                               Year-to-Date Real Estate Sales Jump in Oneida and Vilas Counties                          Quarter 3 2018Eagle River, Wisconsin - Using data compiled from the Greater Northwoods MLS, Julie Winter-Paez, team leader of the JWP Group with RE/MAX Property Pros has released a market report for the third quarter of 2018. In Oneida County, year-to-date real estate sales excluding vacant land totaled 653 in 2018, an increase from 579 transactions at the same point last year. The average sales price has increased 7.2%, from $203,674 in 2017 to $218,388 so far in 2018. In Vilas County, real estate sales excluding vacant land also saw an increase, from 448 sales through the third quarter in 2017 to 489 sales year-to-date. December 5,2014 Market Report for Northern Wisconsin.Just wanted to take a minute to get you some market statistics year to date (ytd) for 2014.Attached are a couple graphs showing you how the northern region of Wisconsin is fairing in 2014 and overall it is a typical recovery; there are some ups and downs with spikes of growth here and there but overall I would NOT say we experienced the recovery that much of the nation did in 2014.  Wisconsin statewide has seen an upward trend overall but when we zoom in specifically to our region we see a different picture and when we zoom even more into just Vilas and Oneida county it changes again. While we are ending the year stronger than some anticipated ( so far ) we are still down overall in total sales for the home/condo markets in 2014.     ...

    WHAT IS HAPPENING IN MY MARKET WITH MY INVESTMENT? Well, the September YTD is in and as we suspected and as we are feeling our MLS is up in homes sold and down in average price. In our MLS, overall, Iron and Price Counties are the two biggest winners’ ytd.  Both have seen huge increases in sales volume and Price County has seen the biggest increase in price so far this year. Please review the attached report for more specific info on those numbers. It offers you a great breakdown by county in BOTH price and volume.   I wanted to take a closer look at Oneida and Vilas County specifically so I could try and determine where those increases and decreases are being felt in my marketplace. Year End Number for 2012       Some great market news for you! The real estate market across the US is performing well and the Northwoods market is too! Our second home market is finally on the rise and showing positive signs. There was an approximate increase in sales of about 20% and 2013 is starting out strong too. The numbers for January and February are looking good too! This chart is a great piece and shows you every township in Oneida and Vilas County and how they fared in several market segments. First I believe that 2013 real estate market in the Norhtern WI counties of Vilas and Oneida and/or the surrounding Eagle River WI  area are going to be better than 2012; which ended up exceeding most people’s expectations, for the below reasons: ·        Interest Rates will remain lowJ ·        Inventory will remain low too on average local MLS ( multiple Listing Services ) are down about 22% and there is a 48 month supply of homes out there ·        Home prices may see some gains – minimal – but gains. December 2011 results for the Northern WI counties of Vilas and Oneida! After a better than expected October and November, December was slightly disappointing.  Home sales dropped to 78 units in Vilas and Oneida Counties for the last month of the 2011 year.  That compares with 92 units in December of 2010.  However, we only sold 67 units in December of 2009.  I can offer little in the way of an explanation for the lackluster results as December sales represent the lowest volume since May’s volume of 74 units.  My thoughts are that it could be a reflection of the current economic environment BUT - again - if you look at the last quarter OVERALL we ended up in numbers and this, to me, is a far better indicator and shows a better reflection of the year overall. Real Estate Foreclosure Activity for Eagle River, Wisconsin from April until October. What does this mean?  Not much.  Foreclosure activity is up over 50% from April.  Sounds like a great headline, right?  I think going from 2 to 3 is really meaningless.   What I will say is what I see in the market.  If you're looking for a single-family home on the water that is going into foreclosure.  You'd better be armed and ready to pull the trigger the second it is listed.  The last on-water foreclosure had multiple offers.  If you're able to enjoy the condo-lifestyle (being able to come up and enjoy yourself rather than keeping your place up) and are willing to sacrafice having your mortgage, taxes, HOA dues and utilities paid for you with rental income and still have some left - well, there ar...

Seems the President's rant this morning was nothing more than a campaign speech as I don't think anyone in Congress is ignorant enough to allow the damage of this plan to go forward.  The President is back to his class-baiting division techniques in an effort to conquer the election.  Pitting opposing groups against each other so he may rise above.  It's a technique that worked well in the last election and seems he's back to his modus operandi. Sadly, for his own political gain, this does nothing to get the country back on track.  We have millions hurting in economic turmoil and a 1.5 trillion dollar tax hike does nothing to help.  It merely increases the size of government and lines the pockets of the people who support him while hurting, or even devastating, those that don't.   When ...

Eagle River WI will be hosting this years Labatt Blue/USA Hockey Pond HockeyNational Championships again this year the weekend of Feb11-13,2011!   The 2011 Labatt Blue/USA Hockey Pond Hockey National Championships are set for Feb. 11-13, 2011 on Dollar Lake in Eagle River, Wis. The event is in its sixth year and is one of the highlights of the season. This event takes place on tucked away Dollar lake just outside of Eagle River, WI.  Thanks to the local fire department and the MANY volunteers this community is able to clear OVER 800,000 sq. feet of ice and create approximately 24 hockey arena's for the big event!  Last year we hosted 250 teams equaling close to 1500 participants.     Market Statistics for 500K plus properties in the Greater Eagle River WI areas of Vilas and Oneida Counties in 2010 I have been hearing a lot of questions regarding the higher end markets in my areas lately and there is bittersweet news for those sellers as well as those buyers. The market statistics for the $750,000 plus market in the greater Eagle River WI areas of Oneida and Vilas Counties showed improvements over the 2009 year in volume but not in price. Here are those statistics:  In 2010 there were 19  over $750,000  list price homes sold. The average sale price was $855, 789.  the average sq footage in those homes was 3516.  The average lake frontage was 198 feet and the average original list price was $1,057,403.  That gives a list to sell ratio of roughly 81%    In 2009 the...

Each winter, volunteers headed by the area firefighters, put in more than 700 "man hours" to cut nearly 3000 12-inch-thick ice blocks from a local lake, haul them to downtown Eagle River, Wisconsin, and build a huge ice palace. Eagle River's Ice Palace has become a popular attraction for motorists, snowmobilers, locals and visitors, as dozens of people stop each day to photograph the 20-foot high structure along Highway 45 North. I visited it recently in the afternoon and while I attempted to photograph and do a video of it ( attached here below )  at least 3 cars pulled up to get their photo op.  A great site to see!  It sits right off the main snowmobile trail so everyone has access to it's splendor. Finally here are some year end statistics for Eagle River Wisconsin and the surrounding areas of Vilas and Oneida Counties. I have been going over some numbers since the New Year started and I wanted to share them with you.  This took me a couple of weeks and it is not a perfect process but my numbers come right off of our MLS and right off of our tax rolls from last year.... So,  here is a view of 2010 and how each township I service did with list to sale price of both the original list price in the MLS and their value on the tax rolls for 2009....  This continues to be my biggest question from Buyers when viewing properties and I am always amazed that  they are looking this info up themselves online before ever meeting with me or viewing a property. Recent Market Statistics for the Northern Wisconsin Counties of Vilas and Oneida Counties. Most common question that I continue to get is what are the Recent Market Statistics for the Northern Wisconsin Counties of Vilas and Oneida Counties? So, I did some searching and here are some statistics. In Vilas County last year - up to October 31st - there were 102 off water homes sold to date in 2010 there have been 115 so we are up approx 15%.
