Diane and I have been going to the Festival of Books for the past 24+ years. If memory serves me correctly, we only missed the first two... Now with that said this year we did not get a new coffee mug. Usually, we get one every year commemorating our visit to the Festival of Books. This year was a total disappointment.The marketing was too vague and too discouraging. In the old days if you wanted to see an author you did not have to pay to enter. Commissions can no longer be shown on the MLS -Multiple Listing Service.   So, who pays the agent? - Once upon a time, the listing and selling broker ( both ) worked for the seller, and the agent who brought the buyer was a sub-agent who also worked for the seller. This meant that even if you were out looking at properties with an agent, they always worked for the seller and not for you. Then, a Buyer Agency was established. A fiduciary relationship was created between the buyer and the broker/agent, and the buyer's agent worked for the buyer. Maryland has had a buyer agency for many years. I just never know when business will come and from there.  I mailed a post card to a farm area in January of Free Days for the year and got a phone call from a resident.  I was there in February for a listing appt.  He interview 4 Realtor and he called me a week later and I got the listing but he still had things to do on the house and we agree April 11 it would go on the market.  Well he was having some surgery and called for it to go on the Market May 1.  That okay, I need listings then also.I door hang in farm areas and got a called over a year ago from a resident.  They want to move to North Dakota and wanted to do some work on the home first.  I stay in contact and they said they are getting there.  Well they called this week and to come on out on Friday.  I did a CMA update and me...
