Have you heard of the “Let them” theory? As the holidays approach, many are filled with stress over family conflicts. The holiday gatherings are times when old rivalries, resentments, and insecurities seem to come bubbling up – right alongside of the new ones. Perhaps Aunt Sally always criticizes what you’re wearing – or maybe she criticizes the pies you contributed to the feast. Uncle George will have a few too many cocktails and start telling embarrassing stories about things you did as a child. Your sister who “married money” will begin bragging about a new vacation home or an upcoming cruise. Cousin Jim will bring up politics – and your group is divided on that subject. Your mother will chide you for not insisting that your young child eat the sweet potatoes. If you’re playing host or...

Gratitude in Real Estate: Embracing Cooperation and Curiosity By Margaret Rome, Real Estate Broker and Radio Host   Every day in real estate brings reasons to be thankful, from the people we meet to the homes we help sell and the knowledge we share. Each transaction is unique, filled with its own personalities and challenges. This is why cooperation and curiosity are key to our success. Each interaction, whether with clients or other professionals, offers us valuable lessons.   I often find inspiration in the questions I receive from new agents and clients. Their fresh perspectives and enthusiasm remind me of the ever-evolving world of real estate. When I encounter a question I can’t answer, it’s not a failure; it’s an opportunity to learn something new.   Each deal teaches something...

Sandpoint Realty 'Simply Sunday' has a helpful hint as we move into the colder weather. With winter and the cooler temperatures upon us, in North Idaho, the windows and doors tend to stay closed not allowing fresh air to circulate.I have posted this little trick before, but well worth posting again.  Putting some lemon rines and distilled vinegar in water, and boiling will clean and clear the house of odors.  Not just hide them mind you, get rid of them.I like to use at least 1/2 a lemon for the rines and later in the year will use a full lemon.  Splash or two of vinegar.  As an extra, I will bring to a boil and then move pot to another room to let it freshen in there.  Move about the house while enjoying my morning mocha.  You will be amazed and quite happy with the results.Enjoy the da...

I am profoundly thankful for my clients. While there are many clients I am thankful for, I want to highlight these clients this week because this morning I received an email that read:“Hi Kathleen, I hope your neck is feeling better and you got new medicine or therapy to help. I am cooking Thanksgiving and would like you to come. It may just be us and [blank] and the babies because [blank] has to work. Maybe her in-laws, too. We hope you can come. SS” *********************I met these amazing people over twenty years ago. It was back in the day when I mailed marketing pieces to a geographical farm. I’ve completed several transactions with them over the years, as well as referring them to an ActiveRain agent when they wanted to sell an income property in another state. They are always so ...

This week, Joe & Erik explore an often-overlooked skill that can completely reshape our productivity and well-being: the ability to say no.Just like trees shed their leaves in the fall, we can drop commitments that are out of season—those old “yeses” that no longer serve our time, energy, or focus. Every no is an investment in what truly matters. If we want to create something extraordinary, we can’t be stretched thin by a dozen mediocre obligations. Sometimes growth requires pruning.👉 Watch the full conversation on YouTube: LINK

Why Buying a Home Before the End of the Year Can Be a Smart MoveYou might think the holidays are a quiet time for real estate, but actually, buying a home before the end of the year can have some significant advantages. First, there are tax benefits. If you close before December 31, you may be able to deduct mortgage interest, property taxes, and even points paid to lower your mortgage rate on this year’s taxes.  Every little bit helps when it comes to planning your finances. Then there’s the motivation factor. Many sellers want to wrap things up before the new year, so they might be more willing to negotiate on price or other terms. You might find a home that has been on the market for a while and is priced just right, because the seller wants a year-end closing.Interest rates are anoth...

Each year, I look forward to the Beauty of Life Luncheon hosted by Hospice Austin, a tradition that has become both meaningful and deeply personal for me. Held at the JW Marriott in downtown Austin, this year’s event was nothing short of extraordinary. More than 1,000 attendees filled the grand ballroom, creating a powerful sense of community and shared purpose. Even more inspiring, the luncheon raised an incredible $1,000,000 to support Hospice Austin’s mission of providing compassionate end-of-life care.I’m especially grateful to my dear friend Rachel from Independence Title, who always makes sure that tickets are secured for herself, my daughter, and me. Supporting Hospice Austin is a cause that touches my heart, and Rachel’s thoughtfulness allows us to be part of this special gather...

As a long time transplant from Pennsylvania to Florida, I'm sharing this and a few of my thoughts with you.I first moved to Coral Springs, Florida which is just South of Boca Raton in the mid 80s.. Coral Springs was a growing family orientated community with terrific schools. My son was heading into 11th grade. It was crowded and congested but the weather was fabulous. It had the hustle bustle of South East Florida with beautiful beaches nearby, lots of activities for all ages and good eateries. I moved to Central Florida 2.5 years later.Seminole County, Florida was growing and had top rated schools. We were further from the beach but it was a better area for my family.  I remained in Longwood, Florida for nearly 30 years before moving to Leesburg, in the heart of Lake County where I ha...

This is for the assignment for Tuesday's Zoom meeting. We had another fun and lively sharing session with a baker's dozen of Rainers, all discussing and learning from one another. Kathy hosted the meeting while Eileen Burns did a fantastic job leading the roundtable discussion, encouraging each person to share their business plans for the upcoming year.  Each week, the associate editor of the Baltimore Jewish Times selects one of my blogs to feature, whether it's a recent one or something from years ago. While I have always included some image, either one of my own photos or a creation from iPiccy or another program, I've noticed that the pictures associated with my older posts are, well, old!So, when I receive a request to publish one of my old topics, I then have the fun of coming up ...

If you have had a feeling that the real estate market has been odd lately, you might be on to something. The third quarter numbers are all over the place. Sales have increased in some markets and declined in others. Prices are mostly up in the local markets, but they are down in some. The days on the market and volume of sales might be the most telling changes this past quarter. For instance, Winchester City had ninety-six sales in the third quarter. Of those sales, sixty-one sold in 0-30 days. That means 63% of the city’s third quarter listings sold in the first thirty days of the third quarter. At the same time in 2024, there were 101 sales in the third quarter with seventy-six, or 77% selling in the first thirty days of quarter. What about in the second quarter? The second quarter of...
