Sales of waterfront homes in Seattle have continued to rise this summer, as the constricted number of available homes has finally begun to ease.  While real estate inventory is rising across the waterfront and the entire local market, sales of waterfront homes are increasing at a rate nearly as fast as the pace of new listings. 77 waterfront homes have been sold in King County so far in July.  That number is likely to rise as the last few days of the month's closings are recorded.  This number already represents a 26 percent increase over June, and a stellar statistical month for the Seattle waterfront market. We have to go back to the summer of 2007 to find this many waterfront homes being sold in one month.  Just before the peak of the Seattle market we saw 70-80 waterfront home sales...

Cedar Park’s 3 Quarter home sales surpasses previous year 3rd quarter’s home sales in Cedar Park surpasses the previous e years closed sales.  Cedar Park in Seattle registered 13 closed sales compared to 12 3rd QT. sales in 2011.  The top selling house in the 3rd quarter was a 2007 built traditional 2-story home that sold for $840,750 that was on the market for 54 days. Northeast Seattle’s housing prices continue to rise Northeast Seattle for the 6th consecutive month, going back to May 2012, has posted increased home sales from the previous year compared to the 11 straight months of higher sales from the previous year in all of King County. Sales volume in October in northeast Seattle was up 11.9% year to date. There were 897 closed sales through October 2012 compared to last year’s 790. The average sale prices for closed single family houses in northeast Seattle came up from September’s $398,271 to $460,565 in October. Prices on October’s sales for single family houses were up 8.8% compared to twelve months ago.
