WELCOME TO CONSTRUCTION.Where deadlines don’t exist and your weekend doesn’t matter. If you’re a Realtor, this meme should make you laugh… and maybe wince a little too. Because if you’ve ever been involved in a new construction transaction, you know exactly why this is funny. Here’s how the story usually starts. A buyer walks into your office excited about building their dream home. They’ve got a floor plan picked out, they’ve found the perfect piece of land, and they’re ready to move forward. Naturally the first question is always the same: “When will the house be finished?” You call the builder. The builder gives a reasonable timeline. Maybe eight months. Maybe ten. Everyone feels good about it. The buyer starts planning their move. You pencil in a projected closing date. Then constructi...

I’m a big fan of Caitlin Clark, and my granddaughter Beckett is an even bigger one. Watching her take the court again was especially exciting for both of us.Clark is currently playing for United States Women's National Basketball Team in the 2026 FIBA Women's World Cup Qualifying Tournament in San Juan, Puerto Rico. These qualifying games help determine which teams advance to the 2026 FIBA Women's Basketball World Cup, scheduled for September 4–13 in Berlin, Germany. This prestigious global championship is held every four years and showcases the very best in women’s basketball. After being sidelined for eight months with injuries, Clark is officially back, and making quite a statement. In her first game on March 12, her first appearance since July 2025, she scored 17 points in just about...

Hanging Lake: Nature's Vertical Stairmaster! Years ago, friends invited me to go hiking. The destination: A National Natural Landmark in Glenwood Canyon near Glenwood Springs, Colorado. Dressed in a light jacket, tank top, shorts and tennis shoes, plenty of water in hand, I was stoked to go! Thinking that 1.2 miles was a piece of cake, I quickly discovered it was all uphill. As in, 1,200 feet of elevation gain in a tiny distance. Soon, both lungs were screaming but I was determined to maintain my 'coolness' in front of peers, bravely venturing on. Handrails helped maintain my dignity while sweating profusely, holding on for dear life, climbing what seemed like a 100 sets of steep stairs. Stopping to catch a breath, thinking, it can't be much farther and was told we were only 1/4 of the ...

Lemmings are small rodents that have been known to follow each other as they charge to their deaths off the edge of cliffs. This is actually an unsubstantiated myth about Lemmings, but they’ve become a metaphor for people who go along unquestioningly with a group with potentially dangerous consequences. Buying a home has become much the same way over the years. There are lots of homes built using the traditional method of construction; that means building outside, using the cheapest products available, rushing to get the job done, and using unskilled labor in skilled positions because of the current labor shortage. It doesn’t make sense to buy or build a home using the old methods because that is what has been done in the past. Homes built using modular construction are more resilient, ...

Journal Entry for 3/13/2026 My feature photo is a bluebird taken less than a mile from where I live in Flower Mound, Texas. It was the joy of the song that caught my attention. Bluebirds symbolize happiness and joy, inspiring many poets and authors to capture their essence in beautiful quotes. Charles Bukowski: "There's a bluebird in my heart that wants to get out." This metaphorexpresses the longing for freedom and the emotional expression, using the bluebird asa symbol of inner feelings.  The ActiveRain 2026 March Challenges announced two challenges. For more information about participating, here are the two links. Please include in your post which challenge your writing about and include both Hosts. Link your entries to the host's original post. A reverse mortgage can function similarly to an interest-only loan if you choose to pay the interest, giving you flexibility while maintaining control over your home equity. Making extra payments accelerates balance reduction, which can help preserve equity for your heirs or future needs.5-Year Reverse Mortgage Balance Scenarios Year No Payments Balance Interest-Only Balance Interest + $500 Extra Balance 0 $290,000 $290,000 $290,000 1 $316,000 $290,000 $283,500 2 $344,000 $290,000 $276,700 3 $373,000 $290,000 $269,700 4 $405,000 $290,000 $262,500 5 $439,000 $290,000 $255,100 What This Table Tells Us No payments – Without making any payments, the loan balance grows quickly due to compounding interest. As of March 1, 2026, a new rule introduced by the Financial Crimes Enforcement Network (FinCEN), part of the U.S. Treasury has gone into effect concerning certain all-cash residential real estate transactions. This rule is designed to improve. transparency in the real estate market, particularly for purchases made through entities like LLCs or trusts. These types of transactions have sometimes been used to conceal the true ownership of properties, raising concerns about money laundering and financial crimes. Under this rule, when a property is purchased without a traditional mortgage and involves an entity or trust, specific reporting will be required. However, responsibility for reporting lies with the title company or closing agent, not with the real estate agent or the buyer directly...

If You Don’t Want the Monkey on Your Back… Stop Buying BananasEvery once in a while, I meet someone who seems to carry the same problems around with them for years. The deal that fell apart. The client who disappeared. The market that changed. The opportunity they missed. They talk about it.They complain about it.They replay it over and over. And I sometimes think to myself…If you don’t want the monkey on your back… stop buying bananas.Because monkeys show up where the bananas are.In real estate, and in life, problems don’t usually become huge overnight. They grow because we feed them. We avoid the uncomfortable phone call. We delay fixing the small repair. We ignore the paperwork that needs attention. We let a small misunderstanding turn into a big one. We don't share that there may be a...

A few minutes ago I heard an ad on TV for window replacement. Part of what the ad said was that 3 out of 4 real estate agents agree that replacing the windows in your home with this brand increased its value by at least 10%.What do you say? Do new (expensive) windows increase the value of a house by at least 10%.Or were they very selective in picking those 3 agents?

Homeowners looking to sell usually want three things: plenty of interested buyers, strong offers, and a short timeline. Spring is the season that most often delivers all three. So, if a move has been on your mind this year, this is the window where momentum tends to work in your favor. Here’s what makes this season so powerful for sellers.1. More Buyers Will Be LookingTypically speaking, in the housing market, there’s no more popular time to move than the Spring. Historically, data from ShowingTime proves that buyer activity peaks each year. Take a look for yourself (see graph below):And this year, there’s more than just the seasonal trend working in your favor. Mortgage rates are also sitting near 3-year lows – and that combination matters.More buyers + improving affordability = more ey...

Most people don’t think of building science when they build a new home. They start out thinking more about the floor plans and what the outside of the home will look like. Next, they start thinking about the kitchen layout and the features they want in their master bedroom. How their home is built and why it is built that way isn’t something that the majority of homebuyers are thinking about… but they should. Building Science impacts energy efficiency, durability, comfort, and indoor air quality. This means building science plays a direct role in your health, your safety, your comfort, and your financial ability to maintain your home. What is Building Science?According to the National Institute of Building Sciences, building science is “a field of knowledge that draws upon physics, chemi...
