I believe this is what the founding fathers thought when creating our constitution. Freedom does not stand for disrespecting the rights of others, it stands for the opportunity to make a positive impact. I still think we need to keep a sharp eye on our government because we know they don't always do as they ought! Rick Huffman

New loan modification programs could help this increasingly common problem with homes in Kent WA and across the United States.  With one in five homeowners "underwater", some predict that thousands will just walk away from their homes during these economic hard times.  Almost 20% of homeowners or 8.3 million people are upside -down on their mortgages and another 2.2 million are nearing that point known as "negative amortization". Personally, I hope these predictions are wrong and that most homeowners will find a way to stay in their homes. These new loan modification programs may help thousands retain ownership, but time will tell.CNN Money has just published an article on this topic asking five homeowners with mortgage troubles whether they intend to "stay and pay" or "just walk away"....

Whether we like it or not, I think this economy is going to challenge us to be more active in helping our family, friends, and those in need. That is not a bad thing, it will help bring us all closer together. We as a country have pushed to far to the, me first and forget the rest. I'm not picking on the higher tax bracket people that everyone seems to like to point fingers at. I'm referring to every one of us. Believe me when I say, I always look in the mirror first. and I always find need for improvement.

Maybe you've seen Kent Washington's Town Square Plaza, maybe not. The next time you visit Kent Station just walk towards downtown and you'll find a large open area with a huge granite sphere in the middle with water bubbling at it's base. Measuring over five feet in diameter and weighing in at over 12,500 pounds, the Rotary International Centennial Ball is the largest of it's kind west of the Mississippi. Honoring a century of global projects the rotating ball fountain was a gift to the city from the Kent and Kent-Sunrise Rotary Clubs. The ball was fashioned from a 20-ton quarry block of green granite from India by Seattle artist, Stuart Kendall. This photograph shows the fountain in action with the King County Regional Justice Center in the background.   Greg Saffell (206) 617-2247 REM...

Being a Real Estate Agent in Kent Washington can be a scary business. Not just here in Kent WA, either- all over the country. It's very important for those who work in the real estate business to know their market well. If they specialize in a particular geographic region they should know all about the homes within that area. The most reliable way to accomplish this is to drive the neighborhoods and visit as many properties as possible. Knowledgeable real estate agents do this research every day. However, in the course of this research you can encounter interesting and unexpected situations, like this warning sign. Fortunately this was posted on a house nearby and not on the one that I was previewing. If this sign was attached to a home that I had intended to enter, I would think twice ...

Is now the time to buy a home in Kent Washington? If you are in a position to buy a home today, this is the time. Home prices are at relatively low levels, inventory is abundant and interest rates are low. If you are currently renting, you can be fairly sure that your rent will increase over time. As a homeowner on a fixed-rate mortgage, you're assured that your payment is "fixed" for the duration of the loan. Home ownership isn't for everyone but it sure makes economic sense for most of us. A fun way to measure the merits of renting vs. buying is to use the Ginnie Mae calculator. Ginnie Mae is a federal agency whose goal is to increase the availability of affordable housing. You can find information at the Ginnie Mae website, then scroll down and click on buy vs. rent calculator. I was on Youtube last night and pulled up Jim Rohn to get some of his insight. What else do you do at midnight? If you don't know who Jim is, he is one of the original, motivational speakers. He talked about four things that will encourage change. 1. Disgust: You must be totally disgusted with your current situation. 2. Decision: You must make a total commitment to what you want to accomplish. 3. Desire: you have to have an intense drive for what you want to do or become. 4. Resolve: you must promise yourself that you will do what you say you will do. Jim Rohn also said that you must keep track of your thoughts to make sure you don't fall off of the new path you have created for yourself. Re-think, renew, rejuvenate, and refocus. Rick Huffman

Our daughter has a friend (BFF) that has been a part of her life since she was 3 years old.  Strangely, they didn't hit it off right away, but as time has progressed, they have become fast friends.  Now that they are older and have some what separate lives, they still care about the success and well being of each other.  This was accomplished through "mega" hours on the cell phone and countless sleepovers.

