Trying to put more info out there for home buyers and sellers in my market area. This I made an error on the MLO number by using MLL and didn't realize until after published. New process for me. Hope it gains some traction... I am going to one boosting the post and access. Here is EPISODE 1 and then Episode IIThe first is 10 minutes... too long but it was supposed to be two with different lenders but One was unavailable so I just pushed ahead. #2 is just me  and I doing # 3 tomorrow with me and another agent on listing .

Listed three homes and had three offers accepted. And that was in a 6 day week! The market is good! Not crazy good but good. My opinion is the market has slowed a little but that is mostly in response to being overheated and it needed to calm a little. Further more sellers are coming into the market giving more selection to buyers and now not every deal is multiple offers and there is choice. Finally the last few weeks have seen interest rates rise marginally but a rise in rates. This makes sellers more willing to take a plunge before they go higher. There is one other factor. The government is signaling an adjustment to 1031 Exchanges and an increase in Capital Gains so investors are selling a few more properties than last year. Three sales a condo, a beautiful building lot and a house...

With summer temps in the 90s and even as hot as 120 degrees this summer, more and more home buyers are considering purchasing a condo in Wenatchee with a pool.  There are a number of public pools in the Wenatchee Valley, but many condo associations do have neighborhood swimming pools for the exclusive use of their members.Want to learn more? Bidding wars are more and more common in 2021 and the Wenatchee Valley is no different. The average single family home in the Wenatchee metro area is selling for 2% higher than the list price in the first part of the year. What about the condominium market? In our latest blog post we answer the question on everyone's mind: How much should I offer over asking price on a Wenatchee Condo? The answer may surprise you. Only about 1/3 of Wenatchee condos are selling above asking price and the average condo is selling for a slight discount.

Big shout out to Wenatchee photographer Travis Knoop for his help on our new Wenatchee condo website.  We have worked with Travis for a decade now and his photos really do a great job helping us tell stories.His drone photos of Wenatchee condos show off the incredible views of the local landmarks like Saddle Rock and Castle Rock and of the nearby Columbia River. I'm excited to share my new Wenatchee Condo website with readers of Active Rain. I wa surprised that no one had built this resource for condo buyers in Wenatchee and East Wenatchee. "Skiing is a dance and the mountain always leads."It's winter in Wenatchee and I thought it might be fun to show you a short video of Mission Ridge, the ski area 13 miles south of town.  This is where I learned to ski when I was 19 years old.  I took lessons every Saturday the first winter after I moved to Wenatchee. After I met my husband, we had a lot of fun skiing together on these slopes. One of the beauties of Mission Ridge is it is so close to Wenatchee.  We were, literally, on the slopes less than 45 minutes from the time we left our house.  Mission Ridge is located in a 2,000 acre basin, with 4 chairlifts and 36 designated runs.  We get a lot of people from the West side of the state coming to Mission Ridge, even though there are two major ski areas much closer to them.  That is...

"The greatest joy comes from knowing you have changed someone's life for the better." One of the wonderful organizations we have in the Wenatchee area is the Alatheia Riding Center. Alatheia is a therapeutic riding center for those with special needs.  It was opened in 2011 and has been providing life-changing experiences for children with physical, emotional and/or mental challenges ever since.   I encourage you to peruse their wonderful website.  Be sure not to miss the heartwarming rider stories . I have a friend whose grandson has Downs Syndrome and he loves his time at Alatheia each week.I had tears in my eyes as I watched the video.  It is only 3 minutes long.  I hope you enjoy it too!

What are you missing? Wenatchee Home Inspection  On home inspections having the right tools are always a must and often a blessing. Here was a great example. When doing an IR scan of the ceiling I find a dark blue to black area of the wall area in the front room/kitchen area. This was the unmistakable sign of missing insulation which leads to energy loss, potential for moisture transfer in the adjacent attic space as well as a general comfort issue.    Area in Infrared                                                                   Area in Visible Light Often the homeowners do not even know they have this issue other than it being a bit drafty in this area or needing to crank up the HVAC to compensate. Luckily this was a pretty simple correction but this is not always the case. This w...

What is the creepy crawler in my presence?Wenatchee Home Inspection What is this little bugger that is covered in legs, with a black to greyish-white colored body (they can also be yellow)? Their legs with a flurry of movement surround their body and propel these little creatures in quick, darting motions. Though Centi means a hundred these guys only have 30 legs consisting of 15 pairs of banded legs.  So what is it? The answer is the House Centipede. I run into these guys fairly frequently when and performing the crawlspace part of my home inspection. Typically I get the “what the heck” jolt from them as they make their darting movement to try to get out of my way and hide.
