  Buying A HUD Home - How Can I Buy A HUD Home ?   I thought I would take a short break from my blog series on "How To Sell HUD Homes" and do a short one for Buyers on "How to Buy A HUD Home" Almost anyone can buy a HUD Home. Generally, there are several "bid periods" though. Initially, owner occupants, non profits and government agencies have the opportunity to bid on the properties. After that period, if the property is still available, then investors can bid. You will need a HUD approved real estate agent to assist you with the online bid process. HUD pays the real estate agent's fee. You should never have to pay an agent a fee to submit an online bid for a HUD Home. You can find a HUD approved real estate agent at www.HUD.GOV/HUDHomes. Selling HUD Homes - Property Conditions and Disclosures All HUD Homes are sold strictly "AS IS". The FSMs inspect the property when it is received into HUDs inventory. There may be hidden defects like termite, mechanical, structural, water, lead based paint, which may make the property uninhabitable. HUD also does not guarantee that the property will meet local codes, building codes, or that there are no easements or title issues. This is the risk that the buyers takes when bidding on a HUD Home.  Page 3 of the Sales Contract (HUD-9548) has a statement regarding condition, make sure that your buyers REALLY read it. Print all the Property Condition Reports and Property Condition Summary for your information and for the buyer to read before submitting the bid online. HUD Homes - Selling HUD Homes and How to SHow A HUD Home   When you have a buyer that wants to see a HUD Home, call and schedule the appointment with the Listing Broker. HUD Homes may have electronic lockboxes or other types of combo lockbox. It is up to the Listing Broker. At this time, I am aware of 5 different HUD door keys and 1 HUD padlock key. I carry a full set of keys with me at all times, just in case a key is missing from a lockbox. Listing Brokers do not change the locks on HUD Homes, the FSMs do that.   The University of Charleston has recently been approved by The Higher Learning Commission (HLC) to open in Beckley and Martinsburg, as well as online instruction, in facilities once occupied by Mountain State University  UC-Charleston UC-Beckley UC-Martinsburg UC-Net. Starting January 1, 2013, UC will begin offering registration, with online classes starting January 7 and spring semester classes starting January 14. The real answer is that almost anyone can buy a HUD Home at some point (if they can show proof of funds or have a written proof of pre-approval by a mortgage lender)  but there are several "Bid Periods" that have occupancy requirements during that period. Asset Managers (AM) adhere strictly to Fair Housing Lawsin the sale of all HUD Homes. There are 3 types of property listings based on the insurability of the property. This is determined by the condition of the property. IN = Insurable Listing - This property is most likely in acceptable condition for an FHA 203(b) loan, using the appraisal that HUD already has on the property (for FHA loans only) IE = Insurable-Escrow Listing - This property needs repairs < $5,000. It is 2013, and the home you own has now become impossible to keep. Maybe it is a job loss, an illness, a death or the economy has just taken too large a bite out of your shrinking paycheck and you can longer make your payments.