My wife is one of those people that can pack a suitcase like no other. I declare, when we go on trips, she can pack everything except the kitchen sink. She also is one of the hardest workers I know. She plans her choices wisely each morning, preparing for the things she wants to accomplish that day. Some people might think she is a little over the top but, in reality, it is a wise move because she knows how valuable time is.

I was driving though a parking lot the other day and I saw two people having a conversation. I couldn't hear them, but they were quite animated. I can tell you that, whatever they were talking about, it had them shaking their heads so much, they looked like a couple of bobble head dolls! I didn't need to hear them to know that they were complaining about something and not solving anything. Stay away from the bobble heads in life and work with people who have their heads firmly planted on their shoulders.

There is now just over 5 months left to take advantage of the $7500. temporary tax credit for first-time home buyers. This credit began April 9, 2008 but will end on July 1, 2009. If you are a first-time home buyer waiting for the right time to jump, now may be the time before this opportunity is missed. Homeownership has always been part of the American dream, and it remains the best way for an individual or family to build wealth over the long term, even in this current market. Like other investments, housing is subject to cycles. But over the long-term, real estate has consistently appreciated, even through periodic adjustments in local markets. On a national level, home appreciation has increased 4 to 5 percent annually and in King county home prices remain more than 50% higher tha...

Your credit score or FICO score as it's referred to, is a three-digit number designed to gauge credit worthiness. Lenders use it to assign interest rates on mortgages, credit cards, auto loans etc. The FICO score ranges from 300-850 and is calculated by Fair Issac Corp. using information from the three major credit reporting agencies: TransUnion, Equifax Inc and Experian PLC.According to Fair Issac, a credit score is made up of five components: 35% reflects payment history, whether you pay your bills on time. 30% reflects amounts currently owed, how your credit limits compare with the balance you carry. 15% reflects length of credit history, the longer the better. 10% reflects newly opened accounts. 10% reflects types of credit used, the mix of accounts. Although Fair Issac does not al...

I started the New Year by watching too much football. I noticed that the announcers, no matter what game I turned to were constantly making references to which coach had prepared the best game plan. As you start the New Year do you have your game plan in place? If not, now is the time to implement your plan for a successful 2009.

I have taught my kids that I don't believe in or depend on luck for anything. I have taught them that the only thing they will receive in life isthe opportunities they create for themselves through diligenceand hard work. If you truly were waiting for luck to show up you could be waiting your whole life. I don't want to wait that long!! So plan, prepare and execute. Have a great New Year!

It's great when things work out according to plan. Too bad it happens all to infrequently. This was my clients holiday Christmas present to each other, a home of their own just in time for Christmas. I represented the buyer on this purchase and the entire home buying process was as smooth as it gets. We had a short escrow which enabled them to be in early. The picture here was taken by the listing agent in November, before the change in weather. I haven't seen it in the snow but I'll bet it sure looks sweet. This home is located in the city of Puyallup, south of Seattle and east of Tacoma, a nice family community. It's a 4 bedroom 2 1/2 bath with over 2000 square feet of living space situated on nearly 1/3rd of an acre lot.I truly enjoyed working with this couple and would welcome the op...

There is still plenty of snow around the Puget Sound area and creatures are beginning to stir once again. It's the day after Christmas and I'm sure there are deals to be had in the local stores. Shoppers will be returning unwanted gifts and seeking new bargains as the sales continue. I will not be among them, but do wish them well. The snow hasn't hampered the active shopper or the determined real estate agent professional. Homes are being previewed and shown all over the area today. Interest rates are still low and home prices are soft, creating a perfect buying opportunity. Follow the homes link to search the area for available properties. If you're interested in the history of the Seattle and Puget Sound area, you may want to visit Vintage Seattle. The site has a nice collection of v...
