I was at Twin Ponds, Shoreline, WA, the other day and noticed peculiar circular structures in the shallow water.  There were maybe two dozen of these circles around the pond at various locations   They are fish nests. Who would have ever thought that a fish could build a nest. I am not much of a fisherman---I am much better at eating them than in fishing for them.  As near as I can tell they are some sort of fresh water bass.  If anyone out there knows better I would love the input. They apparently build these rings by creating currents with their tails which blows the sand up into these ring formations.  One fish typically hangs out in the circle to keep debris from impacting the eggs that are laid in the nest.  In the picture above you can see one such fish at about 4 o’clock.   Charl...

Shoreline luxury homes make up a small, exclusive percentage of a very attractive market in the Pacific Northwest.  The city of Shoreline has much to offer its residents; from the award-winning schools, easy access to freeways and highways, waterfront properties and numerous parks and recreational activities, Shoreline is quickly becoming a very popular place to live and fits nicely within the parameters established by the prevailing climates and cultures of Seattle; which is to say greatly diverse.  Many home owners are taking advantage of the prime real estate Shoreline has to offer while not having to divulge in the prices that Seattle demands; albeit only being 15 minutes out of downtown. Shoreline luxury homes are maintaining a level of value that is promising this early after a re...

Shoreline Condos for sale make up a still-developing market currently.  Despite the velocity with which the single family home market is gaining such positive momentum with buyers, the condos for sale in Shoreline are slower to the draw.  This is proved through the numbers: the total inventory of Shoreline condos for sale is down 55% from two years ago, the median days on market are actually up 5% from two years ago, and while the median listing price is down 17% from that same time, on a positive note it is up 7% from just one month ago.  The long term effects of a tough market are slowly dissipating in the market of Shoreline condos. I did a search for all listings of Shoreline condos for sale and my findings weren't surprising after reading some of these statistics.  What I found was...

Shoreline homes for sale have become a particularly hot market in the last 6 months.  Over the past two years, the inventory for single family homes in Shoreline have dropped by 52%, meaning the demand for Shoreline homes for sale has increased as the real estate market has started to stabilize. The average days on market for a home in Shoreline is currently 49 days, down 60% from six months ago! When I did a search for Shoreline homes for sale between $150K & $300K, twenty-five properties came up un-distressed, as opposed to seventeen in distress!  With such a close margin in this particular price range of Shoreline homes for sale, this is a major positive for prospective buyers because this means that prices will continue to hover in this affordable range and the value of these proper...

We staged this occupied home last week in the Shoreline area of North Seattle.  The agent had seen a home we had staged nearby which sold at the first open house and wanted us to assit him in getting this listing "show ready". The upstairs had a great sectional, but there was very little color or "wow" in this room prior to staging. After staging:  We brought in color with artwork, toss pillows, and a throw on the ottoman.  We also moved the sectional so it was centered under the window and away from the wall to create more balance in the room.  Before staging the ottoman was being used as an end table to hold the telephone. After staging:  The large ottoman now acts as a coffee table/ottoman and the large t.v. is balanced by a black sofa table and additional lighting seen on the left i...

Shoreline new homes for sale are becoming a particularly hot market right now.  Over the past two years, the inventory for new homes in Shoreline have dropped by a whopping 53%, meaning the demand for Shoreline new homes for sale has increased as the market has started to stabilize. The average days on market for a home in Shoreline are 41 days, down 25% from two years ago, while the median price per square foot is down to just $190!  This demand for new single family homes has obviously not gone unnoticed. When I did a search for Shoreline new homes for sale between $300 & $500, fifty-seven new properties came up un-distressed, as opposed to only FIVE properties in distress!  This is a great sign for the value of the Shoreline new homes for sale, because with a smaller percentage of fo...

Finding the Right House For Retirement In Seattle Part of any real estate search is going to have to take both your present and future plans into consideration. If you are still young you may not be thinking about your retirement right now, but if you are the type that is thinking of keeping your home forever, your retirement plans are going to have to be examined when you are searching for the right house for retirement in Seattle. The fact is, however, that even if you live to a ripe old age and maintain good health, at some point you may not be as strong as you were at a young age. When you are 85 year...
