Here are the Skagit County numbers for March 2021 compared to March 2020 and 2019. For residential, we can see that the number of listings was equal to last year but the median sold price is up and the days on market is down. That means buyers need to be "Buyer Ready, Day 1" - ask me about my program to help buyers be ready to offer immediately and beat competing buyers.For the condo market in Skagit County, the # of listings was up while the median sales price is down but look at the days on market, it's down from last year. Buyers need to be quick to react in this market.Here's the vacant land update for March. We have slightly fewer listings but pending and solds. Here are the numbers for Skagit County for February. March 1st, we've started the spring market and we should hopefully see more listings than in February. For residential, new listings were down, pendings were up and solds were up from February last year. The median sale price was up by 13% while days on market was down 73%! That's a shortage and supply and demand is what is bringing that median sold price up.See below for February numbers for each city - check out Anacortes with a median sale price over $613,000. Here's the housing update for Skagit County - just like its neighbor, Whatcom County, we're very much in a seller's market but this January in the residential new listings, we were up 20%. That's great but the pending and sold were both also up 34% and 12%, respectively. So the inventory, overall, is still extremely low.Heather Stevenson BROKERCELL 360.441.7120

Mount Vernon is a city in Skagit County, Washington. The median list price for residential is up slightly ($5,000) and there were 0 new condo listings last week in Skagit County. The good news for buyers is that there were more new listings last week and just a couple more new pendings and fewer solds than new listings - it's not enough to make a big difference in inventory but it's a start. Skagit County's real estate activity was mostly down from the previous week with the exception of pendings, which was up slightly. I believe the election was on the front of most Americans which directly affected real estate activity. The median price for both residential and condo listings went up a little last week. Introducing your Skagit County weekly activity report! Skagit County is a hot seller's market - new residential listings was 37 while 53 listings sold = net decrease of 16 active listings.
