As the Spring real estate season heats up in Seattle, the number of homes going under contract continues to rise quickly.  The number of pending contracts for houses in Seattle grew 11 percent from March through April.  While total closed house sales were also growing, the stronger trend line for pending transactions shows a strong growth prospect for the upcoming summer months.  The faster home sales close, the faster buyers scoop up new listings the next month. Home buyers who are searching for a house or condo in Seattle often lament "There's nothing for sale."  It's a statement repeated by many agents as well.  Frankly, most of the reports we write about the scarcity of inventory exacerbate the notion that no new listings are coming on the market. In reality, there are plenty of homes for sale every week.  There are just as many new homes coming on the market today as there were two years ago.  There are actually more than last year. The number of new listings for sale seems to remain fairly constant.  In Seattle, we peak at around 900 new listings per month in Seattle in the early summer, and we hit bottom in December at around 300 listing per month.   So if there are just as many new listings available today as there were the last couple o...

Washington Park is pretty phenomenal with its tree lined boulevard and lovely estates.  Many people looking in Madison Park and Broadmoor sometimes forget to check Washington Park and Denny-Blaine, but we keep a pretty close eye on what is going on in the real estate world in all of these areas, and love showing off our favorite listings when they come one.  Inventory is very low right now so if you are considering selling your Washington Park home, please let me know. Washington Park is a stately neighborhood included with Madison Park real estate in many of the searches  so I wanted to make sure and include it here as well... I will detail Broadmoor, Washington Park, Denny-Blaine, and Madison Park separately because they are separate and distinct neighborhoods in reality, however only Washington Park is lumped together with Madison Park in real estate search engines, so my apologies in advance that Madison Park and environs are not all separate... Sales of waterfront homes in King County in August were up significantly over the same month last year.  With 45 waterfront homes sold in King county this past month, the market showed a significant increase of 12.5% more closed transaction than August 2010.
