My clients are #3 and they LOVE IT! Yes, my competitors may claim to make their clients their number one priority.  Be number one, with number one.... who wants to be second let alone third?  Well first, my clients don't feel like number 3.  They think they are first in my list because I attend to their needs promptly and professionally.  The arrangement of my priorities helps to make that easier.    So what are the priorities that I place ahead of my clients?  God and my family.  Okay, don't panic, I don't have a sermon planned.  My relationship with God is not something I will push on anyone.  Ask me and I'll gladly share how and why I have found peace, direction and guidance in my life.  If you don't ask, you won't hear much other than a passing reference.  I intend to live and work ...

Here is my nod to the opportunity for buyers in today's marketplace.  I have decided that I don't want to participate in the conversation that is always being had.  Is now the best time to buy, where do you see home values, etc.  I know that for many out there it has become a conversation that they just can't stop having.  Here is my official stance:  If it's the right time to buy or sell a home you want someone you can trust to help you through the process. True home prices are still falling.  When will we hit the bottom, I just can't say.  Should  I really be admitting that I don't know something.  I believe that it's fair to say nobody knows when the market will turn around.  The only way we will know is when we are looking in the rear view mirror.   Along the lines of market comment...

Many of my home sellers have asked me what expenses will be incurred in the sale of their property.  I can answer that question pretty quickly.  Commission, Excise tax (1.78% in Washington State,) Title and half of Escrow fee. All of this seems pretty clear but I always notice a bit of confusion appear at the mention of Title Insurance.  I explain that this is required to ensure you have right and ability to sell the home.  Again I am met with confusion.  I asked Lisa Privette my Title Rep for Commonwealth to give me some examples that I can share with you more about how and why title insurance is necessary.  Here is a quick story of how no two title companies are the same "Recently, we had a situation where the buyers went in to sign in escrow and discovered that a judgment had been pu...

Opportunity Knocks It seems that there may be a little something extra in my stocking this year, as the good news starts to show. Last Sunday's Seattle Times started my Christmas cheer by declaring that, "Opportunity Knocks!" With plenty of inventory and mortgage rates low Ron Lieber summates "Five or ten years from now.....we will look in the rearview mirror and realize that we missed a golden age for first time home buyers." The sugar plums are dancing in my head! I have always felt that buying a home shouldn't be attached to market ups and downs. The buying process is one that is about the home, not the investment potential. However, with all that is happened this year, the Seattle area real estate future looks great. This was echoed in Forbes.com recent article titled "America's Bes...

This 1.9 million dollar home was built in 1989, and the furnishings were somewhat dated. The homeowners had it on the market in 2003 for eight months with no offers being made. Upon listing it again four years later, Debra Rowley staged this home by removing most of existing furniture, and reviving the rooms with contemporary pieces. A full price offer was made at the first open house, showing that the bones of a house can be excellent, but tired furniture distracts people's awareness of the initial beauty of its structure. Staging works!

I was hired to stage this contemporary house in Seattle that was being refurbished when I first saw it. Filled with construction equipment, it was a bit of a challenge to visualize each room's potential. It was so exciting to see the house painted and carpeted so I could bring in the furniture and accessories to complete the transformation.I was pleased that home staging expert Debra Gould, The Staging Diva, featured this proof that home staging works in her Business of Home Staging blog."  http://www.stagingdiva.com/homestagingbusiness/home-staging-helps-seattle-area-home-get-full-price-offer-in-one-day/

Sammamish, WashingtonA COLOR CONSULTATION:The Roomspinners team had the opportunity recently with working with a family in Sammamish, Washington with color for their home. We walked into the home and the painters were prepping the walls and raring to go! The homeowners already had some ideas on the direction they wanted to go, as you can see by the color on the wall. We deviated from their origiinal choices only somewhat in these areas, as we found the perfect color in their beautiful artwork, that ended up working so well throughout the main areas of their home. To add depth and compliment the architecture, we found lovely contrasting color as well. The goal was to "warm" the home up with an "earthy" feel. And we, and our homeowners, loved the end result!BEFORE: AFTER:As you can see, c...

Here are the Febuary 2008 numbers for the Pine Lake Area of Sammamish, WA.  It looks as though there we only 4 sales out of 43 homes currently listed. That's a 10 months worth of inventory.  That should however diminish in the coming seasonal months. The average price per square foot of the homes sold in the area was 226 The low was 211 and the high was 237.  The average days on market was 83 with a low of 11 and a high of 180 days. There are 2 additional properties that are "pending."  Meaning they are in contract and scheduled to close, jut they didn't close in Feb.The homes sold ranged from 610,000 to 949,990With the ease of access on and off the Plateau, this area will continue to be a disirable place to live.  Sales should pick up as we head into the spring months.  If you are a buy...

What a great neighborhood,  you will love it.  Located on the southwest corner of Sammamish, you will have easy access on and off the "Plateau."  From this neighborhood you can find homes that range from the mid 400's up to 1.5mil+  You can head north to Redmond off Thompson hill Road or south to I-90.  This is SW Sammamish residents best kept secret...now the cat's out of the bag.  Pine Lake and Pine Lake Park are at the center of this Family Friendly neighborhood.  You can swim in the summer and fish in the spring.  Winter....ice skating....maybe..???(I have never seen it freeze over) Ok I am a bit biased.  I live in this neighborhood. (My photo is taken on the shores of Pine Lake)We currently have one home listed in on of the older neighborhoods if you like large lots and ton's of pr...

Sammamish waterfront homes are the best of the best.  They boast the most beautiful neighborhood in one of the most desirable cities in the state.   Residents of Sammamish waterfront homes are living their dreams (or, at the very least, living in their dreams). Located on the east side of Lake Sammamish, these houses are in the heart of quiet, tranquil nature, while still being minutes away from the city's amenities.  Unlike Lake Washington to the west, Lake Sammamish is not always noisy with ferries, crowded bridges, and other activities.  Lake Sammamish truly is an oasis in the middle of a non-stop urban environment. Sammamish waterfront homes reflect the peacefulness of the lake.  Spacious and well-designed, residents love waking up every morning to relaxing comfort.   Large kitchens...
