I think the reason I got into Real Estate explains the type of service I want to provide. It happened long before I choose Real Estate as a carrier. I decided to move and tried selling my house on my own. That was not as easy as it seemed. It still cost me attorney fees and other costs I didn't plan on, but lessons I learned about Real Estate made up for the costs involved.   The first lesson was the barrage of Real Estate Agents calling on the phone and showing up at my door. That’s right, just like the title says – there are some houses purchased as foreclosures and flipped. Some of those houses may have seen severe mold problems. I’ve seen a few of these. I’ve been asked to list some. My response has been, “we have to disclose problems that may severely effect property value.” Seller’s response has been, “I’ll look for another agent.” It doesn’t take much for investors to find Real Estate Agents who don’t ask questions.   How do you protect yourself against those types of issues? I have one rule for Real Estate Investors. It should be easy to understand. This gauges shows how well I do my job because I only bet paid on commission based on the final sale price. I make the least amount of money when I find the investor the best value and get it at the lowest price. I make the most amount of money when I sell the remodeled property for the best market price.   I explain this to all my investors. You see, I make very little money when investors buy a foreclosure ---- where most purchases are below $100,000, almost every purchase is below $50,000. I know this happened to just about every Real Estate Agent I talked to. It happened to me 4 times. I run a particular Buyer around looking at 40 or 50 properties. One day they drive past an open house, walk in and write and offer to purchase with the Listing Agent. In most cases they tell the Agent at the open house they are working with me. It makes no difference to the other Agent, ethics are not their concern. Making a buck is their top priority. The Buyer bows down to pressure from the Agent at the open house offering to write a full price offer on the spot. Of course the offer is accepted and goes on to close.   Maybe it is my fault. This was the most unusual Real Estate circumstance I have been in. It was a commercial property listed by the office I worked for. After both parties signed an accepted, the Buyer set up a number of visits to the property, the first of which was of course the inspection. The building passed inspection with only a few minor issues the sellers agreed to correct. The Buyer wanted to get a quick start on remodeling the property, so we made a number of visits with licensed contractors to get bids.I wasn't aware if this at the beginning, but the agent listing the property, who represented the sellers, was calling the buyer I represented, asking questions and generally making a mess of things. I have a lot of buyers on automatic updates from the local MLS. Buyers get updates within minutes of every new home listing added to the MLS or price changes for homes fitting their search criteria. Automatic updates help keep my customers ahead of the game in Real Estate. They check these updates any time they have access to a computer or from their phones. With the way business has been going, automatic property updates get them to the property in time to view and write an offer, but as usual, many sellers wait a few days for other offers to put buyers in a bidding war, and as with any market, the best deals go quick.   There is one problem I have seen with automatic updates. Remember the good old days when we saw prices falling and Buyers getting into the market to snatch up all the great deals? On the other side of the coin we saw a number of Sellers chasing falling prices.   Today we have the same problem on the opposite side. Prices are shooting up.
