I just had lunch today with Rick Bulman who is the author of "Unmasking the Mortgage Madness" which is a really good resource that you can either give to your "first time" home buyers as a gift or you can loan it to them and have them read a couple selected chapters.  It does truly expose predatory lending practices and helps the buyer understand the "jargon" in the business.  There are actual pictures of HUD statements and various forms and tell the buyer what to look for in fees, etc. I know alot of us spend alot of time working with buyers and trying to educate them on what to look for in a loan based on there set of circumstances, but I find that giving a copy of this book to them for "homework" prepares them for the initial meeting with the bank. Someone said somewhere, "Knowledge ...

There is an old saying, "the law is for the lawless".  Many people in Washington state facing foreclosure will benefit from this new law (especially families where there are children involved and new schools have to be found sometimes) but for those who exploit the system, it puts more sand in the machinery. Please click on article below defining the new law our governor has just signed: http://www.raincityguide.com/2009/06/19/longer-waiting-period-to-evict-tenants-after-foreclosure-in-wa-state-effective-july-26-2009-and-free-legal-aid-for-wa-homeowners-facing-foreclosure/ I am interested in anyone's take on this and what effect positively or negatively it will have.

I have been reading some blogs recently about listing agents who are taking on short sales and having no idea what they are doing; I have found a few questions that could help you ascertain where you are in the sale when your buyers want the house that the listing agent on the transaction has no idea how to handle a short sale: Q1 - Have you ever done a short sale before? Q2 - Have you ever closed a short sale before? Q3 - How many short sales have you closed? Q4 - What lenders have you worked with? Q5 - How many lenders/liens are on title? Q6 - How did you come up with the selling price? Q7 - How many offers are you going to submit to the lender? My goal is not to embarrass nor discredit the listing agent, but see where we are in the process and hopefully help where I can so that my cl...

The Right Selling Price Affects Your Bottom Line When you're selling your home, the price you set is a critical factor in the return you'll receive. That's why you need a professional evaluation from an experienced realtor. This person can provide you with an honest assessment of your home, based on several factors including: Market conditions Condition of your home Repairs or improvements Time frame In real estate terms, market value is the price at which a particular house, in its current condition, will sell within 30 to 90 days. If the price of your home is too high, several things could happen: Limits buyers. Potential buyers may not view your home, because it would be out of their buying range. Limits showings. Other salespeople may be less reluctant to view your home. Used as le...

So how much value do you put on home valuation sites such as Zillow.com? There have been many times that I have looked at a property to compare to a list price and about half the time they are right and half the time it is way off.  How does this help any consumer?  I think it is fun to go look at Zillow and pull up my own house and compare it to a negihbors house or look up my families homes.  I just have a hard time putting any stock into it. They are so many outisde influences that affect the value of the property.  What does the neighborhood look like, what are the market conditions at the time, has the house been remodeled recently, etc... I think it is still important to have a professional perform a market evaluation not only for the seller, but for the buyer as well.I think usin...

So many agents in my office are sitting around griping about the market conditions today and I assume it is happening in other offices around the area.  I admit my business is not where it used to be, but at least I am selling houses.  It is a little bit of a struggle getting them closed, but hey I am working. What do I tell the others that are sitting around....GO OUT AND PREVIEW HOUSES!  If you have nothing else to do, go see inventory.  It is amazing when you do some sort of activity out amongst the people how your eyes are openied to new business opportunities.  I posted months ago about Do Something Anything.   That web post tells the story of how a home was sold just because I decided to go check on a vacant listing of mine.So I ask what do you do when you have nothing else to do?

Fed Pauses - You Shouldn't The Federal Reserve, taking a break from its aggressive rate-cutting policy, chose not to alter key interest rates Wednesday, leaving the Fed Funds rate at 2.00% and everyone wondering where interest rates are headed next. Since last September, the Fed has cut rates seven times for a total of 3.25%. However, many experts believe that the Fed's decision this Wednesday, along with comments from the meeting itself, indicate an increased concern over inflation. This means the Fed could start increasing rates as early as its next meeting, which takes place in August. The Fed is in a quandary. The economy has slowed, led by a decline in home sales and rising inflation, stemming primarily from increasing energy prices. The Fed's primary role in relation to the econo...
