There was 19 sales in June with an average sold price of $120,315 with a list to sales ratio of 96.12% and 178 days on the market.  There are also 13 accepted offers with future closing dates. In June there were 2 more sales than in 2009 and 9 fewer listings that were added when compared to last year results. There are currently 179 listings with an average list price of $165,320 and a average time on the market of 337 days. The sales in results in South Milwaukee have consistently beat 2009 results in 2010.  The only month sales were less than in 2009 was in January.  There have been 25 more sales in 2010 than in 2009.

There were 23 sales with an average price of $133,206 and a list to sales ratio of 97.37%. The average time on the market was 189 days and there are currently 14 accepted offers with future closing dates.There were 2 mores this year in may than last year. However, the new listings added declined by 35% or 16 properties.There are currently 182 properties listed with an average list price of $163,379 and a average time on the market of 350 days.

There were 25 sales in April 2010 with and average sold price of $150,156 or 90.56 % of the original list price and 155 days on the market.  There are also 18 accepted offers with future closing dates.In april there were 6 more sales than there were in 2009 or a 31% increase and 5 less new listings were added this year when compared to last years results.There are currently 183 properties listed with an average list price of $164,009 and 344 days on the market.This year there has been a significant increase in activity when compared to last year.  This year a total of 52 properties sold compared to only 40 last year.  This is a 30% increase in activity, so the tax credit had a huge impact on the market in South Milwaukee.

There were 9 sales with an average sales price of $136500 with a list to sales ratio of 92.79% and a average time on the market of 235 days.  In addition, there are 9 accepted offers with future closing dates.There were 3 more sales this year than last year for a total of 9 sales. The number of new listings decreased by 9 fewer new listings this year when compared to last year. There were a total of 41 new listings added in 2010 in February.There are 194 listings with an average list price of $164,703 with an average time on the market of 336 days.

There was a 5.6% increase in sales in 2009 compared to 2008.  The only two months that had significant increase in activity compared to 2008 was October and November.  The number of new listings also decreased a little, down 3.4% or 15 properties.  There was 187 properties that sold with an average sales price of $139,169 with an average time on the market of 162 days.  Most of the activity was in the $140,000- $180,000 for sales in 2009.   There currently 171 listings with an average of $162,954 list price and 358 days on the market.  Assuming that the sales per month stay at 15 sales per month, there is currently a 11.4 months of listing inventoy on the market.     Please contact me if you need assistance in buying, selling or with a short sale.

There was 27 properties sold in October 2009 with and average sales price of $157,688 with a list to sales ratio of 90.39%.  In addition there was 30 listings that expired in October.During October 2009 there was a increase in sales of 68% or 11 units when compared to 2008 activity.  In addition the listing additions increased 6.7%. There is currenlty 188 active listings with an average listing price of $160,159 and have been on the market an average of 325 days.

There was 15 sales in August 2009 with an average sales price of $144960 being on the market 149 days with a ist to sales ratio of 97.29%.   There were 46.4% or 13 fewer sales in August 2009 compared to August 2008.  During the same period the new listing added were reduced by 8 properites or 19.5%.   There are 199 current listings on the market with an average list price of $163,024 and a average marketing time of 296 days.

In june 2009 there was 1 more sale compared to 2008 results, for a total of 17 sales. However, there were 17 fewer listings in 2009 compared to 2008. There are currenlty 196 listed properties with an average list price of $164,149 and have been on the market an average of 112 days. The market activity was all over the board, but there were 3 sales in the $225,000- $250,000 range that increased the average sold price.
