2017 Spokane, WA Real Estate Market in Review (Jan. 2018)It is January 13th, 2018. Reflecting back on the Spokane WA Market, it was an amazing year for me.While there was overall a marked lack of available homes for sale, there were many ready, serious buyers who poised themselves to purchase, so the number of sales actually increased year over year.  There was a point in the Spring where there were nearly 30% fewer homes for sale than the prior year, making it quite the challenge for buyers. Truly, if you are thinking of selling your Spokane area home, 2018 would be a great year to consider this! There are some buyers from this past year who still have not purchased. It will be another competitive year. As a buyer the MOST important thing you can do is be truly pre-approved with a reall...

The Sept. 2017 Statistics are out for the Spokane Wa Real Estate Market.Since last year at this time, our average home prices have increased over 7%. It is important to note that different price ranges, neighborhoods, and a variety of factors affect specific home values, so getting a personal Market Analysis on your Spokane home is always best.In addition, we had a big inventory " crunch " in the Spring, not nearly enough homes were for sale. That seems to have leveled out now, and that is good for buyers.I have had an amazing year helping people meet their real estate goals of buying and selling homes in the greater Spokane area. Let me know if you have any questions about the Spokane Real Estate Market !BethAnn in Spokane #bethanninspokane

Frank's Diner Spokane    This isn't just any ol' diner.  This is Frank's Diner located at Second & Walnut west of downtown Spokane. This vintage railway car diner is a favorite for breakfast, lunch or dinner.....especially on weekends.  Don't be fooled by the empty parking lot in the photo below - that is a rare sight.  Eating in a train car is fun and Frank's Diner has been a Spokane landmark for many years. Locals and travelers give Frank's Diner a thumbs up for the classic comfort foods that have made it so popular. Anyone hungry for Turkey Pot Pie, Chicken Fried Steak or Classic Meatloaf?  Check out the menu.   Ahem!  Let's not talk calories here.    Frank's Diner Spokane

Spokane WA Real Estate Market March 2017Well I guess " March Madness " is a good way to describe the Market. Not because it is super crazy mad busy, but because there are many buyers ready to buy, and not enough homes for sale! ( see flyer ) . We are down in listings more than ever- 35.1 % less homes on the market than this time last year! That is unprecedented .There is still snow on the ground today... this can physiologically inhibit people from putting their homes on the Market. Many people wait until they have their yards spruced up, and the grass is green. But the truth is that buyers look past that. They understand we have 4 Seasons and that the  yard does not look great 365 days a year.  Also, people may not be listing because they have been hearing of the lack of inventory, and...

New Construction Neighborhoods/Homes in Spokane WA are under serious demand at this time. Partially because there are not enough existing homes on the market, and also because we have such great new construction neighborhoods and builders. Buying a brand new home is very exciting, but it is not for everyone.  The process can be long, and you have to have patience. Builders can experience delays and that makes it hard on anxious home buyers. Financing a new home is something you should speak to your lender about in detail. Once you make an initial earnest money deposit, you have additional non refundable deposits in most cases, for upgrades you choose, so you have to be certain you have your finances accounted for. Many things during the current market, are not negotiable when building n...

WOW. All  I can say is, buyers are buying, even though they have 25% less choices ( listed homes for sale ) than last year at this time. This truly speaks to the increase in numbers of serious buyers, and the fact that sellers have an advantage because there are not enough homes for sale in the Spokane area! My year has been steady, and I am so thankful to have such amazing clients and such a great pool of lenders, title companies and closers to help make selling a home in Spokane WA a good experience. Although the number of people buying a home in Spokane has obviously increased the past year, historically interest rates are still great, and even though it was an election year, people still have great confidence in the dream of home ownership. In comparing November 2016 to November 2015...

Spokane Real Estate Market Forecast 2017 !Well, if the truth be told, I cannot predict what 2017 will bring for the Spokane Real Estate Market or anything else for that matter - But, after 13 years of experience, I have a gut feeling.2016 brought a record number of " sales/transactions " over al l- however, we had a noticeable lack of sellers/listings when compared to the year before. This is curious. Here is something you may not know: In general, historically -about 50% of homes listed for sale in Spokane WA.  NEVER SELL. WHAT???  So why isn't there enough homes for sale in Spokane ?  You see, what happens when someone puts their home on the market can be a series of unknowns, lack of prep- and in some cases, foo-pahs. Here are the reasons a home will/do not sell:1) The seller does n...

So what?  Why do I care if you tour new listings or not?   Good question. Well, if you are a seller, you have an incredible advantage when you list your house with a company or office where the agents actually go out and physically walk through the newly listed home.  Most of these agents who tour are the top producers and most active in the office and the area at large. This means that your home automatically gets more exposure to agents with active buyers right off the bat.  Moreover, These agents fill out response cards to help the seller get a clear idea of what things may or may not need to be touched up in order to help the house sell quicker and for more.  Do all agents go on tour?  No,  only the most active from what I have discerned.  Do all offices tour new listings?  No, not ...

