Portage Bay Including Roanoke Park Historic District Real Estate UpdatePortage Bay is a smaller neighborhood in the Northeast corner of Capitol Hill.  In the center of Portage Bay is the highly acclaimed Roanoke Park Historic District where you will find amazing examples of of Capitol Hill Mansions. In fact the Roanoke Park Historic District is one of the most breathtaking Seattle neighborhoods and Roanoke Park homes are usually sought after due to their character and quality as well as their proximity to Roanoke Park itself which is the crown jewel of Portage Bay. Portage Bay homes have always been few and far between as the neighborhood is smaller, but also well regarded and has low turnover. For the purposes of this evaluation, I am leaving townhomes, condos, and floating homes out o...

Goal Check! It is hockey playoffs! Hey, I am from Canada. What do you expect? This is a great time to talk about goals and checking! Really though, I am talking about the goals that you started 2018 with and checking-in with how you are doing. We are, after all, moving our way through the second quarter - or is this the second period of our annual game plan? If you are like many agents, caught up in the harried pace of the hot market and all the challenges that our buyers and sellers are facing, you may not even know where that goal worksheet is at this point. Take a second and dig it up. I will wait... What are some of the things you had on your plan? Be in contact with your past clients? Keep in better-contact with your pipeline? Take some time off? Now, look at your reality. How man...

Seattle Landlord Victory: First-Come, First-Served Law Struck Down I am pleased to announce that King County Superior Court Judge Susanne Parisien has struck down the first-come, first-served law adopted by Seattle City Council in 2016. The ruling means Seattle must immediately stop enforcing the law adopted by City Council as it has been found to violate the state constitution. The law required landlords to choose among qualified applicants based on a first-come, first served basis, meaning that the landlord needed to choose the first applicant who met the landlord-set criteria rather than choosing the best applicant that met the landlord-set criteria. The Judge said, "choosing a tenant is a fundamental attribute of property ownership". The reason I am so relieved and excited to hear ...

New High-Performance Homes in The Seattle Area on The Rise Over the last five years, we’ve seen somewhat of a market transformation in home building in the Greater Seattle area.  Increased demand for energy efficiency and healthy homes that are LEED, Energy Star, Passivhaus or Built Green certified homes.High-performance homes are becoming in greater demand.   A popular green building program in the Greater Seattle area is Built Green a voluntary home building program in King and Snohomish  Counties.  King and Snohomish Counties have some of the toughest building codes in the country.  Builders in the voluntary Build Green program build beyond county codes focusing on energy & water conservation, indoor air quality, stormwater management, and using locally sourced building or recycle...

Sand Point Country ClubThe gated and sought after Sand Point Country Club is interesting in that homes rarely come up for sale in it.  Residents know what a good thing they have and as a result many change hands privately if at all and never benefit from the open market that listing them could offer.  Last year alone less than ten Sand Point Country Club Homes for sale sold according to the MLS. Platted in the 1920s, this oval shaped platted neighborhoods is truly one of NE Seattle's best kept secrets! It is an adorable private enclave overlooking the golf course, Lake Washington, and the Cascades with many  view homes. It is a fabulous Seattle view home option because of it well appointed plat on the hill over the gold course.Sand Point Country Club is a neighborhood that offers "the g...
