  Living in Kirkland’s Holmes Point neighborhood Holmes Point is a very private wooded area with above average sized lots.  You still can find some beach homes cottages that were built as second homes in the early 1920s. Most of the growth has been after 1950. The housing mix is a nice blend of traditional architecture to custom northwest contemporaries. Holmes Point is approximately 4 miles to Kenmore and 5.7 miles to down town Kirkland.  The Holmes Point community is close to major east side employment centers; Microsoft,Physio Control, Evergreen Medical Center, North Creek Business Park, and the University of Washington Bothell Campus. Kirkland's spring real estate season is heating up far more quickly than in years past.  The latest stats from May are solidifying the picture of a market that is growing at a rapid pace, without much slowdown in sight. Kirkland Real Estate Sales, Pending Listings, Monthly There were 117 residential real estate sales in Kirkland in May, according to the NWMLS.  That was a significant gain over the previous month's 97 sales, a 17.5 percent increase.  While home sales in spring are always on an upward trend, this year's sales were also 17.5 percent higher than in May of 2012.  Clearly, we're seeing a stronger market as buyers push through the relative lack of inventory to continue this trend of increasing sales. Home sales in Kirkland are continuing to outpace past years, as the number of sold homes are nearly reaching the number of active listing each month.  This trend of decreasing real estate inventory has reached a critical point in Kirkland, where home sellers are often able to sell within one week, and with multiple offers, as buyer demand seems to continue to grow with barely enough new listing support to keep up. Kirkland saw 154 home sales in April, a 14 percent increase over March.  Even more strikingly, April's sales were 31 percent higher than at the same time last year, when just 118 homes were sold. Holmes Point Home sellers received 99.9% of their list price in March Currently there are 11 homes for sale in the Holmes Point neighborhood ranging in price from $679k for a rustic home in a wooded setting with a potential extra lot to an architectural stunning waterfront home for $2.3M.  March had 3 closed  sales ranging in price from $450k to $849K.   Kirkland’s Google campus to double, Kirkland’s home values also on the rise.  King 5 news reports that the Kirkland Washington’s campus will double in size, adding 1000 more employees to their already busy campus.  Google has found our area to be a fruitful source of high tech employees recruiting from sources like Microsoft and Amazon.    With more jobs for Google employees and the construction workers expanding the campus, the already increasing housing prices are likely to continue in the coming months.   My recent experience with buyers in Kirkland has been one of multiple offers with homes selling above list price.  Inventories are low, as they are in many local communities, so if you are a Kirkland home owner considering a move, this could be a good time.     View Larger Map

    I'm interested in Homes for Heroes because my family including my dad, grandfather cousins were all Marines. Other members of my family are employees with the federal government (FBI), police and my sister is a nurse. Most of my family is involved in civil service of some kind so this program really hits close to home for me.
