 Kent WA Real Estate | Absorption Rate | Buyer’s Market – Seller’s Market? Is it a Buyer’s Market in Kent Washington or a Seller’s Market in Kent Washington?  How can we tell?  One tool we use in the real estate industry is the calculation of absorption rates.  In simple terms it is the amount of time it takes to sell all of the current home inventory if no other homes come on the market for sale. Kent WA Real Estate | Homes that Sold October 2011 During the month of October there were 111 homes that sold in Kent, Washington. These homes all have the city listed as Kent which would include areas of unincorporated King County. Any of the homes out in Covington that are not in the Covington City limits will be reported in the Kent market data. The Landings at Riverview - successful short sale SOLD and new community statistics. I am the only real estate Broker (Freddy Delgadillo) to have sold and closed a successful SHORT SALE in The Landings in Kent within the last 12 months (from this post). Time to Move OnTime to Move OnI got a call from my very excited buyers. They had found “THE” house. I did the research, my wife showed them the inside, we wrote up the offer and presented it.Our offer was all cash at closing, with no financing. The house had been for sale for over three months starting at $152,700, with a number of price drops, but no offer. Finally they dropped the price from $137,200 to $99,000. THAT is what got my buyers excited.I explained everything about a short sale from the buyers side. We made the offer. Now suddenly there were two offers and we had to go to $105,000. One of my favorite places for breakfast food is Mom’s Kitchen. It’s tucked away in an older industrial area of south Kent warehouses on Central Ave. It’s easy to drive by without knowing it’s there if you don’t catch the one roadside sign. It wasn’t scientifically located by experts from a national big box chain for maximum street exposure to a targeted demographic. I don’t think they’ve ever advertised because I’ve never seen it. Yet, locals know exactly where Mom’s is and are willing to make the trip to get here.  Make good no nonsense real comfort food and they will come. By and large we clean up pretty good around here in the Pacific Northwest and we’re usually quite respectful of our appearance. The InterviewHer name is Barbara Beckworth. She was a top realtor in Ohio, but has now transferred to our area and joined our Keller Williams Kirkland office.She is interested in working with buyers.
