There were 27 sales with an average sales price of $257,583 with a list to sales price of 97.43% and 146 days to sell.  There is also 11 properties with accepted offers with future closing dates.In june 2010 the sales were up by 2 units with the same number on new listings added in 2010 as in 2009 which was 51.There currently 264  listings with an average list price of $299,914 and with an average time on the market of 208 days.This year there has been 24 more sales year to date than last year with only one down month which was March.

There were 32 sales with an average sales price of $277,810 and a list to sales ratio of 92.96% with 164 days on the market.  There are also 24 active offers with future closing dates.Sales activity was up in May 2010 with a 114% increase when compared to 2009! In addition there were 13% fewer new listings added.There are currently 257 properties listed with an average list price of $302,628 with an average time on the market of 210 days.  GREAT TO SEE THE SALES

I haved been invited to a community-wide meeting of the Dane County Foreclosure Prevention Taskforce. The agenda includes a brief presentation on the state of the foreclosure problem facing Dane County followed by a review of various Taskforce initiatives.  We will also hear from Erica Petty from Chase's Office of Community Advocacy, who will share some thoughts on the impact the federal Making Home Affordable program is having on the loan servicing industry. We look forward to your participation in our efforts.  This meeting is an opportunity to provide input on the next steps.I will let you know with my next blog what happened.

There were 18 sales in April with an average sales price of $210,003 with a original list to sale ratio of 86.91% and 127 days on the market. There are currenlty 21 accepted offers with future closing dates.I April there were 4 fewer closings than in 2009. There were also 9 fewer new listings added in this year in april than last year.There are currently 255 properties listed with an average list price of $308,735 with an average time on the market of 197 days.The total sales year to date in Muskego has been 55 sales which is 5 less than last year or a 8% reduction in sales.  However, there were 14 accepted offers in April that may help activty in May. So net net it does not appear the $8000 tax credit assisted the market in Muskego but kept it consistent with last years results.

There were 16 sales in March with an average sales price of $265,818 with a list to sales ratio of 94.88% and 93 days on the market.  There are also 23 accepted offers with future closing dates.This March the sales were down 36% or 9 sales when compared to last year and the new listings are up 24% or 14 listings.There are currently 254 properties listed with an average list price of $303,453 and an average time on the market of 197 days.

      Muskego WI can mean affordable lakefront living for anyone wanting to walk out their door, cross the deck or patio and feel the sand squish between their toes and water lap against their legs in a few short steps.  Muskego is a Waukesha County suburb with an estimated population of   22,851  and a land area of  31.2 square miles . The name Muskego, like a lot of cities in Wisconsin, is the derivative of an Indian word, in this case from the Potawatomi Indian name for the area, "Mus-kee-Guaac", meaning sunfish. There were 11 sales in February with and average sales price of $252,027 with a list to sales ratio of 97.76%.  In addition there are 8 accepted offers with future closing dates.This was a better February in 2010 than in 2009.  Two more sales this year than last year or 28% better results.  The news decreased by 12% compared to last year, only adding 43 listings.There are currently 231 listings with an average list price of $298,353 and an average of 223 days on the market.

The president and congress has called for steps to stregthen FHA reserve fund.  What does this mean to buyers:-Upfront mortgage insurance premium (UFMIP) will increase to 2.25 percent up from 1.75 percent-Credit score below 580 will be required to have at least a 10 percent down payment-Minimum down payment will remain at 3.5 percent for all other borrowers.-FHA will seek legislative authority to increase the annual premium -Seller concessions will be reduced to 3 percent from 6 percent. In addition there will be more quality control on how loans are be servicing and more oversight by FHA/HUD.

There were 4 more sales in 2009 than in 2008 or a 1.8% increase. July was the only month when there was a significant increase in activity compared to 2008.  The number of new listing decreased by 8% or 47 properties during 2009 when compared to 2008. The average sales price was  $252,362 with an average time on the market of 173 days.  Most of the activity was in the $200,000 to $275,000.  There currenlty are 211 properties listed with an average list price of $315,264  with an average time on the market of 234 days.  Assuming the sales average 19 per month, there is a 11 month supply of listings currenlty on the market.     Contact me if you need assistance with buying, selling, or a short sale.
