Facing foreclosure?  Here is a collection of material I have been passing along to home owners looking for answers to many of the most asked questions.  One of the major concerns is having the ability to find reliable information from the correct sources.   To avoid scams begin your Internet search on sites ending with the .gov suffix.  The .gov shows the information is listed on a government site, such as www.irs.gov.   Many government sites contain links to other sources and agencies.  You may also contact local Real Estate Agents for specific information in your area.  Many Real Estate Agents have advanced training in the area of short sales and foreclosures.  It may also be a good idea to consult an attorney before making a decision.  Many local governments have grant and refinance ...

We have heard way too much about this H1N1 flu.  The drug companies claim there is a shortage of shots.  These are the same drug companies spending BILLIONS in advertising, most of which is during the news hour.  I suspect these drug companies are threatening the media, telling them to create a scare so they can make more money.  If they create a shortage, they raise th http://www.kirotv.com/money/20975936/detail.html Talk about CONTROL, this is only the beginning.  After spending millions of dollars lobbying against any type of public health insurance plan, the same drug companies want the government to spent $18 BILLION dollars to publicly distribute the shot.  http://www.lakelandtimes.com/main.asp?SectionID=9&SubSectionID=9&ArticleID=10046 Let's gauge the scare tactic.  How many pe...

If you are a first time home buyer eligible for the $8000 tax credit, time is running out.  If you are considering buying a bank owned foreclosure, it may be too late.  The closing must take place on or before November 30, 2009.  It usually takes about 30 days or more to close on a property with an accepted offer.  To be on the safe side you should have an accepted offer no later than the last week of October.  Expect delays, this may be the busiest time real estate has seen in years.  Keep in mind, with the recent down turn in home sales, there are fewer real estate agents, loan officers, appraisers and under writers available to complete the steps necessary to close on a property. At this point in time I would suggest you avoid short sales.  These can tie you into a binding contract f...

I really didn't want to see this lesson again.  You know, you keep getting the same lessons in life over and over again until you learn it. I really do know this one!  Live life to it's fullest. Help other people (and life on this planet -- I must include pets in this one). No good deed goes unpunished - or what comes around goes around. I sincerely try to "make" someones day each and every day. I live life as though there is no retirement.  I live for today. I had to say goodbye to a friend.  It was a shock.  There was no warning, as there many times aren't. I spent Monday with good friends and neighbors at a pool party.  It was a "close" down the pool party.  It's starting to get cold here in Wisconsin, our lows last week were in the 40's at night. So, it's time to close up the pool, ...

Selling a home can be an emotional experience.  I know because I went through the experience myself.  As I was about to list the house on the MLS I had a vast array of emotions going through my head.  I thought of all the effort put into building the house, the money I had invested and of course the memories.  We invest not only money but time into our homes.  Adding the little touches inside which express our individual tastes and preferences.  Caring for the lawn and yard.  The trees, shrubs and plants which we have seen grow throughout the years.  Watching our kids grow up.  Baking the first cake in the kitchen, the swimming pool in the backyard and building the swing set are all memories which will be with us the rest of our lives.  The friends, neighbors and of course the relatives...

Take the Stress Out of Homebuying Buying a home should be fun, not stressful. As you look for your dream home, keep in mind these tips for making the process as peaceful as possible. 1. Find a real estate agent who you connect with. Home buying is not only a big financial commitment, but also an emotional one. It’s critical that the REALTOR® you chose is both highly skilled and a good fit with your personality.2. Remember, there’s no “right” time to buy, just as there’s no perfect time to sell. If you find a home now, don’t try to second-guess interest rates or the housing market by waiting longer — you risk losing out on the home of your dreams. The housing market usually doesn’t change fast enough to make that much difference in price, and a good home won’t stay on the market long.3....

Property Listing Specials: 5.00% Commission includes Advanced Internet Marketing Property listings with a flexible commission scale.  Property Sellers have different needs and expectations.  Not one single commission schedule will appeal to every Seller nor suit their needs.   The property type dictates the marketing plan you will need.  Selling a home is very different than selling a duplex or a multi family unit.  Selling a condominium will have a completely different set of challenges.   Marketing a commercial or investment property is vastly different than marketing a single family home.  Properties can be as diverse as the owners.  Each must have it's own personal marketing plan targeting a specific group of qualified and eligible Buyers.    Location dictates the approach taken in...

We may have passed the Real Estate bottom here in Milwaukee and Menomonee Falls, Wisconsin.  I am seeing agents receive multiple offers once again.  I am also seeing a high number of accepted offers on the searches I am conducting.  I just searched for a 3 bedroom bungalow.  A few weeks ago I was sending out some real great looking homes at low, low prices.  Today they are all sold or have accepted offers. A month ago I could find 50 or more homes based on the needs of any buyer.  The searches I am going now turn up a dozen or so homes.  Last month I could find a number of foreclosed properties in good condition between $40,000 to $50,000.  Today the prices have shot up into the mid to upper 60's. Open houses are bringing buyers.  The last few offers I wrote were on properties receiving...

With the $8000 first time home buyer tax credit it seems many agents have forgotten the other incentives for buying a home. The $8000 first time home buyer tax credit is only the beginning.  What about the tax advantages saved every year?  Paying a $100,000 mortgage may cost you $600 a month but remember, the interest and taxes are deductible.  That may amount to $10,000 in deductions.  If you are in the 15% tax bracket, this can put $1500 a year back in your pocket. Hopefully we are pretty much hitting the bottom of the price declines in this recession.  If we are at the bottom of pricing that could mean we may see an increase in home prices over the coming years.  Lets imagine a 10 year scenario. Even if your investment looses money over the next two years you may be further ahead. Ye...

The home sales market is rebounding in the Milwaukee area.  January and February of 2009 have seen a high volume of sales in foreclosures.  The first week of April has seen an increase in sales in suburban homes under $200,000.  This has been achieved with little or no government involvement. Past years have shown, prices will increase as new listings enter the market in early spring with moderate or high sales figures.  The Greater Milwaukee area has experienced price increases averaging 8% for five consecutive years ranging from 2002 to 2007.  From 2007 to 2008 Wisconsin has shown a 1% increase in overall pricing.  Many sellers are waiting for the first sign of a turn around in prices.  When this happens, many sellers will list their homes at prices above market value. If sales contin...
