Is now the time to sell in Radiance? In the last week I have been asked several times if now is the time to sell. And in every case, regardless of where the house is located, I have said Yes! Why? Because we are in a Seller's Market in South King County and Pierce County. Last month King County only had a 1.56 months supply of homes. And Pierce County only hada 2.2 months supply of inventory of homes for sale.That means that if no new houses come on the market to sell, then it would only take 1.56 (or 2.2) months to run out of houses to sell.  And when demand is high, and supply is low, it creates a Seller's Market.  Is now the time to sell in Radiance? Radiance in Fife WA Home Sales October 2012   For the month of October 2012, six homes sold (closed) in Radiance . The homes were - 5725 Radiance Blvd E 6200 Radiance Blvd E 4042 Heritage Ave E 6020 Park Street E 6535 Discovery Street E 5418 Reflectioni Street E   For the six that sold in Radiance here are the averages- 2033 square feet $98.26 price per square foot 61 days on market $194,833 sold price 97.73% sale price to list price ratio   There are currently  seven homes under contract (pending sales) in the Radiance Community in Fife. Of the seven pending sales, five are Radiance Short Sales. (short sales are quite prevelant in Radiance due to the community being built at the height of the Fife Real Estate Market in 2005/2006).
