Good Monday Morning, June 17th   Blog 17 of 30!What a great weekend!  Had a 3 day celebration of Flag Day, Father's Day, and my Birthday! Today it is time to get back on the work bandwagon and we are going to start by getting Blog 17 off the To Do List early!!   (NOT...see below)I actually have been talking this morning via text with one of my agents, Alli, as she is awaiting seller signatures on a Fixer-Upper Listing she has been working on.  This Listing has been a tough one for her as it is a true rehab project. The home looks nice from the outside but is  very much a fixer upper on the inside and is mostly down to the sheetrock in most rooms. San Mateo, CA: Tax Court did not find a disorganized "shoebox" compelling which leads to a big liability In a recent US Tax Court case, the Wrights' (owners of a couple of small businesses--catering and construction) learned a very important lesson in document organization. The Wrights were audited by the IRS for their 2014-2016 tax returns.  A substantial portion of their business expenses were disallowed by the IRS for lack of substantiation.  A total of $46,680 in tax and $9,335 in accuracy-related penalties were charged by the IRS. The Wrights, feeling that their case was worthy of an appeal, petitioned the US Tax Court to hear their case.  The Wrights presented the Tax Court with 44 exhibits and almost 2,000 pages of documents (receipts, invoices, etc).  So far so good....except, m...

I am frustrated with scammers.   Phone call scammers.   US Mail scammers.  Social media scammers.   Email scammers.   I even question things I hear regarding our Federal Government , i.e.,  Covid 19 scams, lies and fraud with recycling.It has come to the point that if I do not know you, the call or relationship starts off with mistrust.  And that is sad, because it is not how I am normally wired.  While most scams are easy for me to detect, they must work on  a small percentage of people, or the scammers would not do it.Something must be done.  People need to be held accountable.  I typically get 4-5 scam calls daily.  In the Fall and Winter, it was double digits, every day.  Be alert.https://michaelelliott.fathomrealty.com/

There is a Biblical saying "Guard your heart". Now many folks think that means to never fall in love. They are wrong. In Biblical times your heart was also a reference to the thoughts in your mind. To guard one's heart meant to avoid negative input. Avoid negative TV shows. Avoid negative movies. Avoid negative music. Avoid negative people (I know - that may mean losing 30% of your contacts on your phone. LOL). Most importantly, focus on what is good and what is right and let that be predominant in your thoughts.

Tomorrow is Father's Day 2024 and it will be a good one.  It will start off with going to church, followed by going to lunch at a favorite restaurant with my wife.  Later tomorrow evening I will get to FaceTime with my oldest son, and gorgeous granddaughter.  It is not the same as being together, but it is the next best thing.I hope the rest of the fathers reading this blog get to spend their Father's Day 2024 in their own special way.  Enjoy it, and appreciate the blessings you are so fortunate to have.
