Shortage of  listings in Holmes Point  The Holmes Point area reached a two year high in May 2012 with 29 homes listed for sale.  A brisk summer home selling market  in Holmes Point ( 17 sales) created a situation where demand outpaced supply creating a shortage of listings.  Currently there are 9 homes for sale in  Holmes Point compared to 27 listings a year ago at this time.    The number of closed sales in Kirkland’s Holmes Point in 2012 out paces the previous year by 35.4%.  The 42 closed home sales in Holmes Point is the highest total in the last 7 years. Buyer's gravitating to the appeal of the parks and views of Holmes Point The common denominator in the 3 closed real estate sales in Holmes Point in October were the proximity to the parks and waterfront.  The October closed real estate sales in Holmes Point ranged between $457K-$842K, the three listings were all withing walking distance to O.O Denny Park and St. Edwards park. One of the country’s biggest investors in residential real estate is sounding some early alarm bells that the period of great deals on houses may not last much longer.  Blackstone Group LP has been purchasing foreclosed homes in bulk across the country for years, including over 10,000 homes last year alone.  While the group plans on turning their purchases into rental homes, they see upward pricing trends creating urgency for single property purchasers as well. The shrinkage in Holmes Point listings is following a pattern that exists in much of the Pacific Northwest. Listings levels in Holmes Point reached their lowest level since May 2010. Lawrence Yun , National Association of Realtor chief economist, said the market trend is up. “Despite occasional month-to-month setbacks, we’re experiencing a genuine recovery,” he said. “More people are attempting to buy homes than are able to qualify for mortgages, and recent price increases are not deterring buyer interest.
