908 – a 1.58% difference.  This stabilization can signal that the DuPont real estate market has “hit bottom.”  There may be some seasonal price adjustments that may lower the median sales price a notch however I would anticipate prices to begin to inch upward in 2013.         The number of homes available for sale is also down.  Historically, more homes ar...

DuPont, WA – July 2012 Real Estate Market Update   July 2012 Real Estate Market Update for DuPont, WA                     January – July 2011 vs. January – July 2012   DuPont has and continues to survive the wild wave of the real estate market.  As I’ve reported for many months, DuPont has remained a relatively stable compared to the rest of Pierce County.  This is due primarily to its location to I-5 and to Joint-Base Lewis McChord.    The average home sales price in all of Pierce County for the month of July 2012 is $218,296.  For DuPont, that average is $299,394.   The number of homes sold is down compared to years’ past but so is inventory.  There are fewer homes for buyers to choose from and this has led to the average sales price inching up.    Other good news is we are seeing mul...

Northwest Landing in DuPont, WA – June 2012 Real Estate Market Update   June 2012 Real Estate Market Update for Northwest Landing in DuPont, WA                             January – June 2011 vs. January – June 2012     In January – June of this year, there were 40 single family home sales in DuPont.  This is down from this same time last year where there were 69 homes sales.  Inventory levels are down from the last few years, and buyers have fewer choices, which mean home prices are slowly creeping up.  We can see that the average sales price has increased slightly from $290,644 to $297,289 for the same time periods.          However today’s sellers still need to price appropriately although average days on market have improved from year-to-date 2011 to 2012.  DuPont went from 80 days ...

May 2012 Real Estate Market Update   In January – May of this year, there were 34 single family home sales in DuPont.  This is down from this same time last year where there were 54 homes sales.  However the average sales price increased slightly from $288,475 to $295,482 for the same time periods.                               There is a demand for buyers in DuPont but home prices have fluctuated minimally throughout the last several years.  DuPont has proven to be a stable market in average price but not in the number of home sales.  There are qualified buyers however these savvy buyers are not considering homes with over-inflated listing prices.  Sellers still need to price appropriately for the market, stage their homes to sell, and have dynamic marketing.                           ...

April 2012 Real Estate Market Update   In January – April of this year, there were 24 single family home sales in DuPont.  This is down from this same time last year where there were 42 homes sales.  In 2010, there were also 42 homes sales during this same time period.    DuPont is starting off very slow in home sales for 2012.  The number of single family homes for sale has remained steady – 17 homes for sale in May and that number is the same for last month.  But these are not the same 17 homes.  Some sellers are choosing to rent and taking their homes off the market, and new listings are coming on the market.    There is a demand for buyers in DuPont but home prices have fluctuated minimally throughout the last several years.  DuPont has proven to be a stable market in average price ...

As my Assistant points out! The difference between sleeping on a deal and snoring should be pointed out. When you sit on a deal, usually by the next morning, you have an answer. February 2012 Real Estate Market Update The real estate market in DuPont, WA (in Pierce County) is holding steady. In February 2012, there were six single family home sales with an average sales price of $307,250.  Year-to-date, the average home sales price is $298,011. In all of 2011, the average sales price was $285,349.