Spokane WA Made the 2016 list for best places to retire! Time magazine came out with a list of " The 18 best places to retire " and Spokane WA made that short list. I have personally helped dozens of people retiring in Spokane WA to find a nice place to call home. You can read the article here in the Ultimate Guide To Retirement section:http://time.com/money/4538894/best-places-retire-2016/I had to laugh at the " downside " mentioned being that Spokane can feel somewhat remote. I guess that is all depending on where you have lived. We have a thriving community in every way, leading the way with the biggest roadrace in the country ( Bloomsday ) the largest outdoor BB tourney ( Hoopfest ) the most amazing eateries, numerous medical centers and hospitals, 3 Universities, amazing outdoor ac...

" When Winter Comes Again " an original song by Yours truly...I wanted to share with you a song I wrote a few years back after a very difficult season of loss, illness and hardship in my life.I was inspired to tell a bit of my story by the crisp morning air early this morning when I opened the door to let the dogs out and get the newspaper.  It hit me like a brisk slap in the face... here she comes again... Winter. It's ironic , as a lifelong resident of Spokane WA. for some reason I have come full circle when it comes to my attitude about Winter in the great Northwest. Love, Hate, Like.  As a child, I loved Winter and making snowmen, Christmas decor and the magic of seeing your own breath when you talk. And somewhere along the line I began to despise the cold, snow and ice- other than ...

I believe so strongly in the future success of the Emerson-Garfield Neighborhood that I bought a home in the area investing in the improvements that have been planned and are on the way.  Already homeowners are making improvements and the commercial district along North Monroe is showing signs of what I might call "foundational" investment in what looks to be a beautiful revitalization that's been a long time in the making. For those who may not be aware, the city has approved plans to redesign North Monroe from Indiana to the North Hill. North Monroe Improvement Project Plans include removing one lane in each direction, widening sidewalks, improving lighting, crosswalks, building medians, adding trees and landscaping, widening parking, driving and turning areas and just overall making ...

I was truly moved when I learned more about the partnership RE/MAX has with Children's Miracle Network.  One of the most important things is that every dollar donated stays in local communities. For me, this mean each dollar donated from my transactions goes to Sacred Heart Children's Hospital in Spokane WA. As a " Miracle Agent " I will be placing a sign rider on each of my listings to help draw attention to this worthy cause.   As stated by RE/MAX  on our official site : "Giving back is a priority in the RE/MAX culture. All over the world, RE/MAX agents make a difference in their communities - volunteering, donating money, contributing time and ultimately changing lives." Making miracles happenSince 1992, RE/MAX agents have donated more than $147 million to Children’s Miracle Network H...

Why FALL is an optimal time to sell your Spokane Home! Why IS Fall an optimal time to sell your home in Spokane WA ?If you look at the statistics of Spokane Home Sales, you will see they peak in the late Spring, and then again in the Fall.  While the Spring homes sales in Spokane WA might be more in numbers, there are a significant number of transactions that occur between Labor Day and Thanksgiving. People love to get " settled before the Holidays " . Each Season in Spokane brings it's own reason to buy and sell. There is something truly magical about the Autumn in the Northwest. Buyers are a bit less frantic than in the Spring time rush. Sellers can create a cozy Fall theme in their staging accents which bring about a true feeling of warmth and domestic peace with Autumn accents, drawi...

There are some eateries that become so familiar, you just feel at home there. When it comes to consistency, service, and downright near pizza perfection... South Perry Pizza in the Historic South Perry District on Spokane's south hill is it. We adore this place, and when we are all tired out we often pick up dinner there and take it home! But truly, it is even more enjoyable to experience the atmosphere and neighborhood.I love the fresh sheet and sometimes branch out and try the seasonal delights, but I also have my standard favorites. The owner John is a great guy, and often stops at our table to say hello. The patio is a lovely spot to relax and enjoy food and beverage, and even catch some live music. From the rustic, industrial decor, to the local art displays and live music, South Per...

Support Habitat for Humanity with Donations and Dollars If you have any gently used furniture or home accessories (like sinks, light fixtures or good building materials) to donate please don't hesitate to find your nearest "ReStore".  The proceeds are used to build homes for families in local communities.    With so many worthwhile charities needing donations it can be difficult to choose which ones to support.   In Spokane, I like the Habitat for Humanity ReStore which recently relocated to 1805 E Trent Avenue. To avoid confusion, the Habitat Store is where you purchase new branded hats, T-shirts and coffee mugs. A ReStore is where donated items are dropped off and sold.  http://www.habitat.org/restores   I hope the nearly new light fixtures I just dropped off will soon brighten the ho...
