World premiere of The Illegal Use of Joe Zopp A film shot in Eau Claire and Chippewa Falls Wisconsin I had the great opportunity to check out this film. The majority of it was shot lcoaly here in Eau Claire and Chippewa Falls Wisconsin. It was a very unique film with plenty of laughs.   I have recently had the opportunity of working with several buyers who have found opportunity in this country after coming here from their own. I have had some training in Spanish but that was not going to help in this case.   I recently had an appointment to offer my opinion on certain remodeling projects. In our area, Eau Claire Wisconsin, there can be fierce competition when it comes to selling homes. For the most part existing homes seem to fall under the $200,000 mark and the feature set and overall condition of a home only $10,000 in price can be remarkable. How do you set yourself apart just before you sell without spending all of your hard earned equity and savings on remodeling projects?     I keep seeing all these great posts talking about the importance of blogging. Not only are more people writing, but more people are reading as well. Print newspaper takes too long to get to press. People want to know about what is going on and they want it from sources they know they can trust. They want it in a format that is easy to read written by their peers. They want it written in a style that is easy to read and they want it written in a voice that is their own! It never fails that when I am browsing our MLS, I find outdated information that has been posted by the listing realtor and no longer applies.  Here's a few outdated quotes and other information that I recently found; 1.  Some of the pictures have snow in them!  OK, I live in Wisconsin where we have winter for several months but it's now August and last time I looked, all the snow is gone!  There is no excuse to have a picture of your listing with snow.  This also applies to pictures that were taken this spring when the trees were bare and the grass was not green.  Get out there and take fresh pictures!! 2.  The comments say "Great house, won't last long!".  And this listing is about 6 months old (sometimes longer).  Be honest; if the house hasn't sold in 6 months then it's no longer re... 08/12/2008

I dont know what other people think about this but alot of times when I am doing an open house if the house is really well lit naturally I dont even turn on a single light. Maybe in the bathrooms but I like showing off the natural lighting and if people ask I say "it has such wonderful natural light why not show it off? How green is that?" Ask your agent if they will keep an eye on the competition! (Also if you can keep an eye as well) I think comparing the home in question to similar homes in the same area or neighborhood is often overlooked. I think agents often spend the time to do a CMA to get the price ok but then aren't actively comparing this to what is going on in the market in that particular area. When I take a listing and the seller uses email I ask them if they would like to take part in watching the market in the area. I set the MLS search to basically run in reverse and watch as houses are sold and what is coming onto the market in that area. It works great and it lets the seller be a part of selling their house.   My computer is slow probably the most overlooked reason... Have you defragged lately? Do you even know what this is? Do you even have a program running that does this? Answer: probably not. I dont want to go into a lengthy tech summary of what fragmented files, fragmentation and what defragmentation actually does. You can go here http://en.wikipedia.org/wiki/Defragmentation for that. What you need to understand is that this is something that is not taken care of by default. If you are not manually setting this to be defragmenting your drive(s) it just builds up and gets worse and worse and worse.. you get the picture. So what can I do to fix it? There are 2 solutions.
