I have charted the monthly sales of single family homes in Madison Wisconsin. (not condos)   For comparison, I used 2007 figures.   Here is what I found:-   The July 08 figure is a bit scary although this was taken August 10 and more sales may yet be reported. But I do think that this figure is the result of a very slow May to June.  I have noticed that buyers were more active in July and August.   What are your thoughts?

EVP Coffee, Madison Wisconsin, I was out and about in Madison Wisconsin today, had a spare hour so i stopped in at a new (to me) Coffee shop. I was very pleasantly surprised to see a spacious yet quiet and comfortable place.  It was busy and I soon found out why.  The coffee is strong, much more so that the run of the mill shop.  So much so that the coffee tender, Paul offered to dilute it.  It was very nice. Apparently they Roast their own beans on the East Madison location. I decided to head to an outside sitting area where my phone calls would be less annoying.  (note to self - do this again because I get more calls done!!) MAdison Wisconsin I must admit, late May and June were very slow and I was getting a little worried about paying the bills and looking after my team and my family.  I am sure this does not fetch many pangs of sympathy from those outside of the industry who feel that Realtors are Rich.   Fact is that many of these Rich Realtors have not had a closing in months and even experienced Realtors are getting out of the business or taking part time jobs.  I am committed to my clients, my team and to Real Estate.  Yes I was a little scared, not having a deal accepted in about 6 weeks, but my team kept on doing the right things, collecting listings, working them etc.  Then in the last week of June, bam!!!, 4 offers accepted, then another the next week.  Before i could see the number of showings wa...
