There was a 16.3% increase or 65 additional sales in 2009 when compared to 2008.  In 2009 there was a total of 465 in 2009.  There were two months that sales significantly better than in 2008 and they were MAy and November. In addition there was a 6.3% , or 63 more new listings in 2009 than in 2008.   Most of the sales activity was between $200,000 -$350,000.  The average sale price was $293,866 with an average market time 154 days.  There was also 33 properties that sold between $500-750,000 too.   There currently 413 properties listed with a average list price of $362,462 and have been on the market 289 days. There were 40 sales in November 2009 with an average time on the market of 155 days and an average sold price of $290,426 with an average list to sales ratio of 91.23%.There are currently 18 accepted offers and in November there was 68 listings that expired.  The November 2009 results were significantly higher than 2008, 18 additional sales or 81.8% higher.  In addition the new listings deceased by 6 compared to the 2008 numbers.Currently the inventory of listed homes is 435 with an average price of $364,635 and have been on the market 273 days

My friend, and former and current client Melissa, is a dynamic young mother and a Special Education teacher at Brookfield East High School in my hometown Brookfield, Wisconsin. After closing on her new home this coming Friday, and moving in on Friday and Saturday, she will be participating in a triathalon on Sunday in Pleasant Prairie (like I said - she's dynamic - REALLY dynamic). Melissa and her young son Jack will be enjoying living close to Grandma and Grandpa too.

I've been looking into my heart to find the right words to write. My client is a young man 28-ish. He is a buyer. Two years ago he was a seller - of his Mom's condo - after she had succumbed to cancer at the unlikely age of 54 - my age (then). He was referred to me by a mutual friend, another 50++ lady who is his best friend's Mom and my friend - a mortgage broker of the finest caliber. Yesterday my young client and I met up in the driveway of a "Harry Potter" home he fell instantly in love with. An adorable stone Tudor on a big suburban lot a couple minutes from the freeway. Having lived in Brookfield Wisconsin or its close cousin, Elm Grove Wisconsin for 32 of my 56 years, I consider myself a local expert. Our hometown has transformed from a quaint farming community to a vibrant, diverse part of a major metro center. There were 43 sales in August 2009 with an average sales price of $286,435 on the market 129 days with a list to sell ratio of 95.06%.  The list to sales ratio from the original list price was 91.66%. In August 2009 there were 2 additional sale or a 4.9% increase  compared to 2008.  The new listings added stayed consistant with the new adds in 2008 with 81 new listings. The current listing inventory is 520 properties with an average $367,686 list price and an average time on the market of 255 days

There are untold numbers of reasons to love living in Brookfield WI. Among them is the appreciation that is frequently displayed for that which has gone before us. On a shady slope along Brookfield Road, just south of Capitol Drive is a tiny slice of living history. Oak Hill Cemetery is aptly named, with mature oaks towering over neat rows of stone memorials on a 3 or 4 acre hill. A walk through the neat rows reveals that this lovely final resting place has been serving Brookfield Families during three centuries!                 The earliest markers are dated all the way back into the mid 1800's, even before Wisconsin attained statehood! Living in Brookfield Wisconsin can be very relaxing if you take the time to enjoy the surroundings. Mostly large-ish lots with nice to awesome homes. Enough greenspace to attract and support a diverse population of wildlife. Multi-acre tracts of old woods, acres and acres and acres of river conservancy, even a few "hobby farms" still on the western fringe. I've written about the coyotes, the noisy birds and chipmunks in the morning, and the prolific deer population eating my ornamentals as if they were a breakfast buffet! But there is a rare and magical side of our local wildlife that most people have never had the opportunity to experience. It's the OWLS. It's only happened a few times in 18 years. Raising Kids in Brookfield Wisconsin, like anywhere, has its ups and downs. Raising kids anywhere in the world is not easy. It's probably a little easier in Brookfield though. With a fantastice school system (Elmbrook School District) and Park and Rec department, our little suburb of Milwaukee has alot to offer. My two boys, Ben and Martin attended Tonawanda Elementary, Pilgrim Park Middle and Brookfield East High Schools. There isn't enough space to write about all of the wonderful extras these schools offer. One high school science teacher, Sue Miller, arranges for a Spring Break trip to Honduras so the kids can learn to scuba dive in the ocean! A few years ago before we joined Keller Williams Milwaukee office, Pat Morita, the lovable Mr. Miyagi of Karate Kid fame was hired to be a commercial spokesman for the company we were with at that time. They designed a zany ad campaign centered around the character. Brookfield, Wisconsin is a lovely suburb of Milwaukee (largest city but not the capital of Wisconsin) located just west of Milwaukee. Brookfield is in Waukesha County which abuts Milwaukee County. So, Brookfield is abouth 15 minutes west of the downtown area, Miller Park (Milwaukee Brewer's baseball stadium), The Mitchell Park Conservatory (botanical gardens in geodesic domes!)Many residents of Brookfield work in Milwaukee County. Life in suburban Brookfield Wisconsin is pretty typical Americana. Half acre lots are the norm, with attractive, lush landscaping and a variety of home styles and ages. There is a good amount of natural land along the Fox River that's been placed in conservancy, so wildlife is pretty abundant. We have had as many as a dozen deer in our yard at once, a resident woodchuck who has raised several litters of young and of course the birds. Robins, finches, chickadees, cardinals, bluejays, wrens - you name it. Chipmunks inhabit our terraces and families of grey squirrels nest in our big maples. This summer has been unseasonably cool, so our windows are open all the time - we love the fresh air as opposed to central air. Having lived in Brookfield Wisconsin for most of my life, I am uniquely qualified to comment on the quality of life offered in this great Waukesha County community. First and foremost in my mind is the school district, The Elmbrook School District, which encompasses all of the tiny Village of Elm Grove (lived there for 10 years of my life too), the entire City of Brookfield, part of the Town of Brookfield, and a teeny-tiny sliver of the City of New Berlin. Elmbrook has been turning out college-bound kids for decades, with their ACT Participation of 83.5% being the highest of all Waukesha County school districts in the 2007-08 test year, and their average composite score of 24.8 in the same year being the highest in Waukesha County as well! Doesn't it make you happy when you have an experience with another person that makes you remember that people are inherently good and generous!?! Today I had a closing on a foreclosure property. I worked with the buyers, and this purchase was their first investment property. We had looked for a few months and kept finding junky homes with serious problems. They were about to give up when this home became available. It was well priced and really, truly looked like it was only a "paint and carpet" rehab. There were 54 sales in July 2009 with an average sales price of $287,217, with a list to sales price of 94.40% and an average time on the market of 141 days.  There are currently 525 active listings with an average list price of $375,000 and a average time on the market of 230 days.The sales results in July 2009 were 3 fewer than in July 2008.  However, the number of new listing increased by 22 when compared to the same activity in July 2008.
