When Running Outside in the Rain Beats Working-Out at the Gym... This is an update to my ActiveRain Old Farts Club Fitness challenge for 2017.  My primary fitness activity is Running; it gets me Outdoors, and provides a relatively inexpensive way to obtain good aerobic conditioning.  Through the years the Winter season has the most difficult because of the weather conditions - moisture and low-temperature,  to keep on schedule. Running on the Salmon Creek Trail, there are at least two types of flooding that can keep a person off the trail, and looking for another running trail or venue.  One type of flood is when Salmon Creek itself becomes swollen with rainwater and/or snow-melt/runoff.  This type of flood will easily keep a person off the trail as the swiftness of the current can be ...

Condo Sales in Vancouver WA Slow in the Wintry January 2017 Weather!    Wintry weather has delivered a couple of snowstorms to Vancouver Washington this season, with the second being the strongest. To be sure, this has helped to slow the sales of existing condos on the market, and the listing of new units.  However with the Inventory Level slipping to 0.7 Months - we don't think we have a true slow-down yet.  Here are this month's highlights: Condo Average Sales Prices have actually eased slightly, with the 3-Month Moving Average now at $205,055 closing up 4.3% over the prior January; and the 12-Month Moving Average also closed up 7.8% from the prior year;     35 Resale Condos were sold in January, which is down about 6 (-14.6%) from January 2016;   REO/Bank Owned Condo sales were 1 un...

First of the Year Real Estate Sales For Vancouver Washington Looking StrongWe've reported previously that Vancouver Washington's Real Estate Market is not large when compared to the overall Portland-Vancouver-Hillsboro Metro area thus, comparing one individual month to another can improperly suggest a trend that is in fact quite the opposite.  For January 2017 we see fewer home sales than the same month in 2016; yet, the 3 month rolling average tells a different story  Highlights for January 2017 include: 276 Resale Homes were sold in January 2017, which is 21 fewer (-.07%) homes than were sold in January 2016.   The 3-Month Moving Average Price Trend Line is now at 9.82% higher than the prior year; with the 12-Month Moving Average now up 11.79%.   Short Sale /Pre-Foreclosure property s...

It is Essential To Keep Our Homes From Getting Too Moist Inside - However, We Must Be Alert and Take Action When Our Home's Air Becomes Too Dry! In Vancouver Washington's Winter Season of 2016/2017 our family started to get scratchy throats, and then we noticed our skin was getting itchy.  Remembering stories of how other households have used a Vaporizer when a Cold bug hit, we guessed that perhaps the indoor humidity in our home was too low, and we'd get our Vicks (Kaz) vaporizer out of the storage closet and put it to work.  Filling up the vaporizer with filtered water (to get the fluoride and chlorine/chloramines, etc. out) within a few hours we felt more comfortable and thought we must be onto something here.  We decided to keep the vaporizer going all day and night long but, wonde...

Some things we make cannot easily be explained.  Can you guess what this is?The only hint I'll initially provide is this was made in Vancouver Washington USA (not British Columbia, Canada; and not Portland Oregon!):   The greatest advances of civilization, whether in architecture or painting, in science and literature, in industry or agriculture, have never come from centralized government - Milton Friedman UPDATE - 2-4-2017 - I'll provide the solution farther down the page. For the next clue, these two behemoth machines were "born" in Vancouver but won't reside here. Instead they'll both be loaded onto a single barge, and must navigate past one of their first major obstacles... ... the venerable Interstate 5 Bridge over the Columbia River.  This photo shows the two lift-spans at their ...

Alt-Title: Nature's Handiwork Best Seen at Dawn on a Foggy Morning Adventure The popular trail recently freed from a heavy snowfall, seems normal enough ... ...yet rounding the bend, with the light just right you can see "new construction" from the arachnid world. Not many flying insects active in the near-freezing air, but the droplets of fog are easily snared. How industrious these web-weavers must be to produce such large webs in the winter season! The morning hours are a great time to get out in Vancouver Washington, most any time of the year to explore and admire the beauty of the natural world.  PS - 2017 real estate market will be hot for Vancouver WA.  If you ace planning on Selling or, just want to know what your home is worth -  we offer a no-cost, no-obligation Comparative M...

