Here's a review of April Dane County home sales from a historical perspective. The 389 Dane County home sales recorded in April were 22.7% higher than the 317 home sales in April of 2011, representing the second highest total for any April over the last 5 years. The only April to log a higher total in the last 5 years was April of 2010, with a total of 493 sales. The surge in sales in April of 2010 was due to the many buyers who rushed to take advantage of the last home buyer tax credit, which expired at the end of June in the same year.  Looking back further in time, last month's sales total was below all of the April sales numbers from 1998 through 2007. Dane County foreclosures increased in April, making April the third month out of the last 4 to register a year-over-year increase in filings. April foreclosure filings increased by 46.2% from the number of filings registered in April of 2011, according to data maintained by the Wisconsin Circuit Court. A total of 155 new foreclosures were filed in April compared to 106 filings a year ago. The only April to register a higher number of foreclosures was April of 2010, which registered a total of 157 filings. Mortgage rates have once again reached record lows, according to Freddie Mac. According to the Freddie Mac May 3rd survey, the average 30 year fixed rate loan was 3.84%. The average 15 year rate was 3.07%. The following graph provides a good picture of how rates have changed over the last 20 years. Mortgage rates right now are less than half of what they were in the early 1990s. It's a better year for sellers because more Dane County homes are selling this year. Another big reason is fewer homes are on the market. As the graph below shows, Dane County home and condo inventory is the lowest it's been since 2005.    Of course every market is unique - by neighborhood, by price range, and by property type. Some markets are strong sellers markets right now, while others remain very strong buyer markets. For example, the market for homes priced under $250,000 on Madison's near west side is a hot sellers market, while the market for any condo in Madison remains a strong buyers market. The market for Dane County luxury condos has changed significantly over the last few years. Here's one example from our Dane County luxury condo report, which covers Dane County condos priced at $500,000 and higher. As you can see from the graph below, Dane County luxury condo sales have decreased significantly from the peak year of 2006. A total of 67 luxury homes sold in 2006. Luxury condo sales dropped to just 14 in 2011, a 79% decrease from the peak year of 2006. It's a very strong buyers market for luxury condos in Dane County. The market for Dane County luxury homes has changed significantly over the last few years. Here's one example from our Dane County luxury home report, which covers homes priced at $800,000 and higher. As you can see from the graph below, Dane County luxury home sales have decreased significantly from the peak year of 2006. A total of 69 luxury homes sold in 2006. Luxury home sales bottomed out at 21 in 2009 and ended the 2011 year with a total of 40 luxury sales. The 40 luxury homes sold in 2011 represent a 42% decrease from the peak year of 2006. Dane County foreclosures decreased in March after posting increases in the first two months of the new year. March foreclosure filings decreased by 14.4% from the number of filings registered in March of 2011, according to data maintained by the Wisconsin Circuit Court. A total of 107 new foreclosures were filed in March compared to 125 filings a year ago.  Foreclosures in 2012 are currently ahead of last year's by pace by 1.9%. Here's a review of March Dane County home sales from a historical perspective. The 355 Dane County home sales recorded in March were 37.1% higher than the 259 home sales in March of 2011, representing the hightest total for any March in the last 5 years. Looking back further in time, last month's sales total was 10th highest for any month of March in the last 22 years. Here's a review of March Dane County condo sales from a historical perspective. Dane County housing starts increased from 60 in March of 2011 to 69 this March, a jump of 15%. Housing starts this March weighed in at the second highest total out of every March over the last 5 years, but remain at historically low levels. We believe housing starts will continue to rise this year, based on trends in the larger market. Locally, we are seeing a noticeable increase in the number of people who are opting to build. We recently blogged about the big jump in March home sales in Dane County. Our preliminary review of the March 2012 MLS data shows the big influx of home buyers is coming predominantly from the first-time home owner. In fact, 53% of the sales in March 2012 were for homes priced under $200,000, compared to only 43% in March 2011. Soon you will see various market reports stating sales were higher in March, but median prices were significantly lower. Lower median prices are exactly what we should expect with the large influx of first-time home buyers. Many more people are buying in the starter home category, which drives the median price lower. The Dane County real estate market is improving in a number of different ways. Although our final numbers for March are not complete, March home sales will be the highest for any March dating back to 2008. We see this trend continuing, as our latest pending home sales report shows 36% more listings with accepted offers compared to the same time last year. With more buyers and less inventory, 2012 is shaping up to be a better year for sellers. The bounce is smaller for the condo market, but we expect more condos to be sold in 2012.   Much of the increased purchase activity is coming from first-time home buyers, as more consumers are viewing home ownership in a more positive light.
