I’ve seen a lot of excuses Sellers come up with to over price their homes for sale. I have seen people List their homes for sale and over price them, thinking they can take the Listing to the bank and use that as an alternative to an appraisal. This never works. I find out their motive when they call me and say they have to take it off the market to refinance their home. Did this ever happen to you? Take a buyer out, look at 40 plus homes. They find the perfect home. March 12, 2013 – The 4-county Metropolitan Milwaukee housing market continued plowing through the winter in February, posting a 16.4% increase in sales over February 2012. There were 960 sales in February, the most for that month since 2007 (1,033), just before the Great Recession began; and marking the 20th month in a row of increased home sales. Click here to view the graph showing actual sales over the last 20 months. Note the higher level of sales in January and February 2013 compared to the same months in 2012, indicating a much stronger beginning to 2013. How many of you had this problem bidding on a foreclosure? Spend hours writing and submitting a bid, only to hear nothing back for weeks? The longest I had to wait was 6 weeks. I don’t care how low a bid is, it is not professional by any means to leave an offer sit for weeks, or not reply at all. I am surprised asset managers do not understand how the game is played. Investors like to bid low. That’s what they do. They can’t sleep at night thinking they could have saved a nickel.   In most cases, I receive a reply to an low offer in a couple of days. Just went to show a couple of properties. One was a 2100 square foot colonial built 1972, the other a 1700 square foot cape cod built 1939. Based on the pictures, the 1700 square foot cape cod looked huge compared to the 2100 square foot colonial. When we viewed the properties the buyers commented, "I thought this looked so much bigger and better on the pictures." It did. I told them before we set up the appointment. You see, I use the same lens, take the same type of pictures, arrange them in the same order as the Listing Agent for the 1700 cape cod. You have to do that to ensure the maximum amount of potential buyers view the property.   I'm not going to give away my little trade secrets, but the lens, angle of the picture, lighting, and sequence of the pictures all make a difference....

Many of the things that go wrong in Real Estate are caused by groundless rumors. I saw this happen at one closing, and made the decision to discuss this matter up front with all my sellers with investment properties. It is a simple matter of controlling the closing date.   One of the things that has always worked for me is my honesty with everyone involved in a transaction. This includes tenants. I tell them the buyer we are targeting and why. Most often we are expecting an investor to buy the property and many investors are looking for properties with reliable tenants. In other words, if you are a good tenant, the new owner is going to establish a working relationship with you to protect his interests as well as yours. With all the things that could go wrong in Real Estate, it seems some people are working harder to make more go wrong. Let's face the facts, not every agent wants to get involved in a short sale. It does not take long to figure out too many things can and will go wrong on a short sale. The main problems seem to involve missing or late forms caused by Sellers taking weeks to respond. Some times problems are caused by listing agents with little or no short sale experience. With seminars and online videos available there seems to be no excuse for this. I sold a house for a friend of mine, a lender I worked with for a number of years. You wouldn't expect this from a lender, but this is the issue that came up at closing.   The sale was a snap. We went over the market numbers, knew where we had to price the property for a quick sale, and the relocation service approved the sale price. Some times it is great working with relocation services. I have great luck working with them on the Listing side, but cannot figure out why they are such a pain to deal with when I am bringing in the Buyers.   Listed the property on Monday. I live by a simple business philosophy, I treat people they way I expect to be treated. I don't pester people on the phone or with unwanted emails. I let them know I am available any time they have a question, and take care of business as soon as the matter comes up. Organization is the key to success. How can you beat organization for free? Here is how I do it.   I use Google for a number of office tasks. I prefer Thunderbird mail, and it may not be a bad idea to keep 2 sets of records, because for the time being there seems to be no way to sync Thunderbird and Gmail. The downfall is every new customer or client requires entry into three E-mail accounts. They of course have to be added to MLS, which will not sync to Gmail or Thunderbird.
