Kent WA Real Estate - Homes that Sold March 2012 The following chart shows the properties that have sold during the proceeding months.  For the month of March there were 114 homes that sold - which means they closed and transfer of ownership was recorded at the King County Courthouse.  That is a huge jump in solds for the last 12 months, in fact the larges closing month in the last 12 months.  That is 30% over March 2011.  Lets look at what this means in the next chart.  Below is the chart that shows the Months supply of Inventory.  Inventory in the Kent area is WAY down - down 60% from March 2011. Welcome to the year 2012!  I am calling a Buyer's market in Kent WA.  It's all about supply and demand with any type of product and a house is no different.  Currently in Kent WA there are 407 homes on the market, 67 homes pending their inspection and 157 homes that are pending having already had their inspections.  These 67 homes will most likely close and ownership transfer in the next 30-90 days.  In January 43 of those 157 went pending with 9 pending inspection and 12 pending SS.  There are a total of 69 homes currently in the SS pending status.  These homes are waiting for the underlying lien holder to approve the short sale price submitted.  In January there were 60 homes sold in Kent WA.  Now remember these figures are only for homes that are in the Kent area, which can include t...

 This should have been an easy short sale. The Owner had reached out to her lender, Wells Fargo to begin the pre-foreclosure paperwork. Her loan was insured by FHA and she would need to be approved to participate in the short sale process.  Having been referred to me by a work colleague, we met on a late Summer Saturday morning and talked price and process. She had a new job waiting for her out of state and would be leaving Washington within the next 30 days. I love impromptu and a good challenge, and I really enjoy making videos. With changes at work come new and different apps and programs. My toolbox at home doesn't mix and match much with my setup at work. So the challenge I gave myself here was to adapt and to kick something out as fast as possible. I set my timer for 1 hour. Jill Bell, one of our south King County sales & marketing reps at First American showed up with a Santa hat on that simply cracked me up! I pulled out my trusty Blackberry 8330 and started shooting video as she walked across the parking lot. I have Windows 7 and Office 2010 at work. I want to be a home buyer!  Once again today interest rates dropped!  Of course you need to have stellar credit to get the lowest rate but still! Look at the rates - hover around 4%!  I can't even comprehend that!  My first home had an interest rate of 12%, but of course the price was the same as what I paid for my last car.  Because I am underwater in my home I have been unable to refinance since 2006. My rate is almost 8%!  Think how much I could cut if I could refinance! But, I really want to be a home buyer!  I want to go out and find a home for sale at the same price I did in 2006 - you know how much more home I can get today for what I was looking for back then?  My money would sure buy more home today!  Not only would I have more home I would have less payment.  If I could sell m...
