We are just getting started with the summer, but for this year's real estate market we are already well into the second half of buying season. This graph paints a good picture of how buyer activity changes from month-to-month. As the graph shows, the number of accepted offers decreases in July - well below the levels from the peak months of March, April, May and June.   (A note for sellers: Now is the time to ensure your pricing and your marketing are on the mark. The month of July sill offers a good window of opportunity with a large supply of buyers, but that window will be closing fast.) According to our recent review of MLS data, the peak year for Dane County condo prices was 2005. In 2011, the average Dane County condo sold for 19.7% less than its 2005 value.   * Note, the 2009 and 2010 data are affected by relatively small sample sizes.   The results of our analysis include the following: The peak year for Dane County condo prices was 2005. Condo values in 2011 decreased by 19.7% from 2005.   The average condo in our analysis sold for 16.1% less in 2011 when compared to its previous sales price. The average bank-owned condo sold for 36.1% less in 2011 when compared to its previous sales price. The average short sale condo sold for 24.4% less in 2011 when compared to its previous sales price. The Dane County Distressed Property Index was 24.8% in May. May was the fifth month in a row with a reading below 30%. Here's how the distressed property index has been trending since 2006. This is a positive sign for our market, but we expect the index to remain at elevated levels through at least 2013. That's because Dane County foreclosures have been quietley increasing this year. Here's a review of May Dane County home sales from a historical perspective. The 482 Dane County home sales recorded in May were 18.4% higher than the 407 home sales in May of 2011, representing the second highest total for any May over the last 5 years. The only May to log a higher total in the last 5 years was May of 2010, with a total of 537 sales. The surge in sales in May of 2010 was due to the many buyers who rushed to take advantage of the last home buyer tax credit, which expired at the end of June in the same year. Dane County housing starts increased from 64 in May of 2011 to 81 this May, a jump of 26.6%. As the graph below shows, housing starts this May were the highest for any May in the last 5 years. We believe housing starts will continue to rise this year, based on trends in the larger market. Dane County foreclosures increased in May, for the fourth month out of the last five. May foreclosure filings increased by 2% from the number of filings registered in May of 2011, according to data maintained by the Wisconsin Circuit Court. A total of 102 new foreclosures were filed in May compared to 100 filings a year ago. The graph below shows the number of foreclosures for every May dating back to 2004. Dane County condo sales (excluding houses) are slightly ahead of last year's pace through the month of April, but our latest Dane County pending condo sales report predicts the sales pace will accelerate in June. As the graph below shows, the number of listings with accepted offers is up by 59% from the same time last year.  Note: our final May condo sales numbers are not available yet, but condo sales in May will prove to be well above last year's total. It's a better year for Dane County sellers because more people are buying this year. Another big reason is fewer Dane County listings are on the market. As the graph below shows, Dane County home and condo inventory is the lowest it's been since 2005.   Of course every market is unique - by neighborhood, by price range, and by property type. Some markets are strong sellers markets right now, while others remain very strong buyer markets. The Wisconsin housing statistics are now in for April of 2012. Here is an excerpt from what the Wisconsin Realtors Association (WRA) had to say: “The strong pace of existing home sales continued, with 10 straight months of double-digit sales growth. Home sales rose 19.5 percent in April 2012 compared to April 2011, according to the most recent monthly report by the Wisconsin REALTORS® Association (WRA).
