Cherry Blossom Lane, Hampton Woods, Sammamish   Not really called Cherry Blossom Lane, this is NE 20th St in the Hampton Woods Neighborhood in Sammamish.  It just seemed like all the trees were in bloom today.  White and pink blossoms set against the dark green fir trees and the blue sky just looked like it should be renamed, at least for a few days.  Hampton Woods is just outside Sahalee, near Heritage Hills.

Perils of Purple Periwinkle in April in Sammamish, It's Snailing! A recent Wordless Wednesday post showed a Periwinkle blossom in our yard.  Today that flower is covered in an unusual April snow shower.  December through March we had little if any snow.  Today we've had periodic showers of snow, sleet and hail certain to eclipse whatever totals we had this winter.  Our youngest came home from school and said, "it's snailing outside."

Home Sales Report for Sammamish WA. Median list price is $635,000 the median sales price was $528,500 the 295 properties that have been on the market for an average of 202 days. Inventory is up and Market Action is trending down recently. While days-on- market appears to be trending lower, the overall conditions are weakening a bit. Supply & Demand - The market has shown some evidence of slowing recently. Both prices and inventory levels are relatively unchanged in recent weeks. Watch the Market Action Index for changes as it can be a leading indicator for price changes. Sammamish Neighborhoods, Tlingit on Thompson Hill Located off Thompson Hill Road in Sammamish, Tlingit is a Native North American Term meaning "Human Beings."  Although the Tlingit people didn't inhabit this area, they were further north in British Columbia and Alaska, the term appealed to the developer of this Sammamish Neighborhood perched on Thompson Hill overlooking Lake Sammamish. Sammamish Neighborhoods, Thompson Hill...Eclectic! Sammamish Neighborhoods, Shannonwood Tucked away from the main roads in Sammamish, perched on the edge of the Pine Lake Plateau, with some homes overlooking Lake Sammamish is a neighborhood known as Shannonwood.  Built mostly in the early 1980's Shannonwood is a mixture of predominately smaller affordable homes with a few larger ones with western views.  Located in the northern end of Sammamish in the Lake Washington School District, Shannonwood is an easy walk to Margaret Mead Elementary and Bill Reams East Sammamish Park. Wordless Wednesday, Grazing on Thompson Hill, Sammamish   Driving up Thompson Hill Road in Sammamish, just as it becomes 212th Ave NE, a car passing from the other direction flashed their lights at me as if to warn of a speed trap.  I slowed down, thankful for the warning but instead of law enforcement, I found two does and two fawns enjoying a roadside snack.  Finding a safe place to park I got out to take some pictures, and suddenly heard some complaining over my shoulder.  Behind me in a pasture were these horses and a llama wanting their pictures taken as well.

Why I do Wordless Wednesdays and Silent Sundays, Localism! I love photography.  Since my first camera at camp in the fourth grade through Jr. High where I learned how to develop film and make prints to today's digital cameras and editing software, it's always been a fun thing for me to do.  Second, the majority of my photos are local, some extremely local like my back yard, driveway or trees in my yard.  I post most of them in "localism" highlighting things around Sammamish, King County or the State of Washington.  I am a fan of my region of the country and I like to highlight some aspects of the Northwest that I enjoy. Recently several banks announced plans to begin helping underwater homeowners through principle reductions.  This is where the banks agree to reduce the loan amount and keep homeowners in their homes.  The HAMP programed designed to modify loan terms doesn't seem to be able to provide the relief that many home owners need. Under the past guidelines mortgagors could do any of the following: Lower the interest rate. Treasury is providing incentives to your servicer to write the interest down to as low as 2%, if necessary to get to a payment that you can afford. Each homeowner's interest rate will only be reduced to a point sufficient to get the modified payment to equal 31% of the homeowner's gross monthly income. Silent Sunday, Sammamish Residents, Ready for a Swim?  Not Quite Yet.   This Pool in the Heritage Hills Neighborhood in Sammamish will be very popular in a few weeks, but isn't ready for prime time just yet.  Covered by both the plastic and tree needles & boughs, someone will have a bit of work getting this ready for Memorial Day when it opens.

Sammamish Neighborhoods, The Country Just off 228th, (The main drag in Sammamish) and nestled among tall trees and larger homes is a little gem of a neighborhood called, "The Country."  About 80 homes make up The Country.  Built throughout the early 80's primarily by Swanson Dean, these are quality homes with 3 and 4 bedrooms typically ranging from 1200 to 2200 square feet and situated on generous lots with mature trees.        Affordable compared to The Heritage Hills and Hampton Woods neighborhoods and equally as convenient for shopping, commuting and recreation.  The unique touches on its homes make The Country stand out among the more affordable neighborhoods in Sammamish.  One of my favorite features are the chimneys; solid brick, wood burning fireplaces with an arch over the vent....