Luxury Home Sales Continuing to Improve in 2016 for Vancouver WA! For this report  Luxury Homes in Vancouver Washington will include both areas in the Vancouver City limits; as well as Vancouver Zip Codes under the  jurisdiction of Clark County.  We are also using the cut-off value of $700,000 for a property to make it into this area's luxury category.Although our area is not well known as a luxury home stronghold, there are indeed many neighborhoods that provide excellent property elements and Water or Mountain Views.  Here's the current luxury market view: Sales Activity grew in strength, peaking in the late Summer / early Fall, and finished with a strong December.     53 Vancouver Luxury Homes were sold during 2016; compared to 34 in 2015;   REO/Bank Owned Luxury Home sales were 0 u...

Salmon Creek Trail PhotoBlog Post 2017 Winter StormThe snowfall cleared enough in my neighborhood, and the rain let-up on Friday morning to make a nearby outdoor adventure a welcome relief from being captive indoors to the snow and ice. Hoping the Salmon Creek Trail in Vancouver WA would be mostly slushy-snow and ice-free, the first sign that something was a bit askew were several non-native eastern Oak Trees down and or damaged:  Traveling east-to-west, the early part of the trail didn't show too much damage to the native trees, and I had to stop to capture this pond, popular with the ducks when clear of ice!  Farther west it seems that the tree with the well-hidden Bald Eagle nest made it through okay:  Continuing onwards, there were many scenes like this where an Alder had toppled, s...

Vancouver WA Real Estate Market will Initially Continue the Existing Uptrend in Units-Sold and Average Sales Price, then Slow Later in the Year. Vancouver Washington's Home Values and Real Estate Prices have been in a four plus (4+) year upswing, with greatly increased intensity the past two years. From the wisdom of Gerald Celente's Trends Journal "The Trend is your Friend."  Thus, I opine, absent a force majeure event, that we are still in the strong phase of that uptrend, and may even see the intensity increase in the form of more rapidly rising prices. But Wait! Would you believe me if I said the Real Estate Market Crash is NOT Truly Over?As Realtors serving Vancouver Washington we specialize in Residential Homes For Sale. However, we'll gladly help with Real Estate Investment Proper...

Wordless Wednesday - Waning Gibbous Wolf Moon 2017 - Vancouver WA  This post owes its inspiration to Rene Fabre and his January 13, 2017 posting of "The Wolf Moon" taken after sunset in Tacoma WA.  These photos were taken about an 120 miles to the south (just under 2 hours on The 5 when the pavement is bare) in my town once our sky cleared.  First photo is just before Sunrise, the next two at sunrise using a tripod, temperature at record low - 9 above. PS - 2016's real estate market action has set several records for Vancouver WA.  If you ace planning on Selling or, just want to know what your home is worth -  we offer a no-cost, no-obligation Comparative Market Analysis for your Vancouver WA Home.  We also have on-line form to request your Home Market Analysis,,  Either way we trust yo...

Real Estate Sales For Vancouver Washington had a HUGE 2016!At the beginning of 2016 we opined this would be a good year for home sales in Vancouver WA however, the year we had just finished - 2015, was a blockbuster year so, if 2016 matched the prior year it would have been amazing.  Turns out, 2016 did perform better and this report will briefly summarize the total-year activity.  Highlights for the full-year 2016 include: 5,011 Resale Homes were sold in 2016, which is 123 More (2.5%) homes than were sold in 2015.   The 3-Month Moving Average Price Trend Line is now at 12.93% over the prior year, finishing at $304,273; with the 12-Month Moving Average now up 11.74%, finishing at $295,941.   Short Sale /Pre-Foreclosure property sales were 103 units (2.1% of total); substantially reduced...

Libraries (and the Books, Magazines, Video-media, and People therein) Change Lives! One of the great assets to any community, and certainly to Vancouver Washington and the greater Southwest Washington area is the local Library. We are fortunate to be served by the Fort Vancouver Regional Library system, which has many branch locations throughout the region. In large part the Library is funded by tax levy, and thankfully reflects strong community support.  However, not all programs are tax funded - one is the Summer Reading Program that receives funds from the FVRL Foundation; which in turn relies on fundraisers such as the BOOKAPALOOZA!  So what is contained in that fun-sounding name?  This time around we're told there are over 20,000 surplus items in the form of Hardback Books, Paperba...
